Covered parking is an essential when summer temperatures get into the triple digits and can turn a vehicle parked outdoors into a solar oven. I wonder if that covered patio is sturdy enough to hold a hot tub -- which would be great to have during winter. The space for a washer and dryer is an excellent thing to have in a floorplan. Make sure the elevators in this condo complex are kept in good working condition, are kept clean and are not too slow before you buy on an upper floor here. Las Vegas housing goes through boom and bust cycles and is now due for the bust part of the cycle. If you wait until there is an economic depression, you could get one of these condos at 30 to 50% off current list price as people who own one of these as a vacation property try to unload mortgage debt. If I am correct about this location, there is an antique/vintage collectibles mall across the road and a fashion outlet mall a mile or so down the road as well as a large cowboy boot and clothing store on the other side of the road from the mall. The nearby Silverton casino is attached to a very large Bass Pro and near the casino is a Cracker Barrel. From the casino it is easy to get onto the highway headed southeasterly to the California border.

The patios are sturdy enough but the HOA will not allow a hot tub on it... basic "patio furniture" only. Like a table and chairs. That's it.

Unfortunately prices have gone up quite a bit since the video was filmed (as has all of Las Vegas). The least expensive unit currently for sale is now $265k. Thanks so much for watching, Paris!

I like the overall feel of the condo, but being on the bottom floor and a carpeted living room are a no-go for me.

Home owner fees are high for someone on a fixed income. But at least 200 hundred is the going price for an apartment in Las Vegas and you don't have the elevator or air condition parking nor all those pools and fitness center either so I see why they have higher HOAs. About 7 years or so ago I looked at some hi rises on the strip that had a real good price but more like Over a thousand HOA. In the condos you have no where to store anything so I think the town house's are a better value with its own garage. Why don't you show some older townhomes with their own garage that are cheaper than the new ones. In a townhouse you usually get a bonus tiny yard. Some of the new ones are gorgeous but pricy.

The units are over 15 years old, so the HOA fees are important to keep up with the maintenance and to keep a healthy reserve balance. The reserve is just about fully funded, which is a really good thing. Also, I think the HOA fees only went up for the first time about 4 years ago and that was only by $25. Last year I think they went up another $25 or so. Overall, especially considering the included underground parking space(s), I thin the HOA fees are reasonable, but it's all relative I guess... I came from a place with $800/month fees with no parking!

@@pacodegato5656 I like the units and what they offer but for me I would like a stand alone house with an enclosed garage. In the condo you have no control how much the HOA might go up in the future. In a house you have a better idea of what you will have to pay for. I noticed almost everything for sale in Vegas had an HOA fee from low to high Some plàces even a yearly fee for the park among other fees. These units are perfect for a vacation home that can be rented out when the owner isn't using it..

I've owned stand alone homes as well and while you might not have an HOA fee, you do have to foot the entire bill when it comes time that you need a new roof, windows, pool maintenance, trash removal, etc. So you are still paying, but you pay a big lump sum all at once when you need something rather than spreading it out over a monthy HOA fee that covers such things. These units require a 6 month lease, minimum, so you can't buy them and use them for AirBnB (not legally, anyway, and the resident here WILL report people that use their units that way).

I’m looking for a high-rise condo dog friendly with great views a studio large studio or a large one bedroom for around $170,000. In a good area. Close to mass transportation walking distance to stores and stuff like that. Do you know any listings you could help point me in the right direction?

The Manhattan condos fit what you're saying, but they've moved above the $170s in the past couple of years... there are about 700 units here, most of which are 2BR 2BA with various layouts. Those are selling for at least $250K currently. Then there are some basic 1BR which I think have already come near or are at $200K. There are also 1BR "Loft" condos which are more expensive... they sell for at least as much as a nice 2BR and usually more. Finally, there are some 3BR units with a couple different layouts that are over $300 - $350K in mid 2021.
