Hi Jamie, great video, I'd not heard of these before. I am not clear what the advantage of this deal is to the owner - they miss out on rental income and any increase in the value of the property so why would they go for it? Have I missed something?

Remind me a lot of my first investment property in South Shields. I was able to find a Sterling tenant so didn’t look at charity route. A follow up video on working with charities would be very well received if that’s on ur agenda.

How would I go about finding charities in my area (Gloucestershire) that might offer this kind of rental agreement?

As someone who lives in Newcastle and is looking to buy my first house here, this was very interesting! I didn't know properties went for that cheap in Byker but then again it's because I'm not considering buying there, I'd be living there and you're right, it's not the best area. I'm more looking at Heaton, prices aren't too high, it's a decent area and close to the town centre so should be good for rentability

I have a situation, please can you help as you always do - Agreed price : 400K Upfront payment :£15K Property need refurbishment: I will spend : 30K Vendor is only agreeing 18months contract for rest payment I need to pay £800 per month as rent to vendor after 4 month from agreement until I buy it ( 4 months for refurbishment) After refurbishment: property will value £550K There is no mortgage now Rental value £1700 pcm after work done Questions- 1. What strategy do you recommend in this scenario ? 2. Can I get 75% LTV when refurbishment done ? 3. I don’t have enough money to show 25% deposit paid , (100K) , as I only paid 15K to vendor as deposit , will that be issue to get 75% LTV? Any suggestions will highly appreciated!
