@ Matt the zip roof shething I always throw a couple nails on factory edge to factory edge just so that lip doesn't overlap. Learned the hard way more than once 8 nails in a sheet and you notice its overlapped on the seam. Zip is a little more expensive but it "seals up a house" nice a quick with taping the seams.

Man, compared to the typical 20th century home, built on 2x4s, 2x6 floor joists, and maybe 1 LVL across the main span, with few to no steel connections, this thing is built like a tank. I'm even more amazed that you have this sturdy of a first floor on a house with no second floor....it has no load to carry besides the roof.

Just noticed that the zip system doesn't have the reflective backing of the OSB you've used on other projects, so I assume other measures will be taken to help insulate? Our climate here in Queensland Australia is kinda similar (a bit more hot and humid, so perhaps Florida is a better comparison) and we suck at building energy efficient homes. Gaps everywhere and roof tiles plonked straight on trusses.

Man you need to get a longer bit and the cordless Milwaukee high torque drill. I use mine to do similar in barn builds.

I've seen zip walls on a few jobs and they all tape the seams. Do you tape the seams on the roof as well?

For the transition to the T&G overhang is it nailed on top of the rafters so the sheathing has to curve up?

Skill actually makes a worm drive chain saw that has worked beautifully for T post brackets that install similarly.

Have you used yours for them? I tried to get mine to work and just couldn't get the thing dialed in clean enough to do it.. I wish it would have worked, but it splintered so poorly..

@@MattBangsWood True you cant trust it to be square , have to finesse its and flip post over a few times as i recall. also the plates were aluminum and thicker so it was worth the trouble.

Ideally it would be built for around $400/ft, making this place around $2M-3M depending on the budget.

@@MattBangsWood That $400/sq ft would be to final finish? I live in the UK, most our new builds are simple brick construction, but the cost per sq ft is about $150 and that's to final finish, ready to move in.

Can’t send back everything. Shortage of lumber as is, we sent back a few, but had to work with what we had.

The cost of 5/8 isn't worth the small inconvenience of clips. Also zip is osb just has embedded facing on it. Also the time you have take to tape and seal the fasteners make it a no go. Quality house wrap installed correctly is way better

All of our homes are spec’d for 5/8”, so 1/2” isn’t really an option anywho.

@@MattBangsWood why 5/8 you have no snow loads or anything like that. We use 1/2 and 7/16" here in Mi and have up to 60# snow loads requirements.
