Once upon a time, in a land down under, there was a Government who promised to build 1.2 million homes, over five years, or 240,000 per year or 60,000 homes per quarter. And he huffed and he puffed, but despite everything, the best he could manage, at least in the year to March 2024 was 162,600, homes approved, around 77,000 fewer than the Albanese government’s target and the lowest level since March 2013.
Dwelling construction has collapsed to at least decade-lows at the same time as population growth has surged by a record 660,000.
The only way to solve Australia’s housing shortage is to reduce net overseas migration to historical levels of less than 120,000 per year. Net overseas migration must be lowered below the nation’s ability to build housing and infrastructure.
If we did that, we could move from Albo’s fairy tales, to something more realistic, despite the reality that new construction will continue to grind lower, while existing projects are taking ever longer to complete.
It is truly a fine mess, created by at least 20 years of bad policy, but Albo is chief fairy on top of the tree. Time for mass policy change. Otherwise, population demand will forever exceed supply. And many ordinary Australians will be left out in the cold.

As long as the Federal government continues to pump record numbers of migrants into the country housing costs will continue to increase. Clearly the Federal government does not care about the housing cost burdens on Australians, irrespective of whether they are home owners with mortgages or renters.

We need a population target together with an infrastructure program to deal with this population. Currently we have neither, no idea and no plan!

My friend in South Australia just purchased (April 20324) a home in Nurioopta S.A. in order to aquire it she has had to bid 60,000 plus fees & taxes estimated at 30 above the expected 480-520 price. Its a fairly ordinary mid 60's home 3 bed one un renovated bath. Needing a bit of maintenance she has been looking for near 12 months and has been out negotiated on many homes, both city and country. She is relieved to have finally closed a deal by private treaty, but remains shocked at the amount she had to pay. The realestate Industry is a master at hiding the Actual sales prices of property❗The SA home market is boiling 😢

My neighbour sold his home off the market through a real estate agent. Next minute the real estate agent slipped a brochure in our letter box with a photo of this home and claiming he sold it for 1.4 million!

Unsustainable “growth” is what we are seeing. We would be better off declaring a national housing emergency. Economic refugees will soon be replaced by climate refugees. The touristfication of residential houses and units has contributed to the housing shortage. In order to be productive, people need a stable and affordable place to live, more than they need a weekend away. There is no other option, airbnb must be restricted to dedicated short term accommodation only e.g. resorts, hotels, cabins, camping etc. owners of the residential properties currently in the Airbnb pool will still get an income as landlords from long term, normal, rentals which is the use they were built for.

a 1% transaction tax , with no tax deductions , tax advantage , or laws changed to help or hinder any single group of people . will fix it over night , as there will no tax advantage to owning property as an investment , so investment will move to businessmen making stuff people need not want

Same with all western economies. The alternative is to just dig up more coal lol but that'd mean a geopolitical shift toward the east to re-open/expand that market. Not seeing that happen in a hurry even though money saved on not buying nuclear subs would be appreciated.

Unfortunately the only thing that will put an end to this monster bubble and this outrageous situation a majority of Australians now find themselves in, is an all out crash, most likely to be caused by some major disaster / event occurring many 1000s of Kms north of Australia. Something that none of the analysts or experts saw coming, (Black Swan) and an event or events that is completely out of the control of the current / next government and any Central Bank to handle. And if it happens it will be a shocker. We are far too indebted. The whole world is drowning in debt. Anyway have a great day!

Except this group is largely banned. Due to an agreement Albanese made with a union. And then of course, the red tape around converting electrical and plumbing license's, or recognizing other accreditation's is non-existent or slow. Unless those accreditation's involve IT, medical, aircraft maintenance, or pretty much every other category, in which case the government cant rubber stamp them quick enough.

The 162,600 homes is only a gross figure also. I would only expect a net number of 140,000 or so. With the only positive being that a large house wouldn't be getting demolished, to make way for a smaller house. At least in my neck of the woods anyway.

I guess the main country of origin, has a land area of under 1/2 this country, and around 45 times the population size. Many, if they have the financial capacity, would seize the opportunity to migrate.

What we need is more cheaper houses with perhaps less bling, a little more storage space and in half the case no garden. Terraced houses, semidetached and apartments. And they need adequate street access and parking. The catch is that these have been zoned out of existence by nimby advocates. Co-housing would work in some cases as an alternative to supported living. We may also need to find a way to develop some rural and reginal communities by adding good internet access and focusing on some kind of recreational theme to attract a specific population of retirees, work from home business people and makers.

I have the land, long road frontage. I can build at least three houses but in stopped by government. Red tape, zoning, bullshit building code, high costs of compliance and their bullshit approvals system. That's the problem. Also high taxes, higher interest rates and calls for government intervention but this that are essentially lazy people that will make all this worse. Worst case scenario, i sell everything, lock it my parents, pay some tax and pocket about $2mill and go to Malaysia or other again countries. They welcome investment.. Australia is all about jealousy, and taking from this that work.

Immigration is tied to Cestui Que Vie trusts. Each trust is worth a minimum of $1 million, which is available to the government for investment. The more people, the more investment. Problem is, the national debt is soaking up almost all earnings from the trusts, so development has slowed, and will eventually stop. The only way the gov can get access to the full amount of the trusts is to have a few deaths. does this explain COVID/jabs?

Technology and productivity has improved substantially over the last 60 years. Manual labour is no longer required as much, therefore good question.

Cut migration to lowlevels = at this time we go into ressesion. Businesses fail and the economey stalls. Cut home prices people stop spends and sell their homes as it makes no sense get out while you can. Good luck trying to buy banks tighten up due to the loss on the balance sheets and we'll recession so who got a job any way. Not good. Just tax mining companies make education n healthcare free. Lower our taxes. Scrap negative gearing and cGT concessions for new builds going forward and you'll solve it over 20 years.
