The partnership will make them more expensive, which defeats the WHOLE POINT of Boxibles in the first place. Corporate landlords are buying up 30 homes in a neighborhood at a time (3 bdrm, 2 baths) and raised the rent to $2500 to $3500, which no young couple can really afford, starting families. So they'll always rent that new house, can't change the paint like you could in your own house. Between these two big corporations running all of the housing at such inflated prices, the 20-30 somethings are going to have a hard time getting a bank to finance the buyers - they will be upside down on the house as soon as they get it. This already happened in 2007, which resulted in construction stoppage and mass foreclosures when the 2008 devastating recession hit. Millions were laid off.

Investors side said no one will get a casita until they fulfil the $10 million gov't contract for homes. Investor side said that they have obtained millions from "premium investors" and now they are seeking more investors for a bigger factory, yet only 3 houses have been built. Hmmm. No one around here has actually seen one.

$49,500 + land + utility hookup + foundation + permits = $100K+. You can buy a 1 bedroom apartment for $50-$100K. You're not saving much if anything at all.

Apts are rented but CONDOS are sold, when you buy a condo you need to deal with the HOA rules and FEES, so your own house will be less in the long run.

Thanks, Irina. Excellent analysis. The worst case scenario would be a price increase and a delay in delivery. If they try to pull a retroactive price hike and then give the (now rather tired and predictable) "supply chain issues" line, they could really could kill the proverbial goose that lays the golden eggs.

I'm wondering if they're going to have specific areas for the Casitas in terms of land. Some will have different specifications.

I can't wait !I want a two story Casita. Im glad but also cautious about DR Horton taking over. I'm afraid the price may go up because they will decide how much to charge which maybe more than 50,000. However the upside to this is at least they will have already figured out the land /zoning kinks rather than leaving the customer to do the leg work. Plus I think it would be cool to live in a boxabl community.

What about the supply chain issues now and covid again ? How would shipping work? If they are only in subdivisions where would that be? Are these permits beignaccepted in towns and cities?what is the real total cost of land travlel and set up plus the unit ?

I think most of the time when a big company buys another company it's bad news. Prices usually do go up because compeition is made smaller. Tiny houses are supposed and should be an alternative to housing for people who can't afford to buy a house in this housing climate but if houses become to expensive then that would defeat the purpose.

We tried to get on the waiting list, in Durham N. C. they require that they be NC modular certified and Boxabl said at the time they could not provide the certification which killed it for us. We are hoping Horton can help them solve this problem because with out it N C won't allow them to build.

Question, housing price increase is normally due to land price increase so even if the ready to install tiny house is available at reasonable price and quick to install what about land availability? unless some sort of "park" is established with hundreds of these next to each other HOW is this affordable? or US market works in some different way !

really nice to get a real estate perspective on prefab tiny homes. Would this new partnership with Î R horton make it easier for customers to obtain financing /mortgage type agreements? Or does it look like only the wealthy will be able to get these as fun cottages and ADUs to get more $$??

If you have 50k you qualify…most working class people should be able to afford this I believe especially if they offer at least 15 year financing.

I cant afford any kind of house in USA. They are all super expensive. Also dealing with contractors for buying land, and the foundations, etc, its a problem and sometimes contractors would try to scam customers. So a boxabl casita community would be the only solution for me. It would awesome if ever exist a boxabl community in Florida.

It is always better to cut out the middleman, so DR Horton is definitely going to charge for that convenience for those that are too busy or overwhelmed to handle that personally. If you can purchase a parcel of developed land (not raw land that have no municipal/utility development ready and just waiting for the houses to be built), that can definitely let you customize it the way you want, as long as you are willing to manage and navigate the permitting and legal aspects with the county and hiring contractors to put down the foundation.

DR Horton having the ability to consolidate all of the needed steps to set up and live in it is a positive. That saves multiple headaches occurring from having to deal with numerous other companies. Saves time too. It may even help with the shipping costs to Hawaii.

So does anybody think this could be a possible scam because if you're building a single unit of the day that's 31 a month which comes out to about 12 million in Revenue for the year and so with Dr Horton taking over I don't know something just don't sound right

@@samboiripley8151 even $50,000 or $30,000 it's too much to pay for junk construction. I see a big run for investors with money , yet no one has seen any of these communities. It kind of reminds me of Bernie Madeoff. Some of the biggest companies have turned out to be scams. Pulte was a scam. D R Horton's past history brought many class action suits against him.

Factory 2 is built and equipment and such are being installed, so hopefully they can mass produce the Boxabl modules at more than the 3,000 units per year (with just their Factory 1.

Boxabl price has increased to $60,000. I have not yet given them a deposit. As I am waiting for my house to sell (bad timing on my part) before I can send them a deposit. Even with their partnership with Horton, when do you think, once I can send a deposit, how long would I need to wait before I could expect to get one? Are there any other manufactures of similar houses? thanks!

D R Horton has decided to start becoming a rental developer. So it seems as if they will take the affordable boxable and turn them into rentals. So will they end up being affordable rentals or will they end up being market rate rentals which we all know is too high 🤔

I'm a big advocate for tiny houses like Boxabl and Telsa. The question is where to place the home? Any new housing subdivision with HOA will not allow it. Many Trailer Parks will not allow them due to trailer lot size and sawyer, water, and electrical hook-ups. Buying land in the country is not practical if you work in a large metropolitan city. Hopefully, DR Horton can not only help with manufacturing but also build subdivisions dedicated to these kinds of houses.

They need a factory in the southeast since housing prices have skyrocketed. The average home price in Florida is 378K dollars!!! Jacksonville FL would be the ideal factory location. It's a logistics major hub with two interstates (I-10 and 95) and major railway (CSX) which is headquartered there. D.R. Horton is also huge in Florida so they can team up and build entire Boxabl exclusive neighborhoods.

My take from a few videos I seen about DR Horton and Boxable. Whomever owns 51% of the business stock will make the decisions of whats going to happen. So just as long as Boxabl doesn't over sell their stock and makes sure they always retain at least 60% to 75% of the stock share of their business they are safe. Because if for example DR Horton eventually owns 51% of the Boxabl stock, they will have Boxabl build the houses at wholesale price, then sell the box for $100k. And we will be right back where we started. And all those nice meetings boxabl had and promises they made to the public & government officials of being affordable will be flushed down the toilet. Then, in the future no one will ever trust or believe any other new startup company that does the same.

As an owner of a DR Horton home (5 years) They are a nightmare. A third of the homes in our neighborhood have major issues and D R Horton has done nothing to correct.

Irina, like your review of Boxabl…this segment is interesting to me someone who has been in the mortgage real estate industry for over ten years and in my prior life, what concerns me when a company like DR Horrible get involved will make this 375 sq ft home like Boxabl explode to over $100K for just the casita itself…you won’t see this over night but watch as this unfolds “GREED” will consume Boxabl because DR Horrible isn’t known for its qualitative aspect of home building for first time homebuyers if they were they would’ve came up with this model decades ago! Okay, that’s enough for today! Hopefully you and your followers get the point…affordability just went out the window with this particular investor; I hope time will prove me wrong!

DR Horton deal is extremely positive for investors, but not positive for Casita reservation holders (I am in both categories). DR deal should greatly accelerate time frame for building 20x40 and 20x60 Boxabl units at scale, while Casita could become much less important to the business plan much quicker. 2 20x40 shells vertically stacked will get you a super efficient floor plan of more than 1500 sq ft of interior space. DR help with purchasing material, selling, and permitting, all at scale, can not be overstated.

I believe partnership with Dr Horton is more of good because they will help with the permitting, construction of the base and hook up of utitlities and Boxable will only focus on building their boxable homes.

I am concerned that DR Horton is going to get the next 100 Casitas. The customers that placed deposited orders are just strung along and hung out to dry.

Nice video Irina! I personally wouldn't invest in the company until I learned a lot more! Some of your reasoning is potentially flawed. For example, the bigger company buying in doesn't indicate much. For example, Amazon invested in Rivian which is good. But GM invested in Nikola - which was terrible. Mainly what matters is if Boxabl can get become profitable, as a whole & per unit. And if they can become profitable before they run out of cash! With over 100,000 orders - if you want that in

Also 50k per unit is probably unreasonably affordable - but that's okay. $100k might still be competitive in the market. What's nice too is that they could make the walls thicker quite easily and lower people's utility bills too.

I work for a carpentry business in minnesota we build houses for Dr Horton we do the entire house framing in 7-10 days.

Maybe DR Horton buys out Boxabl and screws the whole thing up. I hope not. The Casita works at $50k. It does not work so well at $60k. Does DR Horton cut to the front of the line and screw everyone on the wait list? Boxabl needs to get these moving. Competition is on their heels. I am hoping DR Horton comes in and stream lines the process. They have contractors all over the country so they have the infrastructure to implement the installation process. I am hoping DR Horton becomes the store front and one stop shop to order and get the home installed.

Hum…Boxabl may garner more “street cred,” but their product quality will probably be diluted…and yes, the prices will most likely go up. Too bad. Horton is in completion with other big builders, who have a certain modus operandi: increase prices to pay top level staff more.

3:30 Uuuuuhhhhhh. Any accounting/finance/economics professional worth a shit should be screaming right now. This is literally the blueprint of a Walmart “partner” business case study. 1. Heavily Invested - means they most likely have a seat on the board 2. Massive Order - meaning DR Horton now constitutes a significant portion of Boxable revenue (they’re now Boxables biggest customer) 3. Assistance and Support: meaning DR is highly likely to “assist and support” Boxable right up until the moment they have learned every step of the process, contacts, supply chain, etc, then they’ll have all they’ll need. You don’t want to bet me. If Boxable already signed, then they’re fucked. Furthermore, either the CEO/CFO were complicit in giving the company away, or they were too stupid to see it. Either way, outside of some crazy rare fantastic contract terms, this is a seriously bad mistake. Seriously hope i’m wrong, but i doubt it. Btw this helps no one except DR Horton shareholders.. Those houses just doubled in base price, guaranteed.

Lobbyists. One enduring problem that tiny houses have is zoning and most communities don't even allow them. DR Horton surely has a a few lobbyists that can work on changing laws so tiny houses are allowed. If the partnership is limited in that way (plus purchases) it seems like both companies could benefit. If it's an actual takeover of Boxabl, probably not great. But I remain hopeful.

Has anyone actually had any luck contacting Irina? Both my fiance and I have tried in the past 8 months. Never has she responded to our inquiries. She always says to contact her and that she is always there. We just laugh when we hear that now.

I'm disappointed how the company prematurely promised big and quick but failed to deliver. Lately, I am bombarded with ads, emails, and text messages wanting more money to invest with empty promises. They need to focus on delivering products to customers. They released another video announcing the second factory is ready, but after watching the video we find out it's just an empty warehouse. Yet another jumping the gun and premature announcement.

I don’t think it’s a good thing that they hooked up with DR Horton because this started out being affordable homes for people that cannot afford to purchase homes in the first place and all DR Horton is going to do is buy for cheap and sell it for high and was the name of the game supposed to be affordable housing so how are people losing sight of what it was supposed to be in the first place but everything‘s gonna come out in the end because the focus is affordable housing for people we have enough homeless people and people that work jobs they cannot afford housing this is where the focus needs to be affordable housing but we’ll see whether if this was a good thing for Boxabl or a bad thing

Great & informative video, Thank you. Yes, I thought the same about the big investor & hopefully it's not a negative outcome for the common person, like more money for us to pay out. Remember it's always about the money. I don't know founder of Boxabl but he seems like he has good intentions. The other company 🤔I question that one for now,. I hope I'm wrong. I would like to ask you a few questions... I'm trying to sell very very soon. I have a beautiful home, but I really got railroaded when I bought my property. It wasn't about the money, it's just a different type story. But now Its scary time move , but it's a great time to SELL. So i hope your contact information is on your channel. If not, can you please provide it to me. I know you are just a stranger to me, but the people that helped me in this situation were familiar & it turn out not so good. You seem very sincere & maybe you direct me or give some small advice, thank you 😊

DR Horton makes terrible houses in Arizona. You take one look at them and you can tell they aren't made well. I hope they don't take over because their homes are not good.

DR Horton is a horrible company. I worked as a subcontractor for them and they’re senior staff members promote an extremely hostile working environment. I wouldn’t consider doing business with Boxable knowing that DR Horton is involved.
