I always enjoy your videos as a long-time San Diego resident. This is the first one I have watched relating to investors. As an experienced residential real estate investor, I would argue that no part of San Diego is a good place (or will ever be a good place) for buying rental properties if you want monthly cash flow. I got out of San Diego real estate investing a few years ago and moved my money into out-of-state markets where I can get great cash flow and a much lower purchase price. I also don't like the wild swings of SoCal real estate prices. Another huge problem is that the California government is so unfriendly to business owners and investors that it adds a HUGE risk to your real estate investment. If you get a bad tenant, the California laws make it nearly impossible to get bad tenants out of your property and they don't care that they are creating financial havoc on so many small mom and pop owners. These investor unfriendly laws will only hurt the housing crisis as investors refuse to invest. I am really sad to see this going on in my native state and I will never invest in real estate again in California (except for my personal residence). 😞

Not trying to be picky, but y’all should specify what you mean by “neighborhoods”. You speak of neighborhoods like Eastern Chula Vista, but you quote rates from ALL of the city combined, and not making that distinction could mistakenly scare people away from REAL/Central/Coastal/WESTERN Chula Vista. Or in San Marcos, you show San Elijo’s downtown (a neighborhood) in flyover footage, but then speak of downtown San Marcos (which sucks!) down by the HS, which could obviously be confusing. Your vid still kicks ass, and your concern for the buyer is genuine. But unless your watchers are locals they won’t be able to discern the diff

6:25 what was the median home price versus average rental rate for Mira Mesa? I would have thought Mira Mesa should be in the best neighborhoods; close to Qualcomm, Apple, desirable for young adults with kids up to age of six or so, due to the main downside of not having the greatest schools. Should be easy to rent out.
