190k of student loan debt (for a reasonable degree) is better then 10k of consumer debt.

@@thesig301 yes it is. I had 250k of student debt after medical school. While it took me 8 years to pay it off, I had enough income to max out my retirement accounts and make multiple investments. I’m now able to retire at 55 if I want. I won’t but i at least have the option. Consumer debt does not provide anything in return. It just sucks your wallet dry with interest payments and contributes to mental fatigue. I wouldn’t expect a Ramsey follower to understand though. They look at everything black and white rather then approach it with critical thinking.

@@heels4lifx here’s the critical thinking… 1. I’m glad you think your singular experience represents the whole population 2. Student loan debt is a major issue.. 3. It won’t take 8 years to pay off $10k consumer debt😂 4. Consumer debt is bankruptable student loans are not. 5. It’s not guaranteed you graduate… some are stuck with lots of student loans with no degree. 6. Some get themselves so deep in student loan debt they think consumer debt is okay as well.

It baffles me how people can be smart enough to make 100k's per year but are also so dumb they don't know how to utilize it. If I made even 80k per year I could be a millionaire in a few years because the paths to success are so clear and you have people like Dave Ramsey who literally give you the steps to get there.

@@jimmymcgill6778 did she mention the rent would be double the mortgage? I'm not sure I heard that part. But still being debt free is an amazing feeling and allows you to do so much more as well. I never realized that until I myself became debt free. It's a game changer. I feel like all the stress in my life is gone.

I'm a pretty tough critic, but Dave is 100% correct on this one. You got yourself into a mess, sell the house, move the equity into your debt and start over. As it stands, your net worth is currently at $0 with the debt matching your equity. Paying off this debt now will only save you the interest payments and give you a substantial bump in retained earnings.

If you bought a home in my neighborhood 14 years ago when they were brand new, with minimum down, your mortgage today is $1,600 per month. To rent today is 3,100. To buy now is closer to $5,000. Selling to rent isn’t always a smart choice. Imagine trying to pay down debt after jumping from $1,600 to $3,100 lol I live in a great neighborhood. But if you rent under $1,600 today, welcome to the ghetto.

What she may be too politically correct to say is that the City of Portland has let the homeless invade her upper middle class neighborhood making it unsafe. Or put up federal housing smack in the middle of her neighborhood. Happened to me in New Orleans.

Try Southern California. Los Angeles in particular, Orange County is another, but even in the Riverside and San Bernardino Counties, there are areas where $500k is either a bad neighborhood, or one where you temporarily live until you find a better spot. While Dave is probably being a little flippant, I'm pretty sure that areas around Nashville are the exact same.

My question to the caller would be, "If you have no debt other than student loans and a mortgage, then why can't you pay off your $190,000 student loans in 1-2 years making $300,000?" Seriously... if your house payment is only $1600/month, then you suck it up and live on a "meager" $110,000 income, and in one year you're done with the student loans. Save for one more year after that and you can sell your current home, put those proceeds to your added savings, and move to a sweet home in a great school district with a 50% down payment. * Junior isn't going to "suffer" spending 1 year in kindergarten and then moving to a new school district the next year. Kids make friends easily. He'll be fine. Mama just wants a nice new house in a swanky neighborhood so she can impress her husband's friends' and co-workers' wives. She needs to deal with the fact that she's using her child as a manipulation tool to get what she wants.

Honestly, I feel like they leave out a lot of other things. They only had 20K in savings, I think it was? They don't leave any buffer in their budget because of all of the other stuff that they are paying for penny per penny up to their income. Otherwise this is not rocket science.

Agree with almost everything you say except the snarky remark about "junior". Kids are NOT stuff. Kids DO SUFFER bad adults and kids' welfare should NEVER EVER be sacrificed. 3 MONTHS in a child's life is long time, let alone a year. Though I agree, for the most part, recoverable. This is true from the mere facts of the biology of human development as well as the more subtle aspects of mind and spiritual.

I also think her "business" is sucking up a lot of money also. I was making 120K a month once with a 14000 house payment and I was doing great. Like you said, put half of that 300K salary toward student debt and it will be gone in 2 years.

Having lived in Portland for years, i can assure you there are plenty of bad areas where houses are 500k. Easily half or Portland actually. Look at crime and housing prices in Northeast Portland. Or north. Or out towards Gresham.

@@rebeccashields9626 It's honestly terrifying to live with kids in a neighborhood with shootings. A fence does not make you and your children feel safe. For one, many cities don't have fenced front yards - we have front doors and front windows on the street! I live in a decent area that had several shootings on my block last summer due to a single sketchy business that opened up in the neighborhood. Eventually, that business was shut down due to constant and intensive organizing in the community (including filing police reports for every mis-parked car and errant sound this business made). And then the shootings stopped. But it was not the kind of thing a little cosmetic property bandaid and a dog would help, nor would I have wanted that to be my family's experience day in and day out. My goodness!

I haven't heard Dave get this angry in quite some time. Hopefully she just doesn't go and do whatever she wants as is human nature. Funny, because the call started on a very good note with her paying off her debts. Dave obviously felt very strongly about this because it's very rare for him to recommend that they sell the house.

You need to eliminate these red herring, irrelevant lines of logic to make decisions so you can focus on the real factors and also eliminate you’re using to convince yourself to just do what you want

@Chris so true. His advice as of late has not been good in my opinion. Sure, she could afford to rent, but why should anyone (regardless of income) pay more to live somewhere they'll never own? This is why I'm enjoying Rachel and Jade more lately. They give great advice and really help the callers to understand the why behind their advice.

@@Hiker2110Pick one. Get out of debt and then use your income to buy a house you want in the area you want. OR keep your best and still try to be in the area you want. If she can be completely out of debt, no student loans, no mortgage, why wouldn’t she go that route? Then her $300k income can be saved and applied to a new house where she wants. And renting is just a season.

Dave is always so insightful .I was really hopeful of my investments this year, but all my plans have been disoriented, I've been studying the market crashes and I realized some investors made millions from the recent 2008 recession and I was wondering if such success rate could be achieved in this present market. and the Federal Reserve taking a more hawkish approach to interest rates and bond purchase tapering. Any recommendations?

Clearly the recommendation is switch all your savings to bitcoin. If you are stuck in a 401k or some regulated savings buy MicroStrategy, which is essentially a bitcoin purchase hidden as a stock.

I retired with a 7 figure portfolio and still receiving about 30k in dividends. I’ve been to Portland, Oregon. There is no low income housing in Portland. There are homeless people everywhere. She truly could be in a bad neighborhood in that house.

Life is complicated and people with different academic and common sense levels can be found throughout different economic and social groups (and the subject being discussed).

It's amazing hearing someone with a 300k income complain about money. That's extremely comfortable life money. Most people earning that much for even just one year would end up pretty well off for the rest of their lives, that's enough to completely lift someone out of poverty and get them a good foothold into living stress free. No idea how these people are still whining.

Live in portland.. our neighborhood HS is 75% free breakfast/free lunch.. average house price is $525k in neighborhood. Lots of renters in school district. Guessing she may be in my hood! I volunteered in elementary and middle school and I could not tell which kids were free breakfast/free lunch and which were not. Almost all of the kids were super engaged in learning and it was a really good experience. Our son now attends a top university and we are still in same home.

Portland has gone downhill bigtime is the last couple of years, depends on the neighborhood. running a small business has some risk, keep deep cash reserves. husbands' employment is also a factor, if he is new and at a law firm, there is the possibility of large increase, but can go south as well. normally I would not advocate selling the house, but if she is concerned about the neighborhood, then go ahead a rent to see how husbands career turns

I agree with the idea of renting in the school district she wants after paying off the student loan, but I think there was a dismissive nature to her statement about feeling unsafe. There is a lot of antifa activity in Portland and civil unrest and it is expanding to where it affects neighborhoods that used to not be affected by it.

I agree. Portland is definitely one of the worst cities to live in now. It used to be a beautiful place, but it's become similar to Chicago. So I think even those that have a 1 million dollar home may still be struggling with being in a bad neighborhood because Portland is being overrun by gangs of destruction.

We did something similar and you’re right we could never afford to buy in the district my kids are in. That being said I don’t have a problem being a renter like some people do. Maybe long term I’m shooting myself in the foot 🤷‍♂️. On the plus side our rent isn’t more than 25% of my income so I’m still able to invest, have a fully funded emergency fund, and 0 debt. My youngest graduates in 4 years and at that point we’ll reassess our housing situation.

She doesn't like the area, so what's the problem with selling the house? That frees them up from years of paying student loans and puts them in a good position to decide where they want to live on a great income. What stopped them from doing it the first time? I'm wondering how much her side business is bringing in with 2 young kids. Attorney could probably cover 90% of things.

This is a short-term lie that people that are real estate investors want renters to keep believing. Do you know what, on avg, raises YoY? Rent. Look it up. Do you know what stays constant for your mortgage amount? The principal and interest. In all moments in the modern history of this country it's been worth it to buy vs rent in 5-10yr periods.

Many people, especially the gen Zers, have absolutely no idea how to fix house problems on their own and they have to pay handyman, technicians, etc to fix many of the problems and guess what? Each job can be in the thousands range. Bad foundation, HA! That's tens of thousands to repair. New sewer to replace a leaky/broken one? Thousands easy. New roof? That's at least $20K. Buyers NEED a substantial cash reserve to be able to properly respond to house problems. When you rent, the renter takes care of all that. Now I am all for people to own versus rent as that's a much better investment, but people need to buy intelligently.

He’s giving her great advice. She might be paying more on rent monthly, but she will no longer have the student loan payments, or the extra interest that she’d be paying on them in the long run. It won’t take them any time at all to save up a down payment for a new house.

As someone who recently moved out of SE Portland OR to Bellevue WA homes in Portland definitely hit the 500-600k mark that are in the hood. A grandparent of mine recently sold her home in felony flats (SE Portland) for over 500k

Debt doesn’t just cost you money. You pay your debt with your family’s quality of life. Like time with your family, education for your kids, perfect neighborhood and so on. We have just got to decide to avoid debt and teach that to our kids. You think you deserve nice things but you pay with your family. My husband took a pay cut to be with the family more. We were able to afford this because we are debt free. My 07 jeep isn’t pretty but it’s paid for and doesn’t cost my family.

Cities can be very expensive. We live in Philadelphia. Plenty of neighborhoods here have $500K houses with terrrrrible schools and pretty high crime. And Portland is about twice as expensive on average. I mean, literally 1 mile from us is a neighborhood with enormous houses where very few kids are meeting proficiency standards at the elementary school. Now granted, there are MUCH cheaper houses in much worse neighborhoods. But it's still a city with city things happening almost no matter where you go. I say this as someone who has personally in the last year witnessed with my own eyes a shooting on my block (plus we had 3 around the corner that my neighbors witnessed), and a car jacking immediately in front of my front door in broad daylight in a somewhat pricey area. In our prior apartment, we overlooked a busy street and a parking lot in an area with a good school and expensive homes and witnessed frequent parking lot brawls, domestic abuse (in public!), and the like. In our 5 years here, I can name several friends who have been victims of crimes in neighborhoods that are not dilapidated, and our network is not that big! She probably does not live in the worst part of the city, but it is still highly believable! She should be honest about others who have it worse (we are super thankful for where we do get to live), but she also does not need to be ok with crime or bad schools in her neighborhood. I do agree about renting in a different neighborhood if needed to have a good school. We rented for 4 years here (plus the prior 9 years everywhere else we've lived, including the San Francisco Bay Area) and were finally able to get a house just recently. $300K is a large income, even in Portland. On $300K, they should be able to pay off those loans and save up for a new house, even in an expensive area, within 5 years.

They do have $500,000 home slums in Portland, Oregon. The neighborhood is called “Portland, Oregon.” I’d want to get the absolute hell out of there if I were her too. That said, her mortgage is low because it has the old interest rates. That’s going to get worse regardless if she rents or buys. If they move, they’re stuck on that front, so it’s not a factor.

You’d be surprised. Don’t know how it happens, but in Portland you can be in a 500k house in an unsafe area. I live here. Rents are also astronomically high. I wouldn’t sell the house with that low of s mortgage. I would just attack the student loans

I haven’t seen much of this Ramsey fellow but I gotta say it’s concerning if he’s generally encouraging people to pay off debt that has lower interest than current treasury yields. Her husband’s student loans probably fit this description, and what’s funny is nobody asked. Her mortgage too, but it sounds like she wants to move. You gotta be real bearish to think you’re not going to get a margin by investing instead of paying off these loans. And that’s ok, as long as you’re consciously being bearish instead of having an emotional reaction to a negative number on a balance sheet.

Melissa's question about paying more in rent than a mortgage is a financially sound question that deserves to be heard and answered instead of ignored. I think her point is why pay rent in the good school district area, when she can maybe pay a bit more on a mortgage. It's not a bad point, especially with a $300K/year salary.
