I have been living in Mazatlan for a year and here are my impressions. My husband and I moved to Mazatlan for several reasons. 1. It is on the Pacific coast, we moved from Seattle, so it was convenient for me to work in the same time zone as I am still working. 2. It gave us an option to live on the sea at an affordable cost ( in Seattle the ocean front condo of the same size would cost us 4 times more than in Mazatlan). 3. Mazatlan is a decent size city, as I am a big city girl and small places ( unless they are in Europe) don’t make it for me. 4. It is a good base to travel around Mexico and enjoy diverse cultures it has. So, Mazatlan was a compromise. Sea front for my husband and a larger city for me. All in all, I find life here comfortable. But if you are like me, more cosmopolitan, the place is sadly lacking a lot of things. In winter it is catering a lot to the mostly gringo ex-pat community, including the theatre and the music scene. In summer it reverses to mostly local tourism. The beaches by the end of day become quite dirty, as nobody picks up after themselves. If you rent a condo, not a house, it is flooded with Airbnb rentals, who don’t give a damn about what mess they live behind. In other places I visited, there are some rules for the renters. Here, none are in existence. We are only using our condo pool when all the kids go back to school and off peak seasons. The sea is mostly not swimmable (with very few exceptions you need to travel to) due to currents and strong tides. You can only dip yourself in the water. Snorkeling exists only off the islands and is barely passable; diving doesn’t exist at all. Shopping is very basic. If you need something a bit fancier, we pull a bunch of people to go to Guadalajara. The international food is non existent. I have yet to find a decent pizza. Not speaking about Chinese or any Thai. There are a couple of decent Italian restaurants. Mazatlan is the shrimp capital of the world, so of course the shrimp is out of this world. My husband is 70 and the medical insurance for him here costs a fortune. The cost of housing is half the US price, but is skyrocketing if you want to buy. The cost of local condo would buy a small sea view villa in Spain or Portugal. So, in summary, I like the place as a temporary solution while I am working. As soon as I retire, we would be off to Spain or Portugal where we can buy a similar condo for half the price, and the medical insurance costs virtually nothing.

​@@marcoprolo7318it's nice for a season and that's it, I also recommend not to leave the city, Mazatlan is in a cartel owned state so roads are not safe at all, you are pretty living in the most dangerous state of America

Loved my winter in Mazatlan last year through this spring. Had a dermatology issue and needed some skin cancer removed. Full process from initial visit through surgery, pathologist, and post-care treatment and stiches removed for about $800USD total. My US dermatologist could barely even see the scar, and it was just a couple of months old. Very comfortable with the health care in MZT.

I respect that position however I live part-time in Mexico and I don't plan to learn Spanish. I do speak enough to be general. I have tried to learn and it's just not something I am willing to invest in. No disrespect at all.

I moved to Mazatlan thanks to my Mexican cousin (twice removed) and I love it, especially living in the historic center. I just dread it turning into another Puerto Vallarta or Dubai!

Cities will undoubtedly change as time goes by. There’s nothing we can do to prevent that. But somehow I feel like Mazatlán is going to continue staying the way it is. Who knows 😊

As in any large city, there is crime in Mazatlán. But it isn’t any more dangerous than other touristic places around the world

Thanks for the insights. We've been to Maz twice now, and planning the next trip. Would love to meet up with y'all (also from the lone star state). 100% on the locals. I went to a local tortilla store in Playa Sur, and had a wonderful conversation with the abuelo owner. He spoke no English, and I had just started learning Spanish, however we somehow communicated. The people are so warm and friendly.

I lived in a tower, on the 15th floor with a fantastic ocean view for one year (9-22/9/23). While I did like Mazatlan and there is a lot to do, you MUST speak Spanish as it is not like Cancun or Ajijic where it is not needed. I did see fellow Gringos in January through about mid March (this was 2023) but would go for a couple weeks without hearing a word in English in off season which is most of the year. While I loved it in many ways, it is the loudest city I have ever seen and I have been very lucky and traveled all over the globe. If you are a family or really love the person you are with, it is great (I have a great Mexican GF so it wasn't bad but we were more than ready to leave when the lease expired). I know it is hyped up and I fell for all the articles on the Internet on how great it is...thank goodness I speak Spanish as that saved me. Go for a month, see if you like it, but I strongly recommend checking it out first. I went back to Ajijic and love it as there is so much more to do. PV would be much better if you don't speak Spanish and want the ocean). I am NOT knocking anyone, I am just saying really be cautious as no one, and I mean no one, speaks English in Mazatlan and if you need some simple item or repair or even a type of food I can see how it would be really frustrating. Just saying. I do love Mexico and many cities would be a better landing spot for most in my opinion.

Kinda funny, Mazatlan has been there a long time. Was such a popular destination. Got kinda sketchy to go there for some time. then fell off the map, like last 15 yrs ago ish. Had the Malecon, I think it was way more popular to go there for that for years Before Puerto Vallarta and East coast Mexico. It has started to get popular again which is great. Love it. Always loved the golf cart type taxis there. Mexico should have those all places :) Anyways, will start going there again, thanks. :)

Overall I liked Mazatlan when I visited, but my impression is there is a bad litter problem in the city, even in the nicer neighborhoods. Trash removal isn’t ideal. It doesn’t take much rain for the streets to get flooded. All that said, the city has a good vibe, and I felt safe everywhere I went.

Americans are amazed by how people is so friendly and close to each other in every Latin country, that is a CULTURAL thing, wherever you go to a latin or spanish speaking countries you will see thst. Americans are very cold, distant and not as warm. It is very different and it's very hard to make new friends.

Im looking for a 3 bed 2 bath home to rent in Colorado Springs and the average is $2300 for a no frills tract home. Just renting a room in a home is usually $800/mth now

My experience twenty years living in Mazatlán Temperatures between 10 - 26 celsius (50 - 79 Farenheit ) . It is a dry season ( maybe one day a month will rain ) .

I really like to go there one day too and see it but I have to see it to make sure that I like it the other thing is I am afraid like everything else that this place is also going to turn into something more expensive because everybody wants to go there that's usually what happens if everybody moves to a place they like it goes by mouth and then all of a sudden they see the money rolling and that's when everything goes the wrong way..... I think the internet is ruining a lot of places for all of us people everything has become so expensive and it will happen in Mazatlan 2 watch it.

How much organic produce can you find there?

A lot of the produce at the mercados is organic and travels a lot less than the stuff at the big box grocery stores. And there are a lot of mercados everywhere in Mazatlan. People usually shop every 2-3 days instead of shopping 1x/week

Hola! Claro que si. We have a variety of recommended realtors that can help you in Mazatlan. However, I recommend only working with a realtor when you are ready to sign a lease. What part of Texas? Texas is as big as some countries If you’re comparing it to Brownsville- probably bville is cheaper. But that’s just not apples to apples. Brownsville is significantly less attractive than PV. Your cost of living is also more than just food. It includes expensive things such as healthcare which is significantly less expensive than in the United States
