In this video, Pace Morby gets in front of his whiteboard to break down why sellers would want to sell their house to you via subject to or seller finance. He dives into the differences between these two strategies and how the situations sellers find themselves in differ accordingly.
For subject to deals, sellers are usually experiencing pain points such as foreclosures, agents failing to sell their house on the market (i.e. expired listings), low equity, or being tired landlords. Pace uses Propstream to find these leads and shares real-world examples of why sellers opt for subject to transactions. He explains that many real estate deals have no equity because of the high costs associated with selling houses these days.
On the other hand, seller finance deals are about gain for the sellers. Pace walks through specific examples, like a 43-unit apartment building, where the seller wanted the highest amount of money to retire and creative finance was the perfect solution. He highlights the tax benefits, interest income, and the ability to avoid real estate agents and commissions that make seller finance attractive.
Pace also shares a personal story about his subject to/seller finance hybrid house in Kalispell, Montana. Pace, I negotiated a seller finance deal and have a question related to saving money.. So i am doing the deal at 200k with 1% interest for reference and I am concerned because transfer tax here is 5% +10k alone plus the property taxes are brutal in the school district and If i get re-assesed to purchase price the cash flow is smoked! I would need the seller to be on board but what about if I make the purchase price say 140k and then bump the interest rate up so the amortization flushes out the same at the end of the day for them. Then the property would register as being sold for 60k less and this insulates me from tax hikes in the future. are there any downsides to this and is this a good idea?

You can join subto community and learn how to do an EXECUTORY CONTRACT. That would get around those concerns.
