Bigger isn’t always better. I am in escrow on a 4 bed home for half the price on a comparable lot. Everything is smaller but honestly these homes have a lot of wasted space. So you have to take a hike to go from the kitchen to the master bedroom...is that good?

I would say Whitney Ranch up in the hills and Whitney Oaks up in the hills IS the best area of Rocklin. The other parts of Rocklin is basically a continuation of Roseville. These parts of Rocklin is like East Roseville right by granite bay but not granite bay city limits. Unfortunately there is no more new development in east roseville as that area is done. That part of east roseville although not in hills has the different elevation and hilly areas and homes there are also up in the million as resale. Whitney Ranch may be the only development left to be building these big 3000-4000 sq homes on big lots and priced close to over 1 mil, except of course south west roseville by pfe road (dry creek, morgan creek) but it doesnt have the same prestige as whitney ranch or east roseville by GB. After all whitney ranch is fully developed, its on to Lincoln in Twelve Bridges up in those hills.

Great house but seems overpriced considering base house is 1.1 million.

Honestly if I was going to go over 1.1 then I would go custom home all day long :-)

its Toll Brothers though which adds a premium price tag. JMC is also building homes up there and also priced at 1million, and the 1million that toll brothers puts out looks more like a 1million house.

I heard that toll brothers model home cost double the listing price. That means property taxes also based on that which is like 2.3m??? That’s pretty crazy

With Lot premiums and upgrades it’s going to get up there quick.

Model homes always tend to be close if not double the price. That is why many dont want the model. It's really saved for the filthy rich and just want a house thats done.
