If you take the $400K upgrades away and the backyard and lot is not included, why are you paying $612K as a base price? I've seen this exact layout on this channel by different builders for at least $200k to 300k less! I agree with clobbyhops below...you are just paying for the Toll Bros. name!

Cindy , Except for having to purchase the lot separately in Nevada, there isn’t a home builder out there that doesn’t charge for upgrades. Linoleum vs wood, etc., and that’s just the beginning. You go to their design center and make your choices. Except for my current waterfront home, I’ve invested in three others in SoCal and models are just that... models to grab your interest in something. However, even in SoCal right now, you can do better than this home

@@crickkett7510 I understand all about upgrades as I purchased two brand new homes here in NJ. My problem with Toll Brothers is that their floor plans are no different from a lot of other builders out there. There is a big difference between Toll Brothers $612k base price and the other builders whose starting (base) price is $375k.

They never disappoint and frankly i think its worth it. Back yard is "Fantastic", with a variety of fixtures, textures and design its superb. would only want an upstairs loft and deck.

Another awesome video Chuck! You are HILARIOUS!!! I think that Toll Brothers did a great job on this floor plan and the interior design really sets the tone for this home. I do however think that it is overpriced for its size.

I love their homes and I love your videos where you explain in such detail! Great job! What I don’t like about the latest trend are those huge showers with no doors. They never heat up properly and you feel cold while showering. When I do remodels I never recommend that style. Keep the good work up!

That orange peal texture is actually what we builders call Monterrey texture. The orange peal is very light texture, almost flat texture. Just thought i'd share that. But great house.

Love the Mid Century Modern feel of the interior. How much for the lot? Another $200-300k? Now we’re at almost $1.5m Not worth that price. This home should be $650-750k max with everything included.

Not sure why these Vegas homes are almost asking for California prices. I over heard you say that that specific house with the upgrades would cost 400k more on top of it being 600k a already? Meaning that 2300 sq ft home would cost a mill? Are the materials made of gold? Location alone should bring the price down to 500k base price and maybe another 100k in upgrades. Your 615k base price should be max with upgrades. No way in heck is this home worth 1 million.

👉Chakits,👈 You mention porous walls behind stoves often. I have a quick fix, that looks great! Stainless steel thin sheeting is the answer. We did in our old condo. We got lot's of compliments on it.Chairs, Beautiful home if the yard and pool are included, then it's worth the price.

A friend of mine paid $99k for her house in Vegas and its a mid century modern design build in 2011. It has a salt water pool and spa, modern kitchen, 3 bedrooms 2&half baths and the Great room is 40x24x40x24. She paid cash for it in 2014. Walls of glass in front and back.

I prefer this flooplan and really like the home, but I think that $400k in upgrades is pretty steep. Although, you definitely get more for that price there than in Hawaii.

Here’s my issue. If this is supposed to be a higher quality home, why is there fake wood anywhere?! I have no issue with laminate as I have it all through both of my homes. It’s better for dogs but my homes also weren’t considered “luxury”.

After reading majority of comments here, I’m surprised that people don’t understand that you do pay extra for upgrades if you want more than builder linoleum, builder carpet and paint and the list goes on when buying a new home. My folks and immediate family live in Summerlin. They did much better then than this home for less money. When choosing your upgrades when living in the desert, be sure to get the better window coverings because the sun will burn them right up if you don’t. When water rationing goes on often, don’t purchase water features. Homes out here usually end up costing a lot of money for faux things. Pantry’s not large because the home isn’t large so it doesn’t matter, doors are stuck etc., who is this tour guide? Don’t ever use someone like this. Buying a home is serious business.

I always like your videos, but once I heard the upgrades were 400k, not counting the lot premium, on top of a 612k base price I stopped watching the video. Who is going to pay over a million for a house like that???
