The very first thing we need to take care is our cash flow before even thinking of any investment opportunities.
With too much money sitting in the bank and not doing much is what I call it the cash overflow and you may consider leveraging it for investment such as property.
With the ABSD (additional buyer stamp duty) of 12% for 2nd residential property in Singapore, this deters many from investing in a 2nd one.
Malaysia is one of the closest and developed country (and still developing) where the regulations are in place while the infrastructure is improving rapidly.
An option we can consider is to leverage and invest in Malaysia property; however there are many concerns that most Singaporeans have such as the security risk, the developers credentials, how to sell/rent and the regulations that Malaysia has for properties.

The quality of built is so poor outside KL & Penang ie JB . Most of properties are not worth RM 600,000 even when the minimum price is reduced to RM 600,000.

Actually, there are loopholes where Malaysians can buy property in Singapore. Just attain PR in Singapore, buy a resale flat then rent it out and stay in JB. Once the property prices go up, value of the house goes up, sell and upgrade then repeat the process, Singapore is a place to build passive income. Use CPF as an advantage.

Honestly if a buyer from Singapore is approach malaysia's property with an intend of invest, they willl seriously walk away from properties in Malaysia. In the context of Singaporeans, it doesn't make sense for singaporeans to buy properties in Malaysia, after you consider inflation, taxes, depreciation of myr against sgd. It doesn't make $ and cents.

I have bought properties in Malaysia and the UK. And honestly the Malaysian laws are more stringent and safeguards the buyers much more than the UK ones. In fact I don't even want to consider UK properties and there's scams operating from the UK.

Meskipun harga property di negara tetangga yg berdekatan dgn singapore , harga property nya jauh lebih murah dari singapore , ttp value yg di dapat jg berbeda jauh jika memiliki property di singapore . Indeed. There are at least 40% unsold condos that were built over the last 7 years in Johor Bahru. Now due to Covid, many of those who bought are trying to off load! Just look at the rental price. A 1200 sq ft, fully furnished unit is some where between RM1,500 to RM2,000 per month and don't have to worry about maintenance fees etc. Further there are still numerous condos partially developed that are expected to launch in 2022...... Just to many units and too few buyers for the next few years.

All boils down to - stability and liquidity. In any investment if you doubt the stability and the liquidity (cash up and run) is doubtful, then it will be a bad investment.

Not all Gated & Guarded are strata tilted. In my Gated & Guarded the govt still maintains our roads. We only pay for security and have individual titles.

Yes Cris, you are right, as I know that Iskandar Puteri, in Johor state it's quite clean and green view, quiet a peaceful place to stay at southern peninsular of Malaysia.

For me, if talking about JB... i will just choose to rent a property instead of buying. Rental is dirt cheap and now with covid pandemic, even cheaper. There is no commitment at all if u rent, unlike if u choose to buy. U can stay in a different condo or house every year for very little money. How can u trust a country which changes government like changing clothes? Just rent, don't buy.

Buy in Europe. Omg stay away from Asian markets. You can get mortgages in Europe for less than 3 percent as an overseas investor and rent for at least a 5 percent ROI without trying. Do your research!!!

you must ask the reason why so many condo owner rather sell at a big lost than to just keep since it 's Freehold Condo, then there must be reason why owner are so deep set to sell. i tell you why. You cannot tahan the overbearing condo management team , property manager and how unfair is the malaysia law. even COB and High court are not protecting owner. the JMB can sue you for something like adding water pipe in high court and you got to pay rm100k to get a lawyer to defend you and pay legal cost of another party . Unguardedd landed property you don't pay any mgmt to look over your shoulder and some evil neigbhour complain about your renovation.

@@shotelco By taking a closer look at the history of such a young country (approaching 58 yrs), none of these people in the video seem to know much from a pre or post-colonial perspective. In fact, many of them were likely small little tots during the construction of the Petronas Towers. From a historical view it would serve these content providers well if they had a basic understanding of the Silk Road that spanned from SE Asia through China and India to connect with Africa. Forest city is meant for foreigners with deep pockets. To Singaporean is nothing due to their strong currency & high salary. Other foreign nationals too should take advantage of it as M'sia offers a lot of access to the SEA economic region. HSR direct from S'pore through JB/Forest City & to KL should compliment the vibrancy. Govt policy must be streamlined in a fast track to entice the foreigner. M'sia govt must do a comparative research from other SEA countries in term of pricing mechanism & land ownership.

A con. Do not buy in Malaysia. No way you can retire early on these return on investments. Buy in Europe! Malaysian government super corrupt - all a con. If you want to throw so much money at a property then buy in Australia when the crash happens later this year. I have bought multiple countries and made a great return. A house is not just a home as 1 day you may want to move - who going to buy a second hand house in Malaysia for the price you would expect to get? Local Malaysians cannot afford the house prices and overseas investors are spending more money in safer markets e.g. NZ, Australia, Europe, US.

Do not buy in Malaysia. Renting a much better idea. If you want to make sure your money grows just buy EFT shares or buy property in another country. A property is far too expensive in Malaysia, lots of empty properties and rental return is terrible. Without trying I can buy in Europe which is much more secure and rental return is much much better.

In Malaysia we don’t buy n sell. We buy n stay. Singapore home flat $500k -600k hdb small cage? 99 years? Singapore is not home, is flat. Malaysia is home 🏡. Singapore hdb can heard up stair dragging chairs, playing mahjong next door k R ok.

Half my family are from Malaysia and it's true that most Malaysian buy house or condos to live. However they also constantly on their feet about crimes not just from locals (all races) but also from illegal migrants. Also getting services done from gov dept or stat boards can be rather challenging at times, if you know what I mean. While HDB may be small, not so sound proof, it makes up for security and reliable services. So each has it own merits and inconveniences.

No logic and not to the point at all. Singaporeans have great eagerness to buy a lot of property specially in Johore & profitting. In fact too much buying of property by Singapireans are not reccommended. Thanks to Malaysian govt to have controls over buy/sell of properties by foreigners as can be seen the current too high then collapses of property market in China and citizens are suffering.

Most who buy properties in Malaysia are mainly those who have a Malaysian spouse, if I am not wrong. My friend whose wife is a Malaysian bought a terrace house in kluang and turned it into an airbnb.
