I watched a BUNCH of videos on this stuff and checked MY water pressure. As it turned out, mine was at 115psi! 😱. Most videos show you how to change the entire apparatus, but THIS GENTLEMEN SHOWS you how to simply change the internal components. My “Watts” pressure regulator sells for just under $900.00! That is outrageous! The “repair kit” cost only $100.00! This video showed just how simple the repair was. Now, I’m at a comfortable 65psi and no longer worrying about a flood in my house! THANK YOU for showing me how to do this!

It turned out to be a simple easy repair. Pick up a pressure gauge from Lowes and see what your pressure is at.

My plumber just quoted me $575 to replace my water pressure valve. My problem is my water pressure is too low when I run two faucets at one time. I hope my repair will fix the problem for $60!!! Hopefully I won’t make anything worse.

Just rebuilt my 600XL. The new ones are from over $180 to over $300. I was not sure how tight to make the piece that you had the chisel on. Instructions just said do not make "too tight" or the piece might break. I started at 140lbs (intake) like you but put it at 50lbs. Maybe too light but sure works fine in the house...I think I could deal with a lot less than 50. I left the gauge on for many days and found that on some nights (or one day) I had a moment of the pressure going up to 140 and staying there! In the morning, I turned on a faucet in the house and the pressure went back down to 50 and stayed all day until the next spike. The one time this happened during the day, the pressure came back down by itself but I could see by the "recording needle" where it had been. I think that O ring is the weak link. Maybe I could just buy a few of those plus carefully emory cloth the bore it fits into that you mentioned must be smooth.

The regulator may be working just fine. If the down stream piping is not equipped with a thermal expansion tank and there is no water flowing, the regulator may close, trapping water. Then when the hot water heater turns on warming water starts to expand, but it has no place to go. The expanding water raises the water pressure you see on your gage. The pipes expand ever so slightly to accommodate the increasing pressure. It's a good practice to install a thermal expansion tank. It helps protect and extend the life of the regulator, solenoid valves, and the lining of hot water heaters, etc.

Good job, good video. I have a Wilkins 70 that has failed, but they don't make them anymore. However, they do supply the Wilkins 70xl as a replacement. It's just 70 bucks on Amazon, so I'm just going to replace the entire regulator. I hope my repair goes as smooth as yours did.

The Wilkins 70 & 70XL are the same mechanically. The parts are interchangeable. The difference between the models is the XL models are lead free. Unless lead is a serious concern to you, the changing of PSR's was not completely necessary.

Thanks for the video. I am ready to attempt this myself but need to know if the Wilkins and Watts repair kits are interchangeable? I have a Watts 25AUB and it looks almost exactly the same as the 600. I cannot find any kits for the watts similar to what you used.

Do you know if the Wilkins 600 and the Zurn-Wilkins 600XL regulators use the same repair kit? A couple of places I contacted including the Zurn-Wilkins customer service could not tell me if the Zurn-Wilkins 600XL repair kit works on a Wilkins 600 regulator. My regulator has a 1.5” inlet and 1.25” outlet (even this is puzzling me). Even an online hardware supplier could not give me an answer, nor local hardware stores. Yours looks exactly like mine, Wilkins 600, except for the in/out pipe size, are yours both the same size?

Hot water coming out of the sink or shower will pulsate. Once the water starts to get warm the pressure will drop and then return for as long as we have it running. If I turn on only the cold, it does not seem to happen. Pressure out in the yard runs about 75psi, outside back of the house it is 60-65psi, at the hot water tank drain it will be 60psi. City water, 80gal HW tank, 5 gal expansion tank that is about three yrs old. When I installed the expansion tank the house pressure was 45 to 50 so I pumped the tank pressure to that number. At the time the outside pressure was running 80+. In three years they have built 8 new homes between me and the big water tank down the road with two more under construction. I am really not wanting to tackle the regulator. It is in a hole 4ft down and 2ft x 1 ft. I will have to dig to get to it. The plumper plumbed the new house and the contractor backfilled afterwards. Thoughts? I am going to check the expansion tank but I a pair of gloves and a shovel are in my future.

Do you know how you can tell which kit i need in term of size.... I see kits for 3/4", 1" or 1 1/4". My Watts unit does not say. Is that the diameter of the bottom cap?

The size refers to the size of pipe the valve is made for. It should also be embossed in the body of the valve. Plus there’s usually a tag on the top nut with the model number.

That pressure safety relief valve probably saved the home owners from a bunch of ruptured/busted pipe solder joints. If that safety is lifting at 148 psi the street water pressure must be REALLY high. No wonder that regulator was 'singing' lol...

I discovered that my house is a closed system. Heat expansion can cause pressure buildup in a closed system. You may need an expansion tank to relieve or regulate the pressure.

That’s actually a serious issue. The water tank has a temperature and pressure relief valve. They should be replaced every few years. So it could be faulty or too hot or too much pressure. That pressure could be from the regulator or from the tank itself. You need to pressure test the system and temperature check. It’s probably best to get a professional plumber out to have a look. With me it was the big black diaphram that was busted. Could not find a rebuild kit for my model so 200 bucks for a new one. still kept the old one and will keep trying to find a kit or I will just frankenstein it.

Keep in mind. I’m not a plumber, I’m a television editor who works on his own house. But, there are many things that can cause a vibration or “water hammer” the spring in the valve can be one of them. You can try screwing the bolt in or out to adjust the pressure and see if it reducers the vibration.

7 to 10 years. Also cleaning the filters on them every 2 years helps.

Your not supposed to install those upside down. It allows debris to collect in places you don't want it.

So you're getting from the water line 965 kPa - 140 psi That's crazy pressure!!!! Almost 1 MPa!!! That's so insanely crazy pressure!!!!! Literally!!! Fire hydrants are at around 2 MPa - 300 psi Our pressure is around 300 kPa - 43.6 psi And even that isn't enough for us And yes we have a pressure regulator But we had a clog of some kind and we're getting around 250 kPa - 36 psi Then we bought a new pressure regulator for about 40€ - ~50$ And then our dad has miraculously fixed it and it was giving out 400 kPa - 58 psi and then we had dirty water (just a little bit of it, it even had sand in it) for a while and it was fine , the pressure was stable and reliable, that's why we took the bought pressure regulator back to the plumbing store, so they can refund our money. The pressure was stable, BUT not forever because after 3 days we again had around 300 kPa - 43.6 psi

Two failed in 5 years I removed it tossed it in the trash. Plumber talked me into installing it house was fine for 40 years without one now my sprinkler system works better. I like having 120 psi.

Interesting. Here, in flat areas they pump the water up to a tower and use gravity pressure to serve the town. You pump directly from a well into the house?

WASA (water and sewage authority) is our water company they has Dams and Wells where they purifies water for drinking and pumps to houses but during the day the water pressure are weak so at nights our water tanks fill up and the day we uses our pumps to supply the home each home has a personal tank and 1/2 hp pump. The tanks comes in 200, 400, 600, 800 and 1000 gallons. I have 2 - 600 gallons.

Yes. Crescent wrenches are not the best tool to loosen really tight square nuts. I cringed a bit.

It’s installed vertically. But I can’t imagine how gravity can effect 80-200 pounds of pressure.

Ahh, you are correct. In this video it is upside down. It has since been re-plumbed and is now vertical. I mistakenly thought when I made this video it was post replumb. But still, I can’t see gravity effecting a regulator at any angle. The 80-200psi is gravity defying. I googled and plenty of responses say you can mount them in any orientation. So I’d love to hear why it can’t be?
