Her “I haven’t done anything” just doesn’t go far with me because she has. She allowed him there, allowed him to terrorize the community. I understand it’s her son but, she allowing herself to be put in this situation. Hopefully this is a wake up call for her

Nope, not going for this. IF the son is a problem, she has made too many apologies for him already. She also does not strike me as "old" and frail at all, she has her facalties. She just has never dealt with her son.

I agree, she needs to be done with him and get a restraining order. If he's over 18 he needs to be locked up, then she can move on without him. I understand that all of this is of her making, she allows this to go on and has become an excuse making machine. If it was me, I would move and not tell him where, I'm thinking out of state.

I would hate to be a landlord in Simpson’s court. He always gives way too much leeway to the tenants. The landlords lose so much time and money when he’s over these cases. Ridiculous.

He should have been removed from the bench when he interfered in his interns dui stop a decade ago. The lengths he goes to, and the bias he has, for non-paying, destructive, pro se, horrible tenants is truly shameful. The lack of compassion he shows towards landlords, even those going into foreclosure, is so beyond frustrating. It should NEVER be acceptable to go 6-12 months without paying rent (often times, with the landlord having to obtain the writ of eviction without money judgement because simpson has allowed the process to drag on for so long). I will never understand the online support he receives, not after watching video after video of him overstepping by a mile in is legal authority.

I try to watch his LT dockets on Friday but end up leaving because it bothers me how he forces landlords to continue to house people who see no reason to pay for anything because first of all, he pretty much tells them to put their money into court escrow in an attempt to get them more tax payer funded assistance. What? Pay your own damn bills like the rest of us. He allows them to make the dumbest excuses and obvious lies and still awards them by adjourning the cases. By the time they actually get to the point of eviction, they owe so much money and the landlord will never see a dime. I also hate these cases where these people actually are proud to say Section 8 pays my whole rent. That's enraging for the rest of us productive citizens who pay our own way.

This is a common problem of mothers denying how dangerous their chiildren are to others. She needs to know that her inability to tell him to stay away is going to make her homeless. Getting legal advice she knows they would tell her to cut off her son. The judge needs to get real with her and that tears won't keep her off the streets.

At first I felt bad for her but the moment she started playing word games - I knew what time it was. You just can’t help some people. It’s a terrible position she is in - but she is not trying to correct the situation. She is trying to cry her way out of it. Instead, she needs to move and keep her home address from her son.

The property managers are being incredibly generous and it's clear the attorney is genuine in his sympathy for her. The ball is in her court now and she absolutely *must* prioritize her wellbeing above enabling her grown adult son!

Mom needs her own lawyer to explain the facts to her in black and white on whats about to happen. She's made excuse after excuse for her son's behavior, and the real world isn't putting up with it anymore. The lawyer for the complex is bending over backwards to help her, and she's just not facing reality. It's kind of sad really. This what happens when parents keep making excuses for an adult son's inexcusable behavior.

It’s sad but she clearly has been making excuses for her GROWN son behavior. This isn’t a child or a disabled adult child this is a fully grown violent man that needs to stand on his own two feet and stop burdening his mother. If he is truly “mentally ill” uncontrollable and unmedicated he needs to be committed so he get a stable regimen. Dont expect strangers to bear the cost or deal with the aftermath of him refusing to behave like a normal person. She has to care enough about her own self to cut ties with her son until he gets himself together.

People work and live productive lives with this everyday. If she chooses to be around her violent son that stabs holes in the wall that’s her business. But she can’t expect strangers to also want to live around that type of violence and in fear.

I can sympathize with the people living in the building. When someone is terrorizing you when all you want is a peaceful place to live it can be more than you can take. Mom has allowed him to come to her place and do these things, she now has to be held accountable for his actions.

Her son is a menace and she knows it!!! Hell even SHE is afraid of him. But I bet you if her son is injured or killed because of his violence toward another, his mother will be front and center proclaiming her son's innocence and virtue! The bottom line is her neighbors pay rent just like she does. In doing so, they have a right to expect a level of safety, comfort, and peace in their community. If mother is unwilling to do her part, then she should be removed from the unit. 🤷🏾‍♀️

Ok wait a minute, I’m honestly confused, so her son has a girlfriend with whom he has 2 kids and they live together, and seemingly there’s no issue with their living situation or I’m sure she’d have mentioned that, but it’s her house he’s causing trouble at? Something seems off I can’t put my finger on it, she went from weeping and sobbing to just talking off and on. I can’t get a beat on this one… seems like a crappy situation either way..and the property truly has no other option unless she gets a restraining order.. Edit: ok so I think she’s kinda telling a lie about him staying there on and off… I’m so confused.

The landlord doesn't want to agree to Judge Simpson's suggestions because they're afraid that if they agree to a half measure that isn't guaranteed to work, and it doesn't work and another tenant is hurt, they will be sued for not doing everything necessary to protect the other tenants. And Judge Simpson isn't going to cover that claim. The less said about his adjournments in landlord tenant cases, the better.

Here's the thing, I have seen lots of his cases. Dispassionate Simpson is one of the best on the bench. Simpson influenced by his emotions is one of the worst. He doesn't seem to have a middle ground. I have seen spectacular decisions from him and I have seen several times where all I could do is shake my head and wonder why no one has filed a complaint against him (I'm sure they have, but why it hasn't stuck...). In at least 2 cases, I have seen him get angry about something and blatantly ignore the law (or at least ignore actual real and legitimate arguments from one side).

Disciplining or punishing your child when they have done wrong does not mean the parent has to stop loving them. However loving your child should never be used as an excuse to allow them to get away with anything and taking responsibility for their actions.

The Mother of that dangerous son is not answering Judge Simpsons questions about whether her son was staying IN the apartment when he would come to “visit” and for how long. She just walked around the truth. I have no doubt that she has raised that son with no rules and has let him do whatever he wants. My husband’s aunt did that with her son, never letting her husband discipline him and he became an out of control drug addict that abused her and stole from the family for drugs. All the while, the first born child, a wonderful young lady, was ignored, over disciplined, and never given credit for all she did. We ended up having to race down to where she lived to rescue her and get her up to our place because her baby boy was threatening to kill her, High as a kite. Moms like this cause the problems and in the process ruins the son’s life and hers. And she STILL REFUSES TO ANSWER JUDGE SIMPSON, AND JUST WANTS TO CRY AND OH POOR ME, AND DO NOTHING !!!!

I don't think she as elderly as one my think. She said several time that the son was her "baby". Apparently she has to come to grips that he is not a "baby" but a grown man!! At that he is a grown man who is making her life hell and she has a decision to make. No rental is going to tolerate what they described and she will be out over and over.

I honestly don’t understand the unwavering support he receives on KZfaq. He almost always rules with his heart, which could not be a worse quality in this type of court. Many of his hearings should be straightforward- tenant hasn’t paid rent in 10 months, tenant has been harassing neighbors, criminal has violated bond, defendant was not found at fault for secondary car crash (that one still makes my blood boil)- yet he will spend unbelievable amounts of time listening to excuses, sob stories, or victim impact statements with evidence not legally admitted during trial. His job is to uphold the law, and he seems more and more incapable of doing that. When trying to look up information about his truly unfair treatment of the guy that left the scene of an accident to follow the guilty party, I found an article about Simpson wherein he was actually removed from the bench (he was able to appeal that permanent dismissal and got a 6 or 12 month suspension) for showing up to a dui stop and influencing the situation to get his intern out of trouble. He then drive her home and later tried to delay the legal process, which should have been enough to remove him from his position. He cannot remain impartial, not back then or now, so why is he still in his position of authority.

​@makenziecely I wonder how many of his rulings are appealed by the landlords' attorneys. Its outrageous that he forces landlords to house bums who see no point to pay when they know that taxpayers will bail them out and judges like Simpson treat them like irresponsible toddlers who aren't expected to be responsible and productive. Its not the landlord's fault if someone decides to work part time or not at all, have kids they can't afford, get laid off and decide to stay that way for months or a myriad of other ridiculous excuses and the landlord should not be forced to house bums.

She won’t abide by a no contact order. She’ll cave and let him back. No place will want her around them, knowing he can show up at any time. It’s a waste of time getting a protective order. Unfortunately, a mom’s love can be blind. The landlord rep is being very sympathetic but he has to get her out. She has done nothing to help herself. At some point, she’s out!

Yes she did do something by allowing him to come there repeatedly even though he's been terrorizing her neighbors. I don't know maybe she was turning a blind eye or just didn't care until it's costing her place to live. But my sympathy went out the window when she's intentionally pretending to not understand what the judge is saying and using tears to try and play on the court's heartstrings. She knows good and well that he's been staying there overnight probably anytime his girlfriend gets tired of his crap and he starts terrorizing her and their kids he'll come to Mom's for a day or two or 10 and now they want her out she's trying to play dumb and act innocent.

Her "I have not done anything is exactly what the problem is. She was probably told repeatedly that her son was going to be the cause of her receiving an eviction and she has done nothing. Get a restraining order against him. Maybe after he gets arrested a few times he'll stay away. Doing nothing is no excuse.

As much as I feel for her, she has, in essence, put this on herself. Mental illness is an explanation for behavior but never an excuse. That is her son, and I understand not wanting to (in her eyes) abandon him, but she does herself and him a disservice by allowing him to be anywhere around her residence because it both endangers her neighbors and threatens her ability to live there. She can try to frame it whatever way she wants but the fact that he is there at all is the problem. At this point he really isn't a "guest" in the regular sense, and it sounds like she was put on notice that he was not allowed anywhere near her residence. The way for the mother to have mitigated her damages and avoid being evicted would have been to immediately call the police anytime her son was remotely near her apartment and have him trespassed. That would have provided a police record that he was not a welcome guest and therefore, not the tenant's responsibility. Without the context, it would be easy to say the landlords were just blaming her for a guest's behavior, but after multiple visits and warnings, this has become a threat to their other tenants which opens them up to possible future litigation, so they really have no choice but to try and remove her. I really hope her son is able to get the help he needs, and I hope she is able to find a new place where she can effectively put-up boundaries with him.

The same thing happened in our neighborhood. The grandparents next-door allowed their daughter and their grandson to stay there. The grandson acted like it was a fraternity party. Doing drugs., passing out on the lawn., running through the neighborhood with open liquor and harassing all the kids. We notified the landlord and they had to leave because they were not on the lease. They were told if the daughter and grandson continue to stay there that the grandparents would have to leave. The entire family chose to move.

I do feel for her, but at the same time, just because you put up with your son's mess doesn't mean other people have too. It's not okay for people to feel threatened by someone else. As a mother I understand not turning your back on your kids, but also as a mother I understand that I need a place to lay my head. Unfortunately if my child is causing that much of a disruption then they would have to meet me somewhere besides my place(If it's an adult we are talking about). She knows she will continue to let him come by(probably even stay there if need be) and won't say no to him because she's already making excuses for his behavior by blaming it on mental illness. There are just bad seeds in this world unfortunately and it has absolutely nothing to do with mental illness. I really wish that they would stop using that as an excuse when someone does something awful or hurt someone.

Was it just me or did you notice how quickly those tears dried up when the Judge was trying to work with her and when they started talking about writ and moving out by April those tears just magically started flowing. She is clearly lying when they stated that her son has been staying with her, why can't she answer the question. Now if he has a mental condition why has he not been committed for care? A baby, a girlfriend, traveling, please. Time to move lady. Next case.

I ran into this so often in the neighborhood where I lived, where a criminal/mentally ill/drug abuser/whatever relative of a resident caused endless problems for the neighbors. These were poor people w/out a lot of resources, & often the credo was "My family, right or wrong." When the rest of us complained, they refused to remove the person or keep them out, & then the police & courts had to become involved. Yes she is enabling her son, & in many cases that can be prevented w/ restraining orders, but clearly this young man (I think that's him sitting there in the courtroom?) is so mentally ill that it would do no good to set restrictions on him. She is the classic passive & probably overwhelmed parent, who just throws up her hands when asked if she contacted an attorney---saw this again & again, people who would not/could not take any steps to help themselves, then cried or complained that they were being treated unfairly. A terrible & sad situation.

It feels like there's something 'off' about this situation. Her behaviour and answers about her son. Something isn't being said or said truthfully. In any case, she's not going to have the choice to do nothing about the situation. She has to take steps to keep her son away or move somewhere else... where they too won't want to see her son causing trouble. It's all going to come down to doing something about her son's behaviour either now or later. Hopefully before the police have to do something with him as a violent suspect and he is no longer a part of the equation.

She had to know the likely result when she let him, but she let him anyway. She is responsible. She could meet him somewhere away from her premises. I have grown children and would do that rather than allow them to destroy someone else’s property.

Where I live in Baltimore City Housing, I am responsible for the actions of my family and guests who visits me. If my family or guests are distributing my neighbors in any way, I can be evicted from my unit! Period! No questions asked!

When are people gonna realize that not making a decision is also making a decision? Like seriously. If your son is terrorizing others, doing nothing is letting your son terrorize them. Like if you have the choice between eating and not eating, there's no middle ground there. If you don't eat, you choose not to eat. If you eat, you chose to eat. There's no other option. Make a decision or the court will make one for you. Jeez

It wasn't brought up and I'm confused why the complex hasn't issued a trespass against the guy. That would solve the problem. If he keeps showing up he'll go to jail. Why didn't Judge Simpson offer that up? He brought up a PPO.

If I understood correctly, police HAVE been called on him enough times to where he is familiar to them and a PPO is no good if she doesn't do her part and/or if they can't catch him. The only solution is if she lived in a building with security measures that could prevent him from entering the building, such as security guards. I don't know that she would agree to that even if she could afford such a place.

This lady’s son is deranged. His mom getting a restraining order and telling him no will not stop him from coming. If he was rational there wouldn’t be a problem. However, she must move and not let him know where she lives for her safety. It’s just terrible that the mentally ill can’t get the help they need.Prison is the now a dumping ground for them.

I appreciate Judge Simpson's big heart, but they are already being so generous with this tenant. It's sad, but if she can't keep her dangerous son from coming over, she's going to continue to run into this issue. I don't agree with Judge Simpson legally.

I suspect that crying has been her solution for everything. She doesn't want to do anything, she wants the rest of us to fix everything while she cries. In a week, nithing will change. Those poor neighbours

absolutely! especially if he not medicated. schizophrenia is very common for violent tendencies. its sad and I feel for the mom and son but the other tenants have the right to feel safe. in my opinion, it sounds like the son should be in a longterm facility.

My ex-brother-in-law was bipolar and when he was off his meds because everything was OK (in his head) he ended up in jail for trying to hit a random person in a bar with a broken bottle. Society definitely needs protection.

After watching this further I feel that she has pit herself in this position. She hasn’t d9ne anything to help herself, she was hoping that her tears would sway the judge. The landlord has offered her a very generous offer and are going to extra lengths to not negatively impact her rental record so she will be able to find a place to rent and she’ll be able to keep her partial benefits. I was thinking they’d just need to give him a no trespassing and protective order stating he can not be on the property but it sounds like that wouldn’t work for him. My biggest concern is that she is going to give him her new address and he’s going to continue terrorizing everyone there and most likely the new landlords won’t be as accommodating towards her. From her talking in circles when asked if he stays there it shows that he obviously does because she couldn’t give a straight answer. I wish her luck.

That was a rough watch. Poor lady, I understand the need to try and help her son, but all he is doing is taking her down with him. The best thing she can do for him is get him help in a facility where he will not be able to leave. Get a restraining order against him if he does get out and find a new place and not tell him where she lives.

I agree. I have a feeling that when his girlfriend puts him out he goes to his mother’s house. If I were her I would get a restraining order, move away as far as I could, and not let him know where I am.

Having a mentally ill child is so hard but Mom is going to have to set boundaries, even though it's going to hurt. She needs a PO at least until he's stabilized. She has to be self protective because he is going to really hurt her if she doesn't.

I know the son is living there and the judge knows it too. judge Simpson tried everything to try to keep her in her home and keep the other tenants safe. the ppo idea was a good idea but I dont think she wanted it because he is living with her. She is enabling him and shes made it to where the judge has no choice. Shes going to get evicted. it's sad cause it's her son. turning away your own child is the worst feeling in the world but sometimes it has to be done, like in this case. her son needs to be in a longterm facility. 30 days its not nearly enough. the only other place hes going to end up is in jail.

It’s heartbreaking, when your child is mentally ill, and you know they need help that you as a parent can’t give them regardless of age, it kills you. If they’re in danger of hurting themselves, others it’s so hard to get help for them, especially when they’re adults. They need to be made to take their medication, but how to do that. Get a lawyer, she’s overwhelmed and she really does need to figure it out. I hope she figures it out, and her son gets the help he needs.

I understand Judge Simpson was trying to keep the lady in her home, but the time for a PPO was long ago. She probably refused to go that route with her son. Thus, sadly, this situation is of her own making.

The clip at the end of this video of Judge Manning is what I like to call Judge Manning's terrible awful No Good Very Bad Day. That was the last day that she did Zoom protection order cases. The entire day was a cluster fuck in her court.

The only way for her to stay there is for her to pay the rent for all the empty units if not then move out. Why should neighbours put up with his behaviour just because she does. Give the landlord his unit back and move out, they have given her more days than what more people get to find a new place. She is tripping over her own lies.

I think she was hoping they would take pity on her and let everything slide. I feel REALLY bad for her, that is an impossible position to be in as a Mother, but shes against a wall. She HAS to choose between Housing & allowing her mentally unstable son to wreak havoc on her & her neighbors. I REALLY hope she contacts an attorney and takes the advice they're trying to give her. I pray things work out for her and that her son is able to get some real help. 💔

This lady is being so manipulative. The way she hesitates to answer questions, is very careful about how she phrases answers to whether he comes to the apartment. She knows what is up. Simpson sucks at tenant hearings. This is a disaster for the building, she is clearly enabling the behavior, and despite them having the right to make her move, Simpson is trying to maneuver to block it because he feels bad, is snippy with the building management for no reason. I love him on criminal matters, hate him on landlord tenant matters.

Obviously, many of the posters on here have never known what it is to have a loved one who is mentally ill, who they love and don't want to see on the streets with no where to go. This is why we need state mental institutions that are no longer available to ordinary folks. I also understand that the other residents are entitled to live without fear and in peace as well. It's a complex situation, with no easy answers..but I can have empathy for anyone in this situation. Very sad. Unfortunately, she cannot have him staying with her.

Here’s another example why you never rent to poor people and always have an extremely high damage deposit and do credit checks, and never do low income housing. These people always come out staying for free and being a burden. If she was a decent person she would own her own home. If you can pay rent you can pay a mortgage
