Habitat for Humanity Grand Traverse Region decide to pilot a Zero Energy Capable LEED Platinum community in the City of Traverse City, Michigan. Through their award winning efforts they have shown that it is possible to achieve low to no energy bills in climate zone 6 (very cold) through replicable efforts. Join us as we go behind the scenes and drywall to take you into the homes and meet those responsible for design, construction, energy testing, funding and meet some of the homeowner’s who benefit from a habitat mortgage living in this community.
Please be sure to also read through the attached handout which details the specifics of the LEED credits and provides utility data.
Lessons Learned
- Articulate the basics of how Habitat for Humanity uses required sweat equity and training to align with LEED BD+C Homes V4 EA Education of the Homeowner and LEED for Homes 2008 AE Homeowner manual

I really like to be a part of Habitat Humanity. It’s also a goal that I’m going to achieve to be a homeowner partnership.

Big heart out for Habitat for Humanity making the dream of home ownership reality for the average working man and/or woman. 5000kwh for the community pretty good, my house use to use more than that.

I did not know and always wondered do Habitat build 2 story homes. I know some Habitat companies say you can do have a garage and etc. These homes look bigger than the average size Habitat homes. Also I like the 6 inch foam underneath the concrete to stop heat from escaping from the home. I like how they are facing each other, not saying I wouldn’t like them facing to the street. Another thing is that I also wondered do all construction crew do the foam underneath the concrete and use other things to help keep out mildew, mold. I sent my app out on for a Habitat on Wednesday, March 15, 2023. I expect to hear from them maybe next month. I will subscribe to your channel. Thanks 😊

in cooling the indoor is the evaporator and the outdoor is the condenser. they swap places in the heat mode. in the minisplit the evaporator actualy starts where the refrigerant lines leave the condenser. this is the way all homes should conditioned.

love your concept and how the homes benefit the people that live in them. My only question is that do you build these homes in other states like Florida or are the strictly to the Michigan area. Also how much does one of these homes cost to build on average.

cool idea but still abit confused on whom you choose to live in these houses, the homeless? In Kansas most live in apartments and continue to move each time the rent goes up. Company i work for doesnt give full-time employees 4o hr weeks so it's a struggle for those of us that are one income. Stress is a giant factor with day to day living since if i looked for another job at the age of 59 i'd lose retirement completely. Bavo to you all sounds like youre making a difference in lives of others in your state

Check out Habitat for Humanity to see their model. It is very cool! It is people with an income that cannot afforde market rate homes. They have a job and get a mortgage from Habitat and are required to help build the home or volunteer with habitat. Called Sweat Equity.

Five hundred a month for principal and interest is awesome! What about taxes and insurance?

Bobbi - Where did you hear that number? "The average Depot Neighborhood "no interest" mortgage is $650, inclusive of property taxes and association fees. The community is within a Neighbrohood Enterprise Zone and the property taxes are reduced. With the additional net zero energy cost savings measure, these 1320 sq ft. all electric units are incredibly affordable for the Grand Traverse Region. " - ED of HFHGT

Bobbi Clinger You are right. Habitat homes do start at that price range. The ones here in my area - Urbana, IL have mortgages starting at $500 and more. My Habitat mortgage started at $545. It's now $575 and I've had it since 06/2014. Interest free.

That is incredible! I have been struggling for over a year to find a home i can afford for my family of 5 in the area and sadly had to take a seasonal rental of 3 bedrooms until May for $1200 a month :( I am consistently searching even now and for a 4 bedroom rental the average is $2000 a month! I work downtown and have been overwhelmed with my search for a safe home for my family that i can afford...

Why stop at just net zero ? Go NET POSITIVE and install a 15 kw system into every home, turning the community into one large live - in power plant. New communities producing more power than old communities, and sell off the extra power.
