Sounds like she’s not new. She knew her stuff and tried to get smart about 3 times. “That’s your job isn’t it” and she gave a ton of halfway answers, trying to be “smart” She just sounds annoyed and very low energy.

I like your patience Jerry. Realtors do not understand math or buying real estate, and you're talking a foreign language to them, but its good networking. That 123 David prop you need to be at 200k plus or minus 10k, plus it has a ridiculous hoa, and that area is anti investors and wholesaling. Alot of regulations. Youre arv is too high

On the exit, if you were to wholesale it, what number would you pitch to your investors at the 245k sale price. Just add 11k to hit the 256k number or would you pitch at say 265 or 270 to leave room for negotiation? Thanks Jerry!
