Happy for you! Congrats. I’m a contractor and renovate homes…if you do…renovate the upstairs bathroom, i noticed there’s a soffit above the vanity. Personally, when doing the demolition, I would remove that. Sometimes in this age of home, they would put dead soffits above things. Often times you’ll see him in kitchens above the cabinets. And sometimes you’ll see them in bathrooms like this one. It will make it feel more open. Also check with your energy provider, often times there’s rebates if you add insulation to the attic and exterior walls. I renovated my moms house, And her energy company paid for 70% of it. Plus now her house is way more efficient. Just a thought But I’m excited for you. And I know you’re going to do a great job.

The sun is out. Not long ago I was thinking that it would be great if Melissa could find a separate house to use her skills on. I hoped you could find something where you could have a heated workshop too. As a heavy equipment mechanic I remember all too well working in -5' temperatures. I have a few woodworking and metalworking machines that I'd be happy for you to have if they suit your needs and if shipping can be arranged. Wishing you and yours all the best.

We just closed on a house in Austin on Friday after months of looking. Market is crazy. There were a bunch of bids. We had to bid $20k over asking. And the sellers are leasing to have time to close on another house and move out. We paid cash and they needed the money in a hurry to close on their other house. Congrats on your house. I’m sure it will be beautiful after your done.

This style of house is called a Juliet split-level (as in Romeo and Juliet) because of the little balcony formed by the upstairs hallway.

Please check the popcorn ceiling for asbestos. A lot of houses in that era used asbestos to create that popcorn ceiling effect. If there is asbestos you will likely have to remove the asbestos before doing any renovations. I did not see this comment on my quick scroll through of the comments. And no I don’t do asbestos removal and cannot recommend anyone.

Congrats! not knowing complete floor plan. I'd say leave kitchen door in case you do barbequing. We have a sorta large house and when I grilling I have to go through the great room to get to the kitchen. It can be be a real hassle

please PLEASE make absolutely sure that there isn't any asbestos or lead paint in those rooms before you start tearing things down... particularly in that popcorn ceiling!!! any amount of lead can be super super bad for you and of course we know about asbestos. Both were common in the old days so please be careful. Don't want to endanger you, or your grandparents.
