The location of the property is one of the most expensive zipcodes so price of property is quite accurate. The farther you go the cheaper it is..this is not just a Ghanaian thing it is same everywhere in the world. The 70 something year leasehold is renewable simply put no one can take the land from you ..you will basically give a token to the original owners (chiefs) to renew. Property prices are almost non-existent and extremely low as well.Ghana has a fast growing real estate market and the locales own/purchase majority of the expensive homes you see being advertised-It is a vibrant economy with so much money to be made as well.

Lenin Aboagye ... stop scamming people . It’s a dirt poor country and you are trying to charge 10 times more money than it’s actually worth. Shame. Stop your lies for once . These “chiefs” don’t own the land. These “chiefs” are exactly the people who enslaved their fellow Africans from smaller tribes and sold them. Shame on you and shame on these so called “ chiefs”. I dunno 350k You cant give the land to your kids cause they take it back after so many years. As you age how is the infrastructure and health care provided to the region? Seems abit pricey to me. Nice try tho gents haha. HOWEVER... if there is an opportunity for someone to obtain a contract to provide that medical care from ambulance to hospital thats not bad. If they keep their members certified and up to an international standard, that could be a HUGE selling point.

We need to avoid these Western practices of mass over pricing due to people retuning with foreign currency. If Africa plays this smart, the returnees funds can also be used to build up communities & job creation; not entirely blown on over priced houses!

You don't want to turn Ghana into Toronto or Vancouver where foreign investors drive up the prices so much that it displaces the locals. However, capitalism is capitalism and unless there is some sort of external intervention, the market will ultimately go where the capital is... :-/ I hope Ghana won't become SoDoSoPa. :/

This crib could easily be sold in the outskirts of Texas for $170k to $290k, them prices are ridiculous for a basic crib. The price would be good if it had more space and more rooms.

I visited 🇬🇭 in 2011, before the "Year of Return" and all of the hype. Loved it so much I stayed for two months. As an African American REI/Developer in the 🇺🇸 I have madd respect for what they are doing in Ghana. People in the comments complaining about price, you'll catch it later... maybe🤷🏽‍♂️

I suggest you start Real Estate here too vast lands available at Shai Hills, Apollonia, Dodowa, Adukrom Hills,Valley View university and Akwepem Hills.

These houses are waaaaaay' overpriced and CLEARLY aimed at Americans coming over, not folks there from the area. I don't want to hear anything about "negotiating", no, no, no they're just plain ol' waaay' overpriced, that's it. You can definitely buy a larger, nicer home here in El Paso, Texas for that amount of money. Americans would like to get away from all the bullshit taxes here BUT we're definitely not going to pay what we call the "Black Tax" which is high ass prices for no reason at all. sheesh'...

I agree, what they are offering in Ghana is highly overpriced. I built my luxury home in my homeland Kenya for 20% of the price. I used high quality materials and insisted on classy finishings. This price is ridiculous.

I think these properties are aimed at RICH Americans but I’m pretty sure you can find one way cheaper $30-80k. We can’t generalize Ghana. Just like in the U.S there are parts like L.A and New York City that have ridiculous priced homes but then as you mentioned in El Paso and some cities in Florida is it way cheaper.

Lulu2u2 Ghana’s president has decided to stop getting aid from the western world which would in turn stop the reliance on Westerners and also stop the political influence of the western views on Ghana. Ghana obviously wants the African diaspora to come to Ghana to make it economically better while in return we would have a safe space where majority of our colleagues would look like us and also where we won’t feel “othered” or having to work 10x harder because of our skin color. It’s a win win situation.

Great video. One CRITICAL factor in advertising your properties is staging. Hire a professional stager to furnish these homes. Also, don’t forget the landscaping!

Plus foreigners can’t truly own property or land in Ghana- You have to do a 50 year lease. It’s not ownership. Ghanaians can truly own. This is the rule since 2005

I disagree with what he said about buying it complete is probably cheaper... if you build it yourself from ground-up ... your gonna be rich because your profit will be much great ... because remember nothing there is in a fixed price ... you always bargain for your material so basically saving money eventho you want the best ... long story short is that your paying more for already build and furnish.... remember the laborers are paid below average because no pay rate in Ghana ... of course so they’ll work for any amount because they won’t get it from the govt

@Fay Sorry, but I disagree!!! The fact that it’s hard to build your own doesn’t make a house that’s worth way south of a $100k to double, or triple in price!!! Such model of business will NOT last, because the price is excessively jacked up artificially!!! These types of market behavior occur when there is “Oligopoly” or a “Monopoly. ’. In another word, basic human greed!!! The overprice is because they currently don’t have much competition. The excessive profit they are trying to make will eventually hurt them in the long run, because other builders will rush to quickly build in order to take advantage of the huge profit margin!!! Soon, the market will be flooded with cheaper, lower priced homes with lower profit margins to all the builders. They should think long term business, if they were smart business men and curb their greed!!! In another word, focus on giving people quality product at a fair price to gain people’s trust and secure their business. As people spread the word, they will refer friends and family, because you treated them right! Those referrals will soon make them the market leader that people trust, but the greed will snuff out their business before they can gain any market share!!! African businesses need long term strategic planning if they want to be able to grow beyond a couple of transactions or compete effectively on a global scale!!!

?@IVTress. The houses will be falling apart in a year or 2. There taking advantage of people desperate to buy a home & don't know what to look for or an inspector to check it out to make sure everything is up to standards. It's a lot of people that don't know these things if they never bought a home or don't have family or friends that could tell them what to look for who are home owners.People in European countries have bought houses with shoddy workmanship many times.

American Girl I disagree! We built a 2700 Square food house on 3 acres of land for half the price in the US. Their prices are a ripoff! They are educated in UK/GB and price gauging in Ghana.

People you have to look at the finishes, door hinges, floating sinks etc. I’m a Interior Designer based in Southern Florida, so I can see the quality here.

I think it’s important ignore the finishes and focus on things that cannot be changed. Someone can easily upgrade finishes, the door hinges and other fixtures. I think when buying a home, potential buyers should be looking at thing that cannot be easily changed. Things like the location, the overall size of the home, layout and bones of the house can not be easily fixed. If a home isn’t as up to date as a buyer would like, a buyer can always negotiate for a lower price and use the money they saved to update everything to their liking. However if a buyer is dazzled by the finishes and purchases a home that is perhaps not in an ideal location or is too small there’s nothing they can do to fix that.

Never show unfinished properties! Pave the streets. Second, share your website. Finally, share pictures and or floor plans and make it interactive.

Them not showing floor plans is one of my biggest issue I have with Ghanaian Developers. Not sure why they do that, but it's a turn off for a lot of potential buyers.

These properties are very modern and well put together. It is cool to see two black men create great quality housing. I disagree with most of the comments. I live in Houston, Texas which is one of the cheapest places to live in US and these men’s prices are fair in my opinion. There are houses like this here for closer to $500,000-$800,000 easy. They don’t just build nice properties for free. If they were any other race people would be dying for their information. Support black business

Is not question of supporting black business, but the black business should be honest and realistic. The real cost of putting together the house in the video will not be more than $90,000.00 which good profit was included in my estimate. The high prices in black businesses makes blacks move to patronise others that make their businesses cheaper.

People are complaining about the price, but clearly there's a market in Ghana for these types of houses at this price... If they sold three houses at one time, it clearly looks like there is a clientele... I'm inspired by these brothers. It's something I want to do!

Noope there is no market. Not any more atleast. Sellers have been dumping their properties on the rental market like crazy in the last few months. These brothers should consider coupling a trade school compliment to their business this way they can leverage The acquired Western standard skills of their team to train New tradesmen either for direct hire or to just certify. Ghana has a diverse population, in terms of wealth . Whereas civil servants can’t afford this houses , musicians, comedians business people and soccer players can afford it. In fact $350k is a two-week salary for most Ghanaian professional soccer players in Europe and Middle East. Don’t assume things

You are comparing a developing/rising economy with an established one. There are no comparison that can be made between Accra and San Francisco/NYC these cities have been developed for much longer and offer much more amenities than Accra. In addition, the crazy real estate market for these cities have been this way for the last day 15 years. Accra and capital cities do not offer anywhere close to the type of amenities and services that these major city centres offer yet are on track to charge prices comparable to these much larger economies. Don’t get me wrong there is a market for luxury, but it would be far more lucrative to build homes that are affordable and well made for a savvy entrepreneur. The standard of living in many African cities have not caught up to these prices unless these buildings are catered to mainly the expat community or the extreme wealthy.

It depends on where you want to live in Ghana. Accra (where these investors are building) is the capital and the fastest city so it’s more expensive to live there than it is to live in other popular cities like Kumasi or Cape Coast. I think that these developments in the video are not reasonably-price and that they market them to rich people only. If you’re in another development or another city the cost will go down.

The bathrooms are small, the sinks are tiny, there isn’t enough receptacles, there is no wide spaces between the 2 properties and there is no trees/landscape. These properties not worth more than $350k.

This is not exactly true. I lived in both Texas and New York. Yes, in Texas you can get this quality and size of house much cheaper. In New York, a house like this is more expensive but not 4x, closer to 500,000 to 650,000 USD if you buy above the Bronx. In the city, meaning in the 5 boroughs, then yes the prices are stupid. In Manhattan, Brooklyn or Queens 350,000 USD is a studio apartment if you are lucky and it will not be nice.

I think it's pricey but houses in Ghana in certain locations are expensive, especially because in the US and Europe you get to pay with mortgage. In Ghana the seller wants payment immediately n the reasonable ones will require you pay in a year. Very very very few consider mortgage. But for this neighborhood no thnx. Would pay that for a house right in the centre of town

Apartheid gave South Africa 99 Year Land Leases to pre ent Africans from actually owning land in Africa. Who actually is the source of 75 Years Land Leases in Ghana & Why? Britains Overtook Lands in Africa, made possible by their claim that there was no form of "Landed Property". Its very dangerous, not possible or sensible to buy a home built on land that is not owned by the homeowner.

You got that right. In Ohio you can get a brand new 3 level brick house 2 car garage central air,4 bdrs, 3 full baths and 1 half bath & 2400 square feet. Oh and 2 story full deck. A lot of people from Mexico are sending money home & having huge houses built way cheaper than that google it or on you tube.

Been a crypto trader for a few years now with expert Albert Boris trading for me, and this what you should know: it's not a get rich quick field, there are lots of learning and most often you'll learn from mistakes, so trade a little bit large and lose small at first.

You probably didn't hear what they said. A wealthy INVESTOR purchased three homes. The total price for three units/homes was more than 1 million U.S dollars. They were not pruchasef by an average Ghanaian working 9-5 pm with a thirty year mortgage with a monthly payment of more than $1,500 US dollars. Investors in America are partly the cause of home prices skyrocketing. Investment corporations buy up several houses in neighborhoods so it causes the supply to shrink and demand increase. This leads to higher asking prices for the average (non investor) buyer.

For those saying it's not worth 350k, these properties are more about quality and financial security. Sure, you could build a half-decent house for less, but then you have to deal with construction, labor, permitting, local politics, infrastructure, and quality costs for anything comparable. On top of all the charges, you need to wait for the property, and things can change fast if you need to liquidate assets an incomplete home won't go for much. They are charging the rates they are because they are dealing with the burdens of the cost and risk that come with the building a quality property, and then some (people do not work for free). They also took years and tons of hard work to establish their connections, infrastructure, and logistical networks to make sure you are getting your money's worth and that your home won't be taken with funny documentation and false allegations in a court case.

Most of what you say is why those places shouldn't cost that much. All those issues come with living in Ghana. There is no infrastructure. There's no air conditioning, garages, paved streets, conveniences. The houses look below quality standards in the US. I could buy a house here in PHoenix with all those things, including great schools where I own the land, for $300,000. No way would I pay that to live in a 3rd world country. I can go to Nicaragua and buy that house for 40,000.

Love this type of content, it is very informative and extremely necessary all over the continent. Listening to the interview it is so crazy how much similarity there is in the behaviour of an average person who wants to build versus the mindset and knowhow of a cabal of property developers. I do think you should have staged one of these town house more for a better content experience.

i own a house in Seattle and i paid it for 350,000, but This house in Ghana seems over priced.

@True teller. You can easily get large 3-4 bedroom homes in Ghana with lots of amenities for between $130k-$250k. You just have to pick the right area and developer.
