I've used the Green Homes Grant Scheme to insulate external walls of my property - will this be revenue or capital expenditure? With the trend to make homes more energy efficient could you argue that it is revenue expenditure?

Great content Josh! May I ask, having remortgaged my personal residential to to raise capital to invest in in BTL’s within a LTD company are there any tax savings to be had on the mortgage interest incurred from this borrowing?

@@ChloeCooks17 Yes you will be able to get tax relief on the mortgage costs as they’ve been used in a property business. Now section 24 is in full swing it will be given as a 20% basic rate tax credit.

@@JoshuaTharby I appreciate there are savings to be had on the mortgages against the BTL’s brought but are you saying I can claim relief on my personal mortgage that was remortgaged to raise the funds that were subsequently transferred into my LTD company as deposits?

@@ChloeCooks17 not the full amount obviously. Maybe if you put x amount into the BTL then that amount can be claimed

When the letting agent charges their fees they also Inc vat. Do you include the vat and their fee on your property expenses.

Hi Joshua, great useful advice! If i have properties in a LTD co and am a sole trader with some property in my own name also, can i claim the £6 per week home office twice, once on my self assessment and again on LTD company accounts?

Hi, when you talk about mileage. Can you claim for mileage on viewings to potential properties? Wondering about costs before first let as I hear different things? Can I claim for decorating of the property?

you can either claim the flat rate rent a room relief in place of expenses, or the actual expenses incurred if higher.

I couldn't find this either for a while. Then I eventually found online somewhere that it was under the page 'Change profit or losses' and question heading 'Residential property finance costs: (optional)' - near the end of that page. So the page sequence is : 1) Change income 2) Change expenses 3) Change adjustments 4) Change profit or losses It's in quite a strange place really, after the form has calculated your profit (or adjusted profit) for the year. Also, there are many additional questions on the tax form this year. If I was filling it in for the first time this year, I wouldn't know which questions to answer and which questions didn't apply to me. Having the word '(optional)' on most questions, new this year, makes it very confusing. It makes it sound like you don't need to fill in a question if you don't want to, and of course you do fill the question in if it applies to you.

Great video! Would costs incurred for a failed purchase be deductible? Costs such as transport, sourcing fees, survey, solicitors etc? What about costs for viewing potential purchases? Train/mileage or even food if it’s away from home?

Any costs which would be capital for a failed purchase are not deductible as they are abortive purchase costs. The costs of viewing the properties are allowable.
