I agree with you 100%, I bought one of my grandmother's old rentals, gutted it out, and restored it while living in it most of the time. I've seen people buy 5th wheel campers and store them in the driveway, and I think that's pretty genius to keep their quality of life while working. (As black people, we need to fight financial institutions, they collectively pigeon holding us)

I had a mortgage company do the same thing to me in December 2018. Didn’t help the realtor was pushing to the last dollar of the preapproval either.

Best way to get a property is get the mortgage approval first, not a pre approval, but the loan approved less the specific property. Pre approval guarantees are nothing, just pre approval, underwriting can find things. Quicken Loans is a conventional lender, if you want easier requirements with no tax returns and just an asset based loan where the house qualiies the loan along with good credit and 20% down in the bank go with a DSCR Loan. Conventional mortgages limit you to 6 properties, I have 28 DSCR Loans and there's no limit and you can get approved in 3 weeks.

But I'm a little confused. To get a land bank property, aren't you supposed to submit an RFP to show that you have the funds available to renovate the property? Plus don't they give you a timeline to get the job done through a proven contractor?

why would anyone want to pay you for a consult when the land bank gives clear instructions on how to bring these properties up to code? if anything they would need a contractor or an architect. you want the land back on your back because they make sure things are to code .

@@calvinm730 i watched to the end and made that comment prematurely. i didnt actually realize you are a contractor. i must have been exhausted last night. fyi, there are lots of videos in detriot, landbank and private parties. once you start watching a reno video the algorithm kicks in. i was never under the impression banks loan money to anyone unless student loans. one way we 'in the business' get money for our projects is to use our credit cards. you can use hard money or private but i dont. credit cards give you multiple cards issued by the same bank. take them all but use them the way you want because the interests on those cards are high. so rotate the balances. no offense, you are welcome.

The Detroit land bank sent three inspectors for my home, two in the beginning and one at the end, I didn’t have to pay for them, they were nice to me.
