I've been asked many many questions about the home and what, how and why I'm doing everything. This video will hopefully answer many of those questions. This is the plan for the house right now. But that doesn't mean things won't change as the restoration moves forward.

I've watched a lot of UK videos where they absolutely RUIN victorian homes with "modern" installations. So glad you're sticking to restoration, not renovation!!

@@The2ndEmpireStrikesBack As far as getting the interior back to as original as possible, you might want to check with the local historical society for photos of the interior. If the guy that built it was famous enough and wealthy enough, there may have been an article in the newspaper at the time his house was completed describing what it looked like, etc. You may be lucky enough to find photos that were taken as well. Just like now, people back then were interested in seeing how the rich and famous lived.

As a contractor/finish carpenter with a lot of similar projects behind me, the best advice I can give to a young man as yourself is the following. 1. Protect your lungs. 2. Don't put this project ahead of what's important. Your family needs to come first, don't let vacations, outings, moments pass you by because of the goal of finishing that house. 3. Start a 401k 4. Consider the cost.

Definitely protect the lungs and eyes. What may come later may be more costly than what this house cost you.

If you have not contacted the National Trust for Historic Places please do. They used to have a directory of historic preservation architects and craftsmen.

Fab comment and as someone from the UK I FULLY second this!! The National Trust would be a great contact to help advise you in the restoration for that wonderful building and help you learn more about Victorian architecture, interiors and the mechanics of a Victorian home. Moreover they’ll help you discover how Victorians would’ve used your home to live in and in practicality.

Only do the national register if you want them to tell you what you can and cant do with your home from that time forward. We have a 1916 farmhouse that we have been remodeling. But trying to keep it like it was. No ripping out any walls, no open concept, period! Same new windows that look just like the original ones. All our friends said when we bought it. You need to put in big picture windows and a deck looking out on the field and the lake. Like I would do that! We have been working on the farmhouse for 28 years now. Still more to do. It needed so much love. I'm so glad you arent one of those people that buy an old house and turn it into a new modern house. That makes me so mad! They just ruin an old house with character to modernize it. Buy a new house then. This lovely home is going to look gorgeous when you are through.

As much as I enjoyed Nicole Curtis, some of her minimalist choices baffled me. I appreciate your restoring so much of the original home. There is a red thread in my choices of programs to watch. The best programming shows building, and it is a bonus to see the thought process.

@Pi Nino Amen to that! "We're going to get at least 500 gallons of crappy white paint, and we're going to paint the crap out of any beautiful wood we find...shutters, windows, trim, cabinets etc... So much white...It's really going to brighten this place up! Then, we're going to get a BUNCH of boring, lifeless grey shit. Then, we're going to shamelessly flip-it for a profit of at least $200,000.00". --HGTV (gag)

I'm hoping to have mine done in 5 years, mines 1880 in the country. Getting ready to close/move in. My house has already been rewired, plumbing, drywall, HVAC, newer roof.

Kudos to you. Drives me nuts when people take these beautiful older homes and try to make them modern. If you want a modern home, build or buy one! Don’t deface the older homes just to get a modern aesthetic.

I'd much prefer old houses stay old, but it is an expensive undertaking that many people can't afford. If only preservationists bought old homes, we might find that many old homes would be torn down for new. Just something else to consider.

Yes, that’s why I don’t watch a lot of HGTV anymore because people (such as the Brothers) go into these old or older homes and take out walls, floors, whatever. It pisses me off. There’s that mother/daughter duo who take houses down to the studs. Disgusting.

Please don’t just slam the heating on flat out when it’s up and running everything will shrink and crack. Slowly slowly catchy monkey. couple of degrees a day goes along way. I know the house will leak heat like a sieve till it’s buttoned up wind water tight. but it will go along way if you add fans and dehumidifiers to circulate the air around the home and capture the moisture in the air. I used to run a Second Empire house museum. People loved the tours, just to actually experience the space, the high ceilings, and - one of my favorites - the pocket doors. Kudos to you and your family for taking this on!

For history, look up Pruitt-Igoe, Wikipedia describes this neighborhood before 1955. For the future, look up NGA West, will be built on 100 acre parcel just south of this house. Lots of gentrification in the neighborhood surrounding NGA may be on the horizon.

Good idea, my concern is: that putting an original cast-iron bathtub back into your home would call for some interesting attention. You might have to reinforce the floors beneath those tubs. Factor in the weight of the tub, then the weight of the tub with water. Back when your home was new, that would not have been an issue, but now? Period appliances, would be a lot smaller, and they are not as safe as modern appliances are. Some of my family members owned antique gas stoves/ovens from the 1920's, but, though they worked, we had to make sure that the gas taps were off, otherwise it would be a safety hazard.

@Laurence Fidhburn No, I'm from California. I just noticed that it looks like they have asbestos in the basement (on the water pipes,) and though antiques are nice, I personally wouldn't use antique appliances.

Yeah I don't think anyone will judge if he has a modern (aka safe) kitchen. You can somewhat period-looking modern appliances.

I've experienced that a lot of old lumber is from old-growth forests, and is more, robust, whatever, than modern lumber. But you can also "sister" in additional beaming where extra load-bearing is needed.

I know it adds a lot of extra red tape, but I do hope you're exploring the Historic Preservation Tax Credit programs available to help with your financing needs. There's also quite a bit of architectural salvage available around town if you ask in the right circles. It's so exciting to see one of the grand old buildings in the northern part of the city be restored.

I agree. He actually shouldn't have much issue with any so-called red tape because he is trying to be so historically accurate. Also, normally the rules only apply to the front street facing part of the house not the inside or back part. He also would probably benefit from being a part of the historic preservation league of St Louis's community as those people are all such nerds and know so much about historic homes in the area and builders and carpenters and all of that. I totally agree he needs to do it!

The 2nd Empire Strikes Back You are an inspiration. While others want modern homes and things, you are interested in bringing back a house that was a home to a family wanting to live there. Thorough you many will want and be interested in restoring properties that can give a story of how it was years back. Bring back to life communities and families. I so admire what you’re doing here. As someone studying 19th century fashion history and history in general, the joy I feel seeing you work to recreate history is immense. The importance of restoration vs renovation cannot be overstated. Renovation has its beauties for sure, but with a building this special, a true restoration is particularly precious. Bravo sir.

My dude, with 4 videos and a YT Channel that started only 6 months ago, you really are killing it. Keep it up and the revenue generated from our interest is going to help you big-time. You know there is a really famous hotel in San Diego built in the 1880s I've been fascinated with since the 1980s but I always wanted to know what the original rooms looked like, what the original layout was like, what the ballroom looked like before it was redesigned and then re-redesigned. I just recently found some of the original floor plans that have been archived and it's been so much fun just to even see those. With that in mind, I for one love the idea of a home harkening back to the original purpose. I actually love it. You don't see it done, you always see people visually modernizing. I like the idea of taking a few steps back. How amazing, poetic and fitting to have the machinery that generated the revenue for that house to help restore it? What else might you find? I bet it wouldn't take too much to figure out the original fixtures and that discovery is like a history lesson/restoration vlog rolled all into one. Henry Clay Frick wasn't a model citizen but his mansion in Pittsburgh was preserved, it would be an interesting one to take notes from, especially the kitchen. The man had a crazy shower as well. Well you sucked me in. I think there are a lot of people really craving a simpler time so well done on capturing the spirit! Cheers!

I can just imagine Christmas in a restored victorian mansion. Stick a christmas tree in the front parlour, decorating it in the more Victorian manner as opposed to the modern manner. I will follow this thing. I am also a bit sad as I always have been more of theoretically inclined guy, and never learned the skills needed to do a restoration like this. I do think it would be a fulfilling experience to restore a house from the state it is in now to its former glory, and that is an experience I personally probably will not get to experience. But at least I can follow this project and in my small way be a part of it...

Hay good luck! I bought an 1870's farmhouse and have been restoring it by myself. It's a labor of love, but the feeling you get when you get a room done is amazing. Just try and stick to one thing at a time. Many little victories will help you from going completely mad. Good luck with all the plastering, that is an art form in itself.

I can’t wait. If I lived close enough I’d come help with all the dirty monotonous jobs, sanding, scraping, scrubbing etc. Start a PayPal or Patreon account so fans can make donations to the restoration is this beauty.

Hi Caleb, i live in the UK and in a late Victorian house dated 1896. We have a lot of history here and some enviable restored houses. Some gutted and totally modern inside. I am so pleased to have come across your video and will now watch all of your progress eagerly...a lot to do but an amazing project. Good luck with the wallpaper, hope you find more and are able to get some printed. Very good luck to you..shall be watching all the way 👍🌞

This is only the 2nd video & I'm so excited for this! I will live vicariously through you. Side note: this may not work for you guys, but they do make modern appliances that look like 1880s-90s wares. As in modern gas/electric stoves that look like Victorian coal stoves & modern fridges that look like Victorian iceboxes. I love them & hope to have them in my own place one day (though I have debated on just doing a modern fridge camouflaged to look like a pantry door or door to a butler's pantry, or have it be behind a door)

My grandparents place had a bathroom in one of the rooms upstairs that was originally a bedroom. It was so fascinating as a kid because the room was so big that we had a couch in it!! I miss that house

I love that you are bringing this house back to its original splendor and staying authentic to the Victorian aesthetic. If you've not seen Sarah Chrisman here on YT, she and her husband live in a Victorian house as Victorians--wood cook stove and everything!

I love old STL. I still drive around questionable neighborhoods scouting out old stunners. It's nice to meet you, and your Victorian mansion. I can't wait to see your plans come to life. The old water towers are some of the last in the US, we're very lucky to have them, and your lucky to have the view of them and the arch.

It's very nice that you're bringing back the Victorian authenticity of the house.I'm not sure about the air bnb part of it.Some people aren't very respectful when they are staying in hotels/motels and bnbs they spill things on the furniture,they break handles,they leave nasty stuff behind.It would be sad to see that happening to such beautiful piece of art and history that you put so much love and work in it.You should do whatever your heart feels like doing.

I am so happy to hear you plan to restore this to its original Victorian form. My husband and I want to find a home and do the same thing. Nothing grieves me more than to see a Victorian home that has had all the character removed and is just another modern home inside.

Hey, it’s great to see you restoring this gem of a house back to its Victorian glory. I’m a fellow St. Louisan, so that makes this project that much more special to follow. On a side note, when you get to the decorating stage of the house feel free to hit me up. I’m a bit of a hobbyist reseller of antiques. I concentrate mostly on smaller decorative items such as pottery and glassware. I have a number of Victorian era items that might fit nicely in your home.

It's like restoring an old Duesenberg. It must be done authentic, within practical guidelines of course. I like the idea of updates in 1920's fashion. That's perfectly acceptable. I see that there's many people who retrofit some old appliances for practical use. Bravo for your bravery to save this gem! It's a big undertaking for sure.

I does my heart good to see your passion for restoring this beautiful old lady. Bringing her back to former glory is a HUGE job and I wish you the best as you do so. It will be a privilege to watch your progress. My grandfather was a builder in the late 19th century and he built both Victorian and Craftsman style homes in a small town in Southern New Jersey. He built the one my father grew up in; it was wonderful. His sister, my aunt lived there until 1969 and as children we spent lots of time there. Although essentially Craftsman, it did have some Victorian touches such as Fretwork and heavy velvet curtains in doorways hallways to prevent drafts. The dining room had a big deep bay window with a wooden seat and a diamond paned window - each little pane was an individual piece and it was gorgeous! The whole house was charming and full of Victorian style furniture. He built what I think was a unique staircase in that it was enclosed, but very wide compared to the stairways in your home, and the steps were actually quite shallow. The basement stairs went down from the kitchen, right underneath the main stairway. The basement had only dirt as flooring and to my young eyes, it was scary! The house had two stories with 1 bathroom and 4 bedrooms, two of which (the main bedrooms) where in the front of the house and joined by a pass-through at the front windows. The pass-through had an end to end bench covered in cushions where as children, my sister and I would curl up and read on a rainy day and watch the rain fall through three beautiful maple trees in the front yard. Sadly, those trees are long gone now and I don't know who owns the house, but I cherish the memories. The house I grew up in WAS a lovely Craftsman style (which I didn't appreciate at the time) and it broke my heart when I had to sell it once both of my parents were gone. You are preserving and important piece of history, something I wish more people were willing to do. Thank you and more power to you!

Would it maybe be an idea to source fireplaces from some of the other derelict buildings in the neighbourhood ? If someone decided to sell the ones out of this house, maybe you could do the same to some other house.

that is an ambitious project, we've been in our 1870 house for 13 years and it's still only about 60% done. If you're working fulltime it's going to take longer than you think. I'm looking forward to seeing your journey! We are living in our renovations however, which slows everything down because you HAVE to take breaks in between or it becomes overwhelming.

I applaud you and your family for going all the way, I am Canadian with a German background and one thing I miss here in North America compare to Europe are the historic buildings. We lived in a town that had Roman as well as gothic buildings . So koodoos to you for restoring this beautiful old lady to its former glory!!!! Some videos you may have could be seeing the making of the newel post and or fireplace with the Hall and brown tools. Some other videos might be showing actual restoration on the house. I love seeing people restoring old houses to their original state. Thanks; keep going.

I'm subscribed and following this. I love a historic renovation! My only suggestion: get it sound first. Water, electric, roof, etc. Then get your AIR BNB rooms up and running. You can rent them out for income while you reonvate! Just be sure to emphasize it's a live renovation while you are renting it out. I always do a historic home tour in any city I visit so I think you could really do this! Preserving the history will be wonderful.
