I got my daughter an apartment in the West End beside Willow Lawn (Henrico County) while in college. She absolutely loves it and everything is in walking distance. I have found this to be a safe area.

My overall opinion of Richmond and its metro area I’d give a 7.1/10 as the most accurate rating. It’s great and you’ve gotta fish out the good spots. But I’d rather live in northern va or Hampton roads just my preference. Those are pretty much the big three ares when it comes it to living or moving to Virginia

Lived in 2 places in the fan and the parking was a big issue especially when I came home late at night after waiting tables and having to park blocks away. Also the place I lived at on Monument had no washer or dryer in the building and driving to the laundromat sucks!

The biggest con for short pump isn't listed. The reason I would never live in short pump, is that there is pretty much one road in and it is cram packed with commercial and stoplights the whole way. Traffic is HORRIBLE at ALL TIMES of day. It's also a good little jog from the city compared to some other areas.

Wellesley and Church Run are some of my favorite neighborhoods in the area. Wellesley even made it on our best neighborhoods of Short Pump video. Waterford Way is another great one too! The ONLY downside to Tuckahoe Village is that it is a different elementary school system than many other areas in the "west end" and it isn't as highly rated as some of the others BUT the major PRO is that Tuckahoe Village is more affordable and one of the cheapest ways to buy a home in the Short Pump area. I would kind of lump Glen Allen in with Short Pump since they are so close together. Ironically the city has some of the best hiking and biking trails. Check out jamesriverpark.org/ for more info about the james river park system which is spread along the river throughout parts of the city. After that Deep Run Park and Crump Park are really nice spots too that are located in Short Pump and Glen Allen. Thanks for asking!

Manchester can be dicey, but it is improving with time. There is lots of new development happening there now mostly because of its proximity to downtown Richmond. If possible I would spend an afternoon driving around and checking out some of the spots you are interested in to see firsthand. I plan on doing a video driving tour of Richmond at some point in the future to help those who can't but I just haven't had time to make that one yet.

We used to live in a small beach town in NJ and walked everywhere but to the food store. We love a small town feel and quiet atmosphere. My mind goes to Williamsburg as potentially a better fit. I don't have great knowledge about Williamsburg so you will need to confirm that with someone who works that area. The oldest homes are predominantly located within the city of Richmond, and while the city will deliver the walkability you are looking for, it won't deliver the small town feel. Bon Air might be a good fit, but unsure that the houses there will be what you are looking for.

I'm looking into relocating to Richmond from Northwestern Virginia and I'm think of the area around Deep Run Park. But being near the city is important to me too. Near parks for walking, picnics and such, and higher education. I know there's an Art district and being a writer that would interest me. Near the James River. I'm wanting a good selection of condos or homes or townhomes. I'm retired but active. What would be your suggestion of a good part of Richmond to begin ?

It sounds like the Carytown/Musuem District area might be a good fit, or some of the suburbs close by. It all depends on your budget and your expectations of what you will get. Those areas have more distinctive styles and on the average are much older homes.

The closer you get to Petersburg the less desirable it gets. It all depends on where you are trying to anchor yourself near. Some of the neighborhoods near Hull Street are great, and parts of Chester could work too. Colonial Heights is the last stop before you get into Petersburg and some of the neighborhoods there might be okay but its hard to the best advice without knowing specifics.

Colonial heights is the only decent suburb of Richmond near Petersburg only for the commercial growth and sprawl there. But to be honest I’d try to avoid that area, besides the rough parts of Richmond city, that area is probably the most dangerous of the whole metro area

It is all a mixture of Pros and Cons, right?! VCU is located within Richmond City and depending on department/type of grad school you could be in 2 different areas (VCU vs Medical Campus). How far of a commute are you comfortable with? What monthly budget for rent? Do you need parking? Etc. This is an oversimplification but the City isn't as family friendly as the suburbs but if convenience to VCU is a factor, places near Cary Town, The Fan, Or Shockoe Bottom could work. Mechanicsville could also be good for you because its probably the closest proximity to VCU while still offering a family friendly suburb. I would recommend looking on the eastside of 295 for Mville though.

The only issue with Woodlake (and Brandermill) is the shrink swell soil that has caused a lot of foundation problems in those neighborhoods. It definitely seems more prevalent in Brandermill than Woodlake, but something to check for nonetheless. Otherwise, Woodlake is a BEAUTIFUL neighborhood and its location is great as well. When looking at homes in the area be extra vigilante in looking for signs of settlement.

Sarah and I do not work the rental market, and most agents in RVA don't as well. There might be a service like you are mentioning but if there is, I am unaware of it. I would google what you are looking for and see what results you find. I have a feeling the better play is to search - Richmond Property Management and call those property management companies. They can tell you what inventory they have coming up that fits your timeline.

Super tough question to answer. It all depends on what you are looking for in retirement. If a beachfront condo is on the wish list, Richmond won't deliver :) Check out our Tours Of "insert suburb name" and you will get an idea of what's nearby each of the major areas. I think it also depends on housing budget too. I know that's vague, but without knowing what's important to you personally I don't have much to go on.

I have friends who live in the Richmond suburbs and it's quiet and nice out there, especially the western suburbs, and good for families and retirees. If you're a young 20something and want funky independent shops, coffee shops and bars and clubs, etc. downtown Richmond's the place to go. VCU keeps the place hopping and lively.

That area is pretty much all commercial with incredibly limited options for housing. Check out our Best Mid & High Rise Condos in Richmond video. There are two large condo buildings that would deliver some options but that's about it within Shockoe Bottom. Church Hill is probably the best bet to find nearby residential, and we will cover Church Hill in our upcoming Richmond City Tour video (but it will probably be 1.5-2 months before that debuts).

If speaking about the condo building specifically, they are really nice and the views of the river are really pretty. You are close to some breweries and the Virginia Capital Bike Trail. The downside to those condos/brownstones are that the HOA fees are VERY expensive (at least for RVA). If you mean Rockett's Landing area and not specifically the building, the area is hit and miss. It is in Henrico County and not the City which does mean property taxes are lower.

Unfortunately cheap rent and good schools rarely go hand in hand, so without knowing your budget here are the zip codes I would check out. 23233 23059 23060 23114 23113 23112 23116 23111 and 23120. All of those have really good schools. The areas are Short Pump, Glen Allen, Midlothian, Mechanicsville, and Moseley.
