Today we chat about why my second homeloan was declined, how Telkom handed my account over to TraceOnline for debt collection affecting my credit score and resulting in being unable to acquire a second homeloan as planned.
The bank left the following message and links to help;
“If your application has been declined due to an adverse listing against your name, please contact the following credit bureaux for more information regarding your credit record…”

Getting out of my Telkom contract was such a nightmare. NEVER AGAIN... Yoh Mobile contracts are a mess

Thanks for sharing Tisa. This was me :( I had 2 Finchoice accounts years ago, I settled them both but they had put an incorrect balance on one of those accounts, and even though they had sent me paid up letters for both accounts, years later when I tried buying a car I was told that I had a bad credit score because of an unpaid Finchoice account. That time they'd still add interest on the "unpaid account" as if it was my fault and what upset me the most was the fact that even though I reported this to the NRC it was still "MY FAULT" that someone didn't do their job properly and even after paying the account, my name was still trashed.

virgin active too. I finished my 1-year contract with them and apparently I had to email them that I had no interest in continuing my membership with them. 6/7 months later I got a fat bill which didn't make sense coz I wasn't even going to the gym and my contract had ended, so definitely getting a paper trail is of absolute necessity.

You can imagine all the questions I had for Telkom, it made no sense and for the bank to not consider anything I was providing as proof 🙆🏾‍♀️even the letter from Telkom ! But I won’t give up we will get the mill+ that were asking for eventually. Thank you Nombuso 😇

It's important to consantly check or buy your credit report nana coz we don't want suprises! Im planning to rent or buy my 2nd property in June. I have paid off my 1st home loan in December and settled my credit card in Jan. So I need to monitor my credit report now to ensure that everything is captured accurately!

@@nhlanhla_magz928 Hey Nhlanhla. Soooo I found out that Clearscore is not the extract credit score especially when looking to buy property so I got my credit report from a bond originator and it’s actually out of 959…. If yours is 750 upwards then you’re likely to get great offers and options. I had less so although ABSA and FNB approved, Nedbank and Standard Bank declined immeditely. ABSA offered me a lending interest rate of 9.25% and FNB gave me 10% which I ended up not going for because I want to clear my small time loans as well as build up my credit score by investing and paying my long term commitments at a higher rate. Praying to be able to apply again next year around Feb - March 2023. All the best to you.

@@nomsa06 oh okay thanks I'll ask my bond originator to check, i have bonds that I took out in 2020 and 2021 and I am sure my credit status has improved since then. I just learnt I can renegotiate the interests as my credit improves so I intend doing so.

No I didn’t, I’ve never had a personal loan, just a home loan. But the fastest way is to beat the interest by paying extra, add any amount you can over an above your debit order.

Hey Nokuthula, I sent my third application and the bank declined again but I’m appealing the decline, let’s see how that goes. In the third declined the bank mentioned that I should maintain good conduct on accounts for 6 months to improve my credit history and overall credit score and they said a personal/ short term loans wouldn’t count.

Hi Tisa, I think they just punishing you for paying up your first home loan under 2 years because that meant they didn't make money from the loan thy gave you

Thats why its better to apply for home loans through bond originators. They know how to get it done better and faster. And its FREE

And they check by all banks and some you can get better rates because you got more offers from other Banks

Whether or not you apply with Bond Originators you still have to go through a credit check and if you have a bad credit score/ history or any listing against your name it will affect your application.

Yes true but they have a way of wording it to the bank that we don’t know about. Which might get u approved elsewhere.

MediClinic has probably not told them that you’ve paid up, send them the paid up letter from Mediclinic.

I love the energy of you being declined don’t deteriorate your Zin to buy okusalayo. When the bank does not like the fact that you paid early They did not make money out of you hence we not giving you. Is the asset held for income earnings or residential For Tax Purposes? Just look into that one too.

The home loan was eventually approved by the bank, but with a few conditions, I’m currently exploring other options. I’ll update everyone on the process as soon as I get feedback. Thank you Mhaya😊✨

is the property registered on your name? if so, How did you go around signing the transfer documents/ power of attorney? Did you sign them at the Embassy?

I went to the South African embassy in Beijing and signed all the papers there and got them certified too. The power of attorney that I prepared was not accepted.

Hey Jazz, I say we because my parents help me with identifying and managing the property, I don’t do it alone they do most of the work I’m more of the HomeLoan acquirer and money handler, the property is in my name.

Hi dear is not possible for you to use China banks to finance your south african home loan?akere u are legally there and you are working is hard to buy property in your country of birth using foreign banks where you are living or working?

China giving a non Citizen a loan to buy property in South Africa, that would never happen, even if I wanted to buy it in China, and it makes sense because that would mean they are empowering a South African with funds that should be empowering their citizens and their land.

It goes off as a debit order in my SA bank account like it would if I were in SA.

It really affects a lot of people’s lives, and they need to have a better system, keep checking your credit score and always make sure you have the proof and the letters.
