I go into detail on the soft wash system, the roof mix percentages, property protection, rooftop safety and personal protective equipment that should be use when cleaning a roof.

Definitely one of the better videos I've seen. I'd recommend rotating your pump so the motor is on top and the pump head is facing downward so if you ever get a leak in the pump head, it will never damage the motor. For me, I clean the roof off with a leaf blower as you do, but the primary reason is safety. Any acorns or sticks on the roof create a big slip hazard. second reason is to allow the solution to reach the surface without having debris in the way. ARMA is Asphalt Roofing Manufacturers Association. Even 200 PSI is too high. I have a document from GAF stating they have seen granule loss with as little as 150 PSI. The section of roof that you rinsed. That would have been the first thing I sprayed so it would have more time to sit and soak before rinsing. There are over 13,000 species of lichen and over 10,000 species of moss. Some species of moss will come off with a few good rains because their root structure isn't digging deep into the roof. Other species of moss will have their filiment root system burrowed deep into the asphalt and it will take 60-90 days to weather away. Or longer if the cleaning is done in the late fall as the microbes that help break down the dead moss are less active in cooler weather, sort of like leaving a piece of meat on the counter versus in the fridge or freezer. When spraying from the ladder, I like to reach up to the apex using the fan spray if possible to avoid shooting over the roof and to the lawn on the other side. It's not that big of an issue with shallow pitched roofs, but steeper pitched roofs are worth it. Instead of setting up in the middle and reaching from side to side, I put my ladder up at the apex and spray as far as I can along the ridge and walk my treatment down from there. This way when I do move to the eave and set up my ladder, I don't have to spray all the way to the edge of the rake and have overspray going over into the lawn and landscaping. I'm not trying to be condescending, just sharing some tips that may make you able to work quicker or more effectively, and possibly reduce risks to plants and landscaping. Options are always good. The only point of failure is I didn't see you wearing any safety harnesses. That is one of the few roofs that OSHA may not fuss too much about, but since you don't have a harness included with all of your great info, I'm assuming you do not typically use one. I would also recommend looking at SoftWash Systems Green Wash. It has a bleach catalyst that boost the bleaching, sanitizing and oxidizing power of the bleach so you can use less SH, and also reduce risk to plants and landscaping. I've never used more than a 4% mix while using Green Wash. It will pay for itself in saved SH, or break even, but with the reduction in salt content, it's a great added value and it is bleach safe. I'd also recommend a gutter cane, either buying one or building one. I wasn't sure I'd like it so I built one, and the first time I used it I was a huge fan. I let it run about half open while getting things ready so the path of water and SH from the gutters is saturated, then turn the flow down to a heavy trickle so as any SH reaches the gutters, it is diluted and flushed, and as it reaches the ground instead of landing in one spot that is ready to absorb liquids, the area is saturated and the SH is spread across a much larger area. Plus, if you have extensions on the end of the gutters as you did in this video, the early water flow will definitely work in your favor and avoid a massive dump of SH and salt when the next rain comes. SoftWash Systems also sells something called "Final Wash" which has a bleach neutralizer. You can put it in a Chapin 362 sprayer and rinse your equipment and trailer to neutralize any SH and keep your rig looking good longer, and avoid rust and corrosion, or significantly delay it. I also keep a 5 gallon bucket of water with some Final Wash in it. I empty the SH from my line, then run the water and Final Wash through the pump and hose to neutralize any SH. You can also upsale on a house wash because it has a heavy cheater wax that can leave a little extra shine on the vinyl siding, and neutralizing any SH is another selling point. I do almost nothing to roof cleaning, but something to consider. Instead of half way rinsing the entire roof, you'd be better off rinsing heavily on the bottom 4-6 feet. then when it rains next, by the time any SH or salt reaches the gutters, all the plants will be covered in rain and the downspouts will already have flooded the landscaping below. The gutter cane is about the last thing I remove so the gutters are free of SH when I leave the job, so the next rain will have to work before any salt reaches the ground. You linked a 50 gallon tank. Take a look at Sprayer Depot dot com. I was able to get a quality brand 50 gallon tank delivered to my house for less than what was linked. They also install all bulkheads and accessories to your tank for free if you buy from them. I recommend making all tank penetrations and connections from the TOP of the tank. This way you will never have a leak which could cost you a lot of time and money repairing a big dead spot in a lawn, or an EPA Clean Water Act fine if you allow it to drain into the storm sewer.

Hopefully some roof cleaners can get a couple useful tips to make their lives and work a little easier, quicker or more profitable or have less risk to plants and landscaping. The absolute best advice I could offer to any roof cleaner is get some professional training from SoftWash Systems in Florida. It's not cheap, but even if you're only doing it part time, it will pay for itself quickly. I suck as a fast talking salesman, but I can talk circles around 99% of roof cleaners out there with my technical knowledge and that lands me so many jobs that I normally would not have gotten, and at a higher profit margin. I cannot stress to people how important that training is to long term success.

If you want to know more about SoftWashing, I strongly recommend getting some professional training from SoftWash Systems in Florida. His companies have cleaned over 130,000 roofs and they have made every mistake you can make in the cleaning industry, and their training tells you how to avoid them along with chemical knowledge, laws, safety, road rules, and on and on. If you plan on doing this for a living, the money invested in professional training will quickly pay for itself as you talk circles around the uneducated people competing with you. I'm not good at sales, but people hire me over my competition where on sites like Thumbtack I win about 80% of the bids where people are actually looking to have their roof cleaned versus just prices shopping and never reply and never hire anybody. People are smart enough to know the difference between a weekend warrior and a trained professional, and the trained professional will win most jobs where people care about the long term value of the roof.

Angel Reyes, I'd recommend getting some professional training before getting into roof cleaning. the SH mix is a lot stronger than house washing and you can do a lot more plant damage, and there are plenty of ways to do the job better and get a much higher sales closure rate with proper training. I'd suggest contacting SoftWash Systems in Florida for training. Nobody is better. I beat down my competition all the time with the knowledge because as this poster said, a customer can really tell the difference between someone who is trained and someone who learned watching KZfaq vidoes and reading forums. Everybody and their brother is doing house washing and lowballing offers left and right and ruining the business. Roof washing, not many have the courage to walk on a pitched roof every day and you still have some lowballers out there, but usually you can easily talk circles around them and win the bid with a higher quote just because people will know you are trained and you'll make the other companies look like a joke. I do about 100 roofs a year. Almost exactly like you do them. I think the only difference is I don’t rinse or prewater with a garden hose because its not enuf flow and the customer’s pressure varies too much. I always fire up my PW and put in the 2520/0020 tips and use about 350 psi and rinse with a lot more flow for those plants and the siding etc.Great video. I love watching others and reinforcing what I know and just seeing how others do it. Keep up the great work brother

If you are constantly working off of wells, you could also get a second tank, maybe a tall but narrow tank and put a float valve in so the tank refills when you stop watering and use a pump, or buy a 3/4 HP booster pump which will literally pull water and give you higher pressure to rinse, and if you have enough flow, it will give you a lot more GPM than any pressure washer. I don't have one, but from memory they put out about 120 to 140 PSI at about 12+ GPM?

I have a bunch of pressure washing equipment to start out with and have experience pressure washing but one thing i don't know is what chemicals I need for what. Like sodium hydrochloride for you said a roof. What would i need to use for driveways, vinyl siding for mold, moss, oxidation, ect. What to use on brick and everything. I just want to make sure i do this right. I don't want to make huge mistakes starting out . Thank you!

But I will keep watching and maybe in the spring when it gets busy we can set a date. I’m serious man. If you're doing this part time, that's good, but if you are going to do this full time and want the absolute best training around, check out SoftWash Systems from Florida. AC Lockyer has been in the business for 30 years, and has been providing SoftWash training for many years in classroom settings and hands on training. SWS has had back to back $5 million dollar years so I dare say he is the best and most successful in this business. His training covers chemicals, safety, ladders, OSHA, plants and landscaping, mistakes that can be made and so on. If a mistake can be made, he or one of his employees has made it, and the fix is in the training. AC Lockyer was also a horticulturalist for 7 years prior to staring this roof cleaning business. He also offers training classes on salesmanship, marketing and is available as a business coach to come out and spend a day or two with you and he'll tell you everything you're doing wrong and right, and help you structure your business to be more successful.

hi I usually remove the moss with a brush and blow the ceiling and clean the gutters and put moss kiler powder on top .. .. to do your step I would have to first do everything I usually do skipping the step of applying the powder and then apply the soft wash method?

How do you keep from spraying in the ridge vent when spraying from the ladder but needing to get those ridge shingles? Also do you use 1/2" or 5/8" on your output side of the 12v pump?

You can also use a fan spray to minimize how much reaches the vent. Hot air rises, so air is pulled up through the soffit into the attic, and then exhausts through the vent at the top, so you shouldn't get any SH odor inside the attic. One tactic I use is to spray the ridge vent from directly over top while walking the roof, or putting my ladder at the end of the roof and spray straight down the ridge, and then walk the treatment down to where I know I can treat the rest from the ladder at the gutter line.

What is 4 percent mix is that 40 percent SH AND 60 percent water? And do you do 1 ounce of surfactant for every gallon?

Hi bud great video!! I am starting my business slowly at the moment I got my water pressure machine also my surface for driveways last week.. I am looking forward to do the roofs but don’t know how to start it, specially talking about chemical etc.. I am just wondering about how can I mix my chemical... using bucket maybe? And spray it? What should I do? 🤷🏽Thanks brow!

Hey Raymond Notario why do you start at the top I was always told to start at bottom. Doesn’t it even make a difference. Also how do you do ceramic tiles and what strength. Thank you very much.

The best way I can explain how much to spray is to apply as heavily as possible, just short of having much runoff. I apply a very light coat first going one way, then a heavier coat going the opposite direction. Bleach is an oxidizer so the more oxygen it gets, the better and faster it will work. So the light application coat will really kick start the process and the second coat will put on enough cleaning solution to soak in and allow the dwell time to do the rest of the work. I can clean a roof using about 30% less SH than most people I see using this method, and also have less salt left behind from less SH being used. Plus going both ways ensures you get better coverage on all sides of the shingle. I've never harmed a plant using this method, with the exception of two jobs. One I instructed my helper to rinse a roof with no gutters but he got a call from his wife and got distracted and forgot, and a gutter drained into a cracked pipe and dumped salt all around the roots of a boxwood causing about 30% of the leaves to turn brown, but all plants recovered.

How do you know what % you’re mixing at ? And why are you worried about getting it on the siding and deck? Don’t you use to same stuff for decks and siding ??

Great video. To get 6% how do I do ratio. I'm going to just use my 20 gallon 12v chemical sprayer to do my mom's house for her and I already have 10.5 % bleach I'm just not sure how many gallons of bleach to mix how many gallons of water. Also it doesn't rain here much so how long would I leave it on before I rinse it off?

5.5gpm 12v everflo. Yes in this vid it was just applewash. I'm not buying anymore though.

@@RaymondNotario 5.5 GPM is the best in my opinion too. I've used a 7.5 GPM a few times and find even with experience, it just puts out more volume than you need to do good work. The 5.5 is actually faster because you have better control.

Hey just a FYI if you batch mix applewash it will kill the color. As for the amount of soap the higher the pitch the more soap. If the roof is flat you can even get away without using any.

Any suggestions for someone who doesn’t have a soft wash setup? I’m focusing on small jobs hoping to use a pump sprayer if possible?

Just to get by for now you can use a pump sprayer, brush and a garden hose to rinse with but you will want to save every penny and upgrade to a pressure washer or soft wash system asap!

How do you figure out the square footage of each roof? Are you measuring it or can you look up the address online and search for that info? And what’s common ..40 square foot for roof cleaning?

I’ve heard some guys say they only wash the dirty side of the roof. I believe the best practice would be to do the entire roof every time. Do you agree?

I don't use square footage. I always look at the property and figure up how much time and material the job will take and then charge what I need to make to run a profitable and legitimate business.
