Jeremy this is great that you've put together this course for Marriott owners. I know a few Marriott owners who have no clue what they own or how to use their ownership. I'm going to show them your course. They definitely need this. It's a great investment in their ownership to learn what they spent so much money on and how to maximize their usage. I bought 2,000 points 2yrs ago and i enjoyed it very much. We take a trip to Marco island in Sept for 7 nights once a yr. for 1300 points. Then use 250 points in Hilton Head twice a yr usually in Dec, Jan. for 5 nights each visit. I really consider that to be a steal. I purchased MVC at 25,000 and pay 1600 in dues. They also gave me 8000 points and bonuses.. Best purchase i ever made in my life lol.. I also have the Marriott Brilliant Card, so we use that to travel in summer months. Together it makes travel a complete joy. But like u mentioned. You will never get peak days with 2,000 points. My family & I are traveling to Panama Beach 4th of july for 3 days at (Marriott legends Edge) for 900 points. Thats pretty damn pricey for 3 days..

This was an amazingly opportune video. And I sincerely thank you. I have long enjoyed staying at Marriott-managed properties. I am not, fortunately, a budget-restricted traveler and thought a Chairman’s Club-level purchase (about 17,500 points) sounded appealing. I am retired and the vast majority of my post-pandemic travels are done pretty much spontaneously. I live in Colorado and when I hear a major snowstorm is a-comin’ I am headed to warmer climes. Snow was fun when I was a kid, now, not so much. From what I gather from this video, I am much better off NOT buying the MVC membership. Thanks for helping me avoid a purchase I would surely regret. 👍

Given your situation, Marriott points program may not be the best option. The system isn't set up very well for last minute reservations. While they are out there, you need to be very flexible and may only be able to book a few days. Thank for watching and glad the video was helpful.

I just attended a seminar and bought 1000 points to add to my existing deeded week that I own. The car salesman that convinced me to purchase said that I don’t qualify for the new abound program because I don’t own “Trust” points. After reviewing the contract, I exercised my 10 day cancellation clause in the contract and canceled. My main reason for canceling was because 90% of the new properties that are included in Abound are already n the same locations as Marriott Properties. I have to remember that in the future, I always need to refer to “Destination Timeshare” before I make any rash decisions with Marriott in the future. There are many similarities between car sales and timeshare sales. If your week is eligible for enrollment in Abound, that may be a way to go. I don’t know exactly what you own, but good for taking the option to rescind 1,000 points isn’t a lot to really be able to do anything with. Thanks for watching!

Resale Marriott Trust points can be used in Abound. Buying anything resale with Vistana would not.

I just finished the presentation at the MVC Phuket, Thailand. I was looking at the 4000 points p.a. option which cost an cash upfront of US$60k (instalment option would be more expensive) and annual maintenance and service fees of currently US$2130 p.a. total, subject to annual increases. The membership would have a duration of 36 years. In addition, they offered the choice of an additional 8000 initial membership points or 540,000 Bonvoy points, if we made the decision there and then. I turned down the offer because I would never make such a commitment without thorough research. Sales were obviously very pushy, which is a big red flag in itself. The more I learn now and the more opinions and reviews I read, the more happy I am that I didn't become a member. In fact, I am struggling to find a single review that is really positive.

Excellent points! We have 2000 points and even with that amount we are having to borrow points from the previous year usually! I normally take my daughter to NYC every summer and for 3 night 4 day stay at their place in NYC it is about 1700 points!

ALL TRUE!!!!! I bought a Marriott deeded week way back in 1990 at Desert Springs 1 Villas. The program now in no way compares to the previous product. If you do wish to go with Marriott at this time, buy a deeded re-sale at the specific location you wish to visit yearly, or every other year if you get the every other year re-sale.

HI Jeremy, love your Videos they are very informative. I have a quick question for you. I am planing on buying in the Resale Market MVC. I am still not clear and want to make sure if I buy in the Resale Market in the next few weeks. I will have full access to the Sheraton, Westin and all the Vistana Resorts which are now part of MVC. Please let me know thanks

Resale weeks need to exchange through Interval International in order to stay at a different Marriott or Vistana resort. Resale weeks don't get Club Points. I hope this helps and thanks for watching!

thanks for the Reply, but I am buying 4000 MVC points on the Resale market . Not weeks. Do I have the same access if I buy from Marriott Directly the points for The same points with will have full access to the Sheraton, Westin and all the Vistana Resorts which are now part of MVC. I am still not clear on that , please help thanks

@@yunusmotiwalla1446 Got it, effectually there are no restrictions when it comes to resale points. They work just the same as points bought direct. There are punitive fees to be paid to MVC when you purchase resale points, but once those fees are paid they are as good as if you bought direct. i ended up going on a 4 night vacation at marriot cypress vacation club in orlando about 2 weeks ago and as i was checking out they called my room to see i was interested in 5 nights for 299 total . i pay the 300 up front but i have to do a "90 minute tour " and i can use it in the next 18 months . just to visit the concierge before i leave. i did, i paid the 300 i have a feeling they are gonna try and get me to purchase a full timeshare when i go back

Most certainly they are going to try and sell you their timeshare product. That is the goal of these promo packages. Nothing wrong with going and saying no though. You are under no obligation to buy.

It depends. There are situations where owning will give you an advantage and be cheaper. The real deal with Marriott timeshare ownership though is in resale weeks and not points. Thanks for watching.

Most any site will be an owner listing or in come cases a broker selling for an owner. So the site doesn’t matter as much as who you use for the closing agent and who holds escrow.

We have a MVC in Orlando- been fortunate to exchange it for the Caribbean over the last few years. We just bought 1000 points, my thinking was that we can trade these for Bonvoy to use in the US. But now that I look into it- that is not easy to do !!! Thoughts ?

Buying only 1,000 points planning to convert to Bonvoy isn't a good option. The conversion rate is 40:1 but you can only convert 50% of your points to Bonvoy. That would net you 20,000. About enough for one night, then you need to figure out how to use the remaining 500 points. Is the week you own in Orlando enrolled in the points program? YOur best option is to rescind your purchase and do more research as to what your best options are for adding to your ownership. Thanks for watching

I developed MVC Made Easy as MVC announced the Abound program. The MVC made easy was created prior to the resorts becoming available in the MVC website for booking. That said, the impact from a useage standpoint for Marriott Point owners was minimal. MVC owners just had new resorts to pick from when making reservations. The mechanics of the program didn't change. So the content covered in the MVC Made Easy still applies even with the addition of the new resorts. If you are interested in the MVC Made Easy course, there is a $10 off coupon available through the digital download that I reference in this video and there is also a 30-day money back guaranty; kzfaq.info/get/bejne/e8x0bNl0scnSXYE.html If your primary reason for buying MVC resale trust points is for access to Vistana resorts, I would suggest considering other options. Right now, Vistana availability through Club Point reservations is heavily reliant on Vistana owners electing their weeks for Club Points. Certain resort can be hard to reserve because of this. If booking Vistana resorts is a primary plan, buying a resale mandatory Vistana deeded week may be a better option. You don't get access to Marriott resorts, but reserving Vistana resorts is much easier using StarOptions at the 8 month StarOption booking window than it is with MVC Club Points.

I will also mention that the MVC Made Easy course covers both points and weeks based ownership. It gets into more details of weeks because weeks are more complicated. Points are points. Weeks are where one can squeeze the most value out of the program.

Great and informative video. I bought my 2BR oceanfront in Aruba in 2008 during the mortgage crisis. 19k, it’s worth 3975 points. That said….. I will never change it to points ever ever again. I was not able to change those points in no matter what my flexibility was. They are just NOT there when you look to book a place. Like zero availability unless you want to go to Branson, MO or some god awful place. No way you’re gonna book Hawaii or aspen in ski season. Forget it. Don’t buy what they try to sell. The Marriott reps sell them well…. But there is so much that they lie and fail to say. After 3 years (2 years of extensions due to COVID) I was just able to book a 1br in Aruba for November 2023, and 2 nights in Bangkok for January 2023. 50 points left over. Now those points rot. So according to your calculations $16/pt. $800. I’m sure I’m not the only one that loses the points. Trading on interval not any better. Keep your home week. My advice: LOVE the place that you are buying.

Executive is kind of the sweet spot of the program if you plan to use Club Points. But only buy more points if you need more points. The cheapest option is to probably buy Westin Aventuras. While the maintenance fees are up significantly for 2024, they are some of the cheaper maintenance fee per point and they are cheaper to buy. You can also look into buying resale Abound Club Points.

I listen to this and wonder if “your best destination is a timeshare”. If Marriott isn’t a good value, what company is? We enjoy your videos and the course. We are staying at Ko Olina now and attended a presentation yesterday where bundles and rental were discussed. In addition ,the special discount was mentioned.

Timeshares can be a good value depending on the destinations you want to go to, the maintenance fees (ever increasing) and your use rate (you're paying maintenance fees every year so can you use every year, or rent out). We have owned Westin/Vistana since 2004 (now part of Marriott). We have used every year and hosted family many years. However, given what we could see our weeks for (Vistana options) compared to what we have spent, it's a depreciating asset. Not like owning a second home. You can pick up weeks on the secondary market for less than buying from the resort company. Some restrictions. Last year, we rented out two weeks on Maui for $2000 more than our maintenance fees. That isn't guaranteed though every year.

I think Marriott can be a good value, but the value is harder to find with the points program. Buying a bundle can get you in much cheaper but if you are able to travel for seven nights at a time and can learn the trading game in Interval International, having a deeded week is were the best value is found with Marriott Vacation Club. @@DestinationTimeshare could you send guest? What I do with Worldmark is I put the rate (discount rate really) I pay out of pocket, plus 40$ and 100$ cleaning fee that covers the guest fee. For example a 2 bedroom condo in Vegas is 110$ for me but ok Airbnb it’s 155$ which is still cheap for a 2 bedroom condo with 3 pools, 3 hot tub lazy river, etc. You think Marriott vacation club has anything similar where I could possibly do something similar?

Yes, you can send guests on a reservation made with what you own. So if you have 2000 points and make a reservation, you can add a guest to that 2000 point reservation.

Hi Jeremy- is there any timeshare you can buy and be a retiree and "live there " all year round? This is something I have thought about although not sure if possible. There are rumors out there. I'm interested in Wyndham Bonnet Creek.

There are some fractional timeshare systems out there like Marriott Grand Residences where you own 13 weeks, But I am not sure these are ideal for this purposes. I know several people that live in timeshare full time, but it still usually requires moving from resort to resort. I guess you could own enough points or weeks in a system or resort to make it happen, but many systems have a maximum length of stay in order to avoid issues with being considered a long term tenant.

There really is no one best beachfront Marriott timeshare in Florida. Each has their pros and cons. I did do a comparison of Marriott Ocean Point and Marriott Oceana Palms though; Which One is Better for Your Next Vacation? It really depends on how you plan to use them. I think you need to have a targeted plan of action and a specific vacation in mind to see if it makes sense to pay for the Bonvoy points via the certificates or just pay cash. I think Bonvoy award stays are great in places like Europe where a hotel in a major city can cost hundreds if not a thousand dollars a night or more, but for just visiting somewhere in the USA to stay a night or two at the Marriott isn’t a good deal. They may also be good for major US cities like NYC. I wouldn’t use the voucher to just take the points and sit on them for a long time as Marriott has a tendency to devalue their points and what you paid for today won’t get you the same think in a couple of years.

Not really. 25,800 points won't get you very much. This also only works out to about 750 Club Points in the Abound program. This isn't even enough for a studio unit for a week most times of the year. Small contracts are just there to get you in the door so they can sell you more later.

I bought points 2 different times over the past 11 years. My average cost I paid was about $8 per point for my 4,000 points a year. I've been thinking about reselling back to Marriott. What do you think it's worth now?

I don't think Marriott has an official buyback program. You could call email them and ask, but they are likely to give you very little for them. You could try checking Redweek.com to see what current asking rates are, but I suspect they are less than half what you paid. That said, if you want to sell them, that is a good option vs giving them back to Marriott.

I cut a check once a year for about 12000 and I travel to Myrtle beach , Hilton head , southwest florida and key west as well as other places anytime and generally anywhere I want. I’m gone form NH from start of oct - end of mar and it’s great. 2 bedroom units that are more than 3 star places. see ya timeshare haters. I’ll be at the beach or in the golf course Sad opinions out there

Resale is certainly the way to go. In the end it costs about half of buying direct. Availability is certainly another issue completely. I do see a lot of comments on my videos about availability when trying to book Marriott Vacation Club points. The best chances for success are right when the booking window opens 12 months in advance.

If you want points, then certainly resale points is the best way to go. Though I am still a believer in resale deeded weeks. They work great for us, but there are a lot of fees that get added on when you get in to trying to exchange through Interval International.

Please advise. We bought yesterday. They took our legacy week and 38K told us our cist per point breaks down to 8 dollars but theyll buy back our 5000 pts at 50 percent of current market value when we want to get out. Told us current point value is like 22. Is this a lie? Do we have time to stop the deal we already made?

Hello Tammi, Thanks for watching! I don't know where you purchased, but you should have a 10 day rescission clause in your contract as required by law. As for the deal, I don't know what week you sold back to them (resort, season), but I can almost assure this wasn't a great deal and they had some lies in there. Last I saw, current retail price is around $16.40 prt point. These can only be resold on the resale market for $3-$4 per point. Marriott has no buyback program at 50% of the current price. Your only way out is to sell resale and lose 75% ore more of what you paid. There are better and cheaper ways to get points when buying and spending this much. Also, if the week you own is enrolled in the Abound program, you already have access to points and can rent extra points for around 70 to 75 cents per point. THe current maintenance fee is about 88.3 cents. So you can rent and transfer points for not much more than what they cost in annual fees. The best recommendation is to always rescind/cancel any retail timeshare deal. You only have this one chance to cancel but if you decide to later buy direct from Marriott, well, that option will still be there later. I am going to provide a couple links below, one to a video on my channel about your right of rescission and another to the Timeshare Users Group Marriott Owner forums. Both are great resources. The forums are made up of plenty of other owners and is a place where you can ask questions about what you currently own as well as your points purchase. @@DestinationTimeshare thank you for your quick respond. Time share is Myrtle Beach Sat to Saturday around labor day and not in abound. We bought into ABOUND vs a legacy owner as we where with Ocean Watch MB. The sales guy insists that we have to hold for two years then can sell back to them and 1/2 current value which today is like 20 bucks per point.

The sales person was blowing smoke. There is no formal buyback program where you have to hold for two years. Why would they buy back for $10 per point when they can can pick up resale weeks through right of first refusal at about $3-$4. Also consider this, it is just a bad deal if you buy at $35,000 and can sell back in two years for $$25,000. That makes your yearly cost of a couple vacations to be $5000+$3500. The $3500 is the annual maintenance fees on 5,000 points. You can get a lot of great vacations for $8,500 a year. The week you own, is it Sheraton Broadway Plantation or Marriott Ocean Watch? When did you purchase? Was it resale or direct?

Tammi, I would like to figure out how to get your contact info. MULTIPLE TIMES at different Marriott Vacation Club we were told they guarantee they will buy back our points for 50% of the CURRENT value the time of buyback. Did you cancel your contract? If not, let’s work together to take legal action if needed to get a notarized signed document stating this. Let me know if you canceled or not, and if you have this in writing. As you saw from this content creator who owns Marriott, he says no way this 50% deal is real.

Deeded weeks can book at 13 months as long as you own two resorts and are reserving with the two ownerships for concurrent or consecutive weeks. With points, you need to be an executive owner (7000) points to be able to make a 13 month reservation for 1 or more nights.

I had my Marriott timeshare since 2021 bought it at 23k and it seem like it’s killing my pockets I tried purchasing 1 week at a resort on interval works for 350 and resell it for 400-500 but it’s no money because it cost more to put it in somebody’s else’s name then it won’t work due to your holding fee on the room what else I can use to make money off my timeshare

Interval International doesn't allow the rental of weeks obtained through them. That could get you into trouble with your II account. Those weeks are cheap on II getaways because they are generally off season and don't rent all that well. Your best option might be to try and rent out the points as they are. Though they only rent for about $0.70 per point, which isn't much more than maintenance fees and won't cover the loan payments if you financed the purchase. Timeshares really aren't intended as a method to make money. They are there to purchase time in a vacation resort. If used correctly it should be cheaper in the long run than paying out of pocket for the same or similar accommodations. THere are ways that people make money renting them, but this is usually with timeshare weeks and not usually from points.

1000 pts can get you a summer week in Hawaii,,, a parlor room at Kauai Beach Club Maintainance fees are better with trust points because all resorts are lumped in together... Oh, but trust point MF's are normally HIGHER than trust points. 2023 trust point MF are about $0.68/pt vs for $$0.62/yr. Not very small. And to resell your points, it's $3-4/pts PLUS the initiation /junk fees, pushing the cost up to $6-7/pt to the buyer So, WHAT are good reason(s) to buy trust points instead of deeded weeks

Points so offer more flexibility, but that flexibility comes at a fairly high price. There are also some cruises and tours that can be booked cheaper with points, but those usually require a lot of points (10,000+). Not many people have $150,000 to drop on a bunch of MVC points. Between entry Hilton and Club Wyndham purchases, my MFs are about $2,000, and I can squeeze out 18 nights in a 1-bedroom, largely weeknights and off season. It would be tough to swallow $3,000 MF for one vacation, even if a solid week in Hawaii at peak season.

I do the same with my Bluegreen. I can exchange 4 weeks of my Bluegreen timeshare into Interval International and paying 4 exchange fees and my MF's of $1500 plus Housekeeping fees of $150 per week and exchange fees of $300 each I can get 4 weeks at 4 Marriotts for less than $3000. $1500 plus $150 X 4, Plus $300 X 4 Plus $99 for II yearly fee Plus I buy E-plus on each for $89 X 4 = $2559. I have been routinely getting 4 weeks of Off and sometimes peak season Marriotts for my Bluegreen. There are ways to do this without owning Marriott. I vacation in Marriott more than my friends who own Marriott. I made Platinum just with my timeshare stays. LOL.

@@thejokerspeaks it’s nice to have a toe in different systems with the EOY units because these developers are constantly changing the rules on us and if you are too heavily invested in one system you really feel it if they screw over their owners which sadly happens often. Also it’s nice to have access to inventory in multiple clubs if you travel a lot.

@@DestinationTimeshare I own a multi weeks UDI at Christmas mountain village. It trades in both II and RCI. Also SFX takes some of the red weeks. Unfortunately the BG mafia forces all the points owners to only trade thru RCI now so they get screwed. It’s only the old weeks owners who can trade in II if their resorts are dual affiliates.

I have been told at multiple “sales” sessions by Marriott sales employees in Orlando HQ, and other Vacation Club locations that Marriott guarantees buying back any points for 50% of the then current retail cost at time of buyback. The reason they have blurted this out several times, when we ask that if due to health issue, or family offspring do not want the program, Marriott will buy the points or weeks back for the 50% of current points. They brought this up when we asked are we would to hire the vacation club exit lawyers. 1.) Anyone know of this is true? 2.) if true, has anyone done this?

Thanks for watching. I am not aware of any such program and would seriously doubt it is legitimate. Right now Marriott can buy resale points back through right of first refusal for about $3.50 a point, why would they opt to instead buy back at $8.30 a point? (based on current $16.60 retail price per point). You are to never take a salesperson's word for anything, unless it is also written into the contract. Even if true, any such buyback or deed back program is never guaranteed. They change things as fast as the winds change. Selling resale is always an option if things go bad and you can't use the points, but realize you will only get about $3-$4 per point for them on resale (currently).

Marriott are the responsible crooks if this claim to many people (you have someone else in this comment section saying same thing before I posted) is a lie. Thank you for the response. Oh, they claimed they had first rights of refusal AT the 50%.. Are you sure of your position? Worth a YT video with one of their managers letting you know what is the deal.

@@johnross6314 There is a saying about timeshare salespeople, you know they are lying when their lips are moving. This is mostly in jest, but you do need to only beleive what is written in the contract because that is all that is enforceable, Unfortunately timeshare salespeople will lie and they mostly get away with it. The contract stipulates that any verbal guarantees are meaningless unless it is also in the contract. This happens with all timeshare systems. Some sales reps are more honest than others.

Why bother with all these points' schemes? Just look for reasonable accommodations where you want to go. Points are like casino chips--they separate you from real cash.

I do agree about points, but not necessarily timeshares in general. For us, timeshares save us considerable money for what ends up being superior accommodations over a regular hotel.

I cannot imagine anyone who took the time to understand these things and viewed the comments of poor souls who got pressured into them would have anything good to say. Just look at the eBay or sites like that for people trying to get out of these timeshare prisons.

@@ThunderBroomPilot I am not a timeshare salesperson and do not work in the industry. I provide information so people won't be pressured in. They can make an informed decision about the product. There are certainly many bad timeshares out there and the timeshare sales process is horrid, however I advocate to purchase resale and save thousands and we ourselves us them for many years of great vacation memories.

I guess that some people make it work--but you assume that your tastes and preferences will not ever change. If they do, you might find timeshare to be a stone around your neck.

@@ThunderBroomPilot Thanks for the discussion. We have owned timeshare for over 15 years. Yes fees go up, but so do hotel and resort nightly room rates. The "ever increasing maintenance fees" is a fallacy used by people who don't like timeshares and don't properly compare them to the world around them. I have yet to see a special assessment fee, but that doesn't mean it won't happen, They are however more rare than people seem to think and are usually the result of mismanagement of an HOA trying to cut corners. As for tastes changing, we still cruise and take other vacations. We also have access to over 90 different resorts as well as thousands outside of our direct ownership network. Even if I went to a different resort every year, I would never get to them all in my lifetime. I am sure I won't have any issues finding something new to do. We are actually going to Aruba for less than $500 for a week. It takes work but if one is a bargain hunter, timeshare is perhaps the best way to save money with vacation accommodation.

You are most certainly talking about something that is not Marriott Vacation Club points direct from Marriott. Perhaps you are talking about Sheraton or Westin Flex? Even at that, 111K annual points would be much more than $9,000.

I watched and I know less now than I did before. You explained nothing I could understand. This could help people like me a lot. I live in Cincinnati and I'm not a Marriot member. I want to vacation the month of January in West Palm Beach on the ocean. Put a peace of paper down with a camera on it not you. 1. cost of joining I don't care about points I need to no dollars. 2. Cost of a month 3. Cheapest place to buy what I need in dollars. See that wasn't hard at all.
