Is there a place to learn about building & creating the contracts you have in place to be official lending operator? I have the money, i want to learn your process/legal paperwork and then go out and find deals with people and start transferring the funds

The make money on the back end step he talked about is called "bird dogging" (just another name for referral) also, not new. This has been done for years. It usually only works with people you know where you trust they are going to pay you for the referral. They dont have to unless you have a written agreement to do so. Nothing new here either.

Pace has not created gator method. He is ustst the one giving it a name. I learned about this method back in 2010...giving someone who already invest front end money to get a return in 1 to 3 months. Above what u lend them.

I think I may have understood this wrong, but the borrower has to pay $1,000 out of pocket to pay the seller for the agreed upon amount of $2,500? In this case you were in 1st position so to speak because you fulfilled your end of the agreement right.

Very interesting. Next time, try an arbitration clause in the contract so that the buyer cannot use the court system to his advantage. If he refuses the clause, you just saved money. Also I commend you for telling like it is, I just hate when I see Pace M claim insane % returns on EMD, this is just theory, like you pointed out, you can't expect to close on time, and your money is not used immediately with the same returns.
