Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

I live in Miami in a town house which I own and it's 1200 square feet. My HOA insurance covers my roof and walls. So I have to just get dwelling insurance. I went from 1100 to 1200 to 1800 to 3900 and my renewed is in July and it went to 4100. I only qualify for citizen. So this is very true about the insurance.

So we lost everything in 09 when did the Madison Florida 2019 right before the big bug I worked on her house the next 3 years I paid $40,000 for a fixer-upper they say it's worth $200 I don't know but it's much cheaper there than anywhere down there so I wish you much well and there's certainly a good area for you it's all matter timing I will pray that you find the right timing God bless Kevin and Donahue

Brant I fully agree with you and insurance costs are killing me. Unfortunately 5 years ago my son was sick requiring a 120 day straight hospitalization. I was fortunate to have excellent health insurance and I believe that was a big part of his survival and recovery. The experience made me weary to not continue to pay for good insurance regardless of cost. The expenses of all my insurances take a large bite of my income but they also covered over 10million in hospital bills.

Paid off inexpensive house...(200,000.00) Did 4 point inspection to get insurance, Quote last year $2,000.00.. This year $4,000.00... Self insured in N. Fl.

I’m self insuring, also. Ian left me with 3 small sections of asphalt shingles missing, no leaks or any other damage, but enough to get a reroof. UPC Ins. went insolvent, split Dodge, and left me hanging with having to replace my roof after they threw me a few measly shekels. I figure I survived all the other hurricanes with no damage for many years. Here in Cape Coral Ian was a hair from a Cat 5 and my street had no gulf storm surge flooding or rain water flooding. I’ve chosen to at least have fire and liability ins. Even if I have to replace my roof with a new one every 4 years I’ll still save way more by self insuring. I’m only worried about tornadoes as the hit ‘n miss threat🌪👀. Good luck in north FL.

@@generalnguyenngocloan1700 I went through Irma in Naples and Ian in Madison and had no damage. WE asked God to protect us. He did! However $400.00/month and I have been self insured for 5 years come Sept 9th.. I cannot afford that. Hope you are doing well in spite of the storms and tornados!

@@kevinpugh9780 When I retired I should’ve settled on the east coast instead of the gulf. It seems the gulf gets it a lot worse. St. Augustine is nice, but the home prices are too high for me now, and the crime in nearby Jacksonville is ☝🏻. Who knows, NE TN, Tri - City is looking more affordable. No country for old men.

Floridians need to be afraid of Citizen's insurance not any other company. Citizens does not have the reserves to pay claims and they are backed by the state. If there is a major storm the state of FL will be paying those claims with your tax dollars for decades.

I bought a house in interbay tampa in 1985. Paid 35 thousand dollars for it. Today this same house is for sale at 620.000 thousand dollars. And this house only has 1 bath and only 1300 sq ft. The world has gone crazy.

Great information and the legislators are aware of these videos that are being placed on youtube and blogs. The main issue is legislation and lobbyists. an area that we cannot control. Florida senators and state representatives have to be messaged, written letters and visitations by all that are affected by this. with ongoing disasters across the entire nation, there is no way a insurance company can keep up with all the claims. What is the solution? on going increases given to the insurance companies the insurance commissioner board and legislators give the final approval. Inflation is another factor and that is supposed to be controlled federally. With the present administration in Washington, with a leader that gives our hard earned monies away to warring nations and developing nations for arms. We really need lots of prayers. insurance companies are not in it to protect us they are for profit and the goal is not to fund claims. Then the laws mandating the banks do not have to carry insurance coverage on loans and the person who has the loan must have insurance on the property when legally the bank holds the note until mortgage is paid off. The people in power making laws to protect Homeowners associations and is attorney driven and actually in Florida State statutes give the HOA to foreclose on a Homesteaded property and even charge 18 percent on late dues , fines, dues, and pick the providers for a community. also, take out million dollar loans by amending the covenants with just proxies. several times I have contacted senators and lawmakers yet, to no avail. These people go by the studies presented by the insurance companies and lobbyists that fund them for elections. lobbyists are legal by our constitution of the united states. it needs to be amended and its a fight because the lobbyists influence law makers of large corporations. Even if administrations change can they reverse the damage that has been done? 4 years is not enough. Really there is no homeownership if there is a mortgage, or taxes are not paid. imminent domain, capitalisms, which is not democracy. How do we control greed, price gouging, monopoly's, insurance companies are a cash cow and they have lots of monies coming in per month and the financial division of the company invests the monies into other business and then it drains their reserves for disasters. what is the solution? going bare? not able to with a mortgage, or a HOA. Its checkmate.

I feel blessed to own my Port Charlotte home outright. I dumped my home insurance company in 2021 after they attemped to triple the annual premium. Instead I harden my home with hurricane shutters and a metal roof. Completed the upgrades just prior to Ian. Ian ripped some rain gutter from one side of my house, which I replaced at a cost that was far below any deductable one would be compelled to bear in an effort to make their premium "affordable".

I disagree with you. The problem is that Insurance companies want to provide insurance to people with ZERO risk. If you own a business, that fact has become very clear. They have also become excessively greedy. People pay for insurance for years and years. They pay far more into it than they will ever get back in an emergency. They do so, so that if and when they do have to make a claim with an insurance company that they can be made whole, but that is not the case anymore. Example: I lost my kitchen cabinets to a flood. There was also wall damage. The insurance adjuster came to my home and told me all the things that I needed done because of the damage. New cabinets, new walls, paint etc. Then they sent me a check for $5,000.00! So, I asked them, tell me who can I hire to do all that work for $5,000.00 and they said that is not their job. I said of course it is your job. You are telling me that I need all this work done to make my kitchen whole again. You are saying that all of the work will cost $5,000.00 to do, so who do you know that will do it for that? You get the point. They want to continually collect money from the people, but they do not want to have to payout. Insurance has become just another corporate scam to steal money from the people and the law backs them. (Homeowner's Insurance, Car Insurance etc.) It didn't used to be that way. You paid into insurance for 20-30 years and over that time you might make one claim and you WERE MADE WHOLE that one time. That does not happen anymore! I never did get those cabinets back. I lived in a kitchen with no bottom cabinets in it for years. We bought one cabinet with a sink in it just to function. It took us years to come up with the rest of the money to fix the kitchen. But we still had to keep paying our homeowners insurance every month though.

I'm in Miami. I've been with State Farm for 40 years. I replaced my roof recently. Paid out of pocket. Brought straps up to code. My insurance went from 7600 down to 4200 after an inspection.

Regarding inflation…what happens when inflation eventually goes down? Will they decrease your insurance premium because the cost of goods and labor has gone down? No, they won’t. I haven’t seen a significant increase (PA) in my premiums (home or car) in many years. Fingers crossed, but a lot of people keep saying “well, that’s everywhere “. Even if it’s most areas, it’s nothing like you are seeing in FL and TX.

Got 3 quotes on my roof, last person said this is wind damage insurance will pay for this. To far into process to stop claim I find out his quote for the roof was 19K, other quotes I got were 12K. I ask insurance WHY are you paying this? Their answer basically that's what's approved for your area. I explained to them the other pricing and it fell on deaf ears. This is part of the problem in the insurance market no one is talking about, there willingness to over pay. Now this is in Georgia but still applies I'm sure.

99% of the time you can never justify not having insurance. One serious situation and you could be paying more than 500k. Car accident you get sued for all parties medical and vehicle repairs. A health issue in America will cost hundreds of thousands of dollars. Someone gets injured on your property you might as well hand over the deed. You also lose all the lawyers the insurance companies pay for to protect you. It's bad advice to tell people to self insure

Why have insurance rates skyrocketed? Partially due to building costs skyrocketing. Why are building costs skyrocketing? Two reasons. Firstly, a lot of construction was being done by illegal immigrants. Over the last decade or so the government has been cracking down on that, so Americans get the jobs. Great, except Americans are a lot more expensive. Someone has to pay for that, and that is home buyers and insurance company. Secondly, a lot of the basic building material is imported, such as timber from Canada, etc. Over the last decade the US has been using duties to stop or slow down imports in order to protect American producers and production jobs. Great. Except that American products are a lot more expensive that than the stuff that used to be imported from Canada and Mexico. Both of these two policies, namely immigration crackdown and protectionist import policies, have been politically popular. Well, these policies are not free, there is a substantial cost associated with them, a cost that homeowners are now paying. There are no free lunches in life.

I'm paying over $5,000.00 a year on homeowner's insurance and have never made a claim in my life. Seriously thinking of dropping the insurance and using that money for hurricane mitigation instead. After a few years the house would be a fortress with all the upgrades.

Ironic how the real estate agents in Florida want the interest rates to come down which will continue to drive up home prices which the State and Insurance Companies use to set their rates. The best thing for Florida and this country in general is to bring home prices back in line with affordability and the other expenses will follow suit or you would have a reasonable risk to self-insure.

The insurance situation will not improve. Hurricanes are occurring more frequently with increasing severity. They have become what medical insurance refers to as a ‘known condition’. Ever tried to get medical travel insurance with a heart condition? The same principle is at work here. Insurance companies traditionally cover disasters that MIGHT happen, not events that occur annually. The sad reality is that Florida is becoming uninsurable. Parts of Florida are likely only a few years away from government ‘buy back’ programs. This is already happening in disaster plagued areas in Canada and Australia.

I pay $1700 a year home insurance and my home value is 400k. It’s over 100 HOI companies here and you just need to shop around. South FL middle class HOI cost about 5k annually

People are also to blame. It should be used for near catastrophic losses. Not a"free roof" when a named storm goes by. Or $3k in flooring because the dishwasher leaks. All these claims add up to higher premiums

I also watch a lot of law channels, and IL is widely regarded as the most politically corrupt state in the union. And has been for a long time. So no shock there. I haven’t seen significant increases in my car or homeowners in many years (PA).
