I live in a Barndominium in the Midwest I love it but in reality it’s a cheap house to build at the time but not now but on the flipside of that it higher maintenance cost for the upkeep of the barndominium I know I had to do it

Is s/one who hopes to build a "BARNDO" (sorry) going to have to possibly shell out $1300 or w/ever for a PLAN...take it to a lender, & only have a lender shoot it down, & then be out the cost of the plan because nobody will FINANCE it? Is it nothing more than a crap shoot? What's your educated guess in getting one financed? We're in the greater Columbia area by the way (Lexington, West Cola, etc).

Ok please explain this. We bought our house in 2015 for 300k. We sold it in 2019 right before covid. And now it is worth over 1 million dollars. Like. Can people please leave the upstate of South Carolina!!!

lived here all my life - It's getting TOO crowded and it's loosing its small town feel. Too many people moving here from other areas changing it to - "the way we did it back where we came from" so it no longer looks like the town they moved to. Sub divisions going up EVERYWHERE loosing the woods, fields and pastures that make this place nice to live. I foresee in the next 10 or so years this place will be a shadow of what it use to be :(

The amount of lumber that goes into a framed house exponentially adds to the amounts of mistakes and bad installation. Barndominium doesn't transfer loads to walls like framed houses. The loads are transferred mainly to post.

I’ve been working with potentially having a STICK BUILT that has since tried to discourage me from going with a Barndo !! He talked a lot about it rusting over time and cooling/heating costs.

I underwrite most of the portfolio loans for a mid sized credit union. It's my understanding that we're more flexible than banks, and we usually won't touch these. -Its hard to find comps, market area so we usually have to value them manufactured, which sprays up the LTV given that it's so much more expensive to build one of these into drop a mobile home in most cases. -people want to Mickey mouse this themselves and unless they're a developer in their own right, we're just not going to fund that. -The people who take these on generally do it try and save money over the long term. For the amounts that they ask for it's just not worth us taking the time to underwrite and manage disbursements. - people come in thinking that you're going to provide them with a step-by-step guide to securing finance and getting this done, but very few people have experience handling these. This might be one of the few times when hiring a sultant is actually worthwhile. My advice, Pirate builder that's specializes in these type of builds specifically in already has partnerships with lenders who know how to underwrite and manage them. Chances are you're not going to save any money doing it this way, so if you're doing it for the aesthetic, it might work out for you, but if not, you're probably better off just searching until you find a traditional house you can put sweat equity into.

We had a barndo built by a horrible builder… we are currently having to look into having another built because it’s apparently more cost effective to start from scratch than to fix the mistakes

Good rundown. I need to start envisioning what retirement is going to look like, and sometimes I think about a barndominium on 20 to 50 acres. I would have a small plot to grow some veggies and keep chickens, some covered parking for a big class A RV or fifth wheel, a 3-car garage, a private airstrip, and a hangar for a Cessna. Although the chickens may not be big fans of the Cessna coming and going.

Crime rate?
@jenilenrd
@jenilenrd 4 ай бұрын
We found Anderson clean and cute but it was like a ghost town. Most of the downtown "shops" and restaurants had very limited hours even on the weekends. Especially Sunday...most everything was closed so no antique shopping, no lingering through the cute "shops" on your day off. We found it very unfortunate as we wanted to experience them. The restaurants were very limited as well...no lunch or limited lunch hours leaving 2 places very busy for lunch. We were told by the local brewery (which was dead on a Saturday evening) that "they shut down early due to the crime and that it is not a safe place to be at night". Very disappointing. It was unfortunate as the city of Anderson has so much going for it. We found all the big box stores, franchise restaurants, hospitals, etc. easily accessible. The people were generally friendly with the occasionally grumpy person here and there but we experienced mostly positive interactions. Our hope is that with continued growth, the local shops and restaurants will expand their hours which will bring more people out and about therefore changing the abandoned/ghost town feel.

I'm thinking and designing a 'stilt house'. If it's not on stilt it's cost too much. As for kitchen...no kitchen..i hate kitchens. Waste of space and im not a chef. Solution. I will build a ' mobile kitchen island ' that will everything kitchen in the island. Because it mobile it can be put anywhere and even be hidden.
