So if the boyfriend didn't live there, the long haired dude would be expected to pay $400/month for a room half the size and no bathroom? That's a shit deal for him. Should be $450, $450, and $300. Just my opinion.

30hours per week for teaching are a lot... OMG! I`m also teacher, in Singapore, and my schedule is only 20hours per week: 5 days/week. In our institute we`d never be allowed to work 30hours per week. It`d be too much for us. 10 years ago I used to teach in Saigon: nice life there but working conditions were nightmare and income tax are too high. Saigon is a great place only for living but not for working. Thanx for sharing your life.

@@WONDERCeeTee He is talking about in-class teaching hours, not work hours. 20 teaching hours is easily over 40 hours a week. Trust me, 30 teaching hours is an INSANE amount of work. I have about 16 teaching hours a week, and I work 40+ hours a week between class hours, prep hours, projects, and administrative work.

Why does the person with the huge master suite pay the same as the guy with the little room with no bathroom? Doesn’t seem equal.
@mirandahouchens6508
@mirandahouchens6508 5 жыл бұрын
Everyone (except my partner and I) pays less than they would if we were splitting the cost by room. Four of us split the 3-bedroom apartment's rent equally, bringing the cost down to $300/person instead of $400/room. In addition to that, Harrison actually chose the room in the back with the separated bathroom (which is his personal bathroom) because it has the most natural light. We're all friends and everyone in our apartment is quite happy with their choices, no need for concern. :-)

John Doe Four of us live in this apartment and we each pay $350/month total on rent and utilities. Teachers in Vietnam make between $15-20/hour typically, so it’s quite easy to afford the cost of living here in Saigon.

Yes. You state the rent in your video, and hourly pay can be researched. But how many hours do you work ? Classroom hour pay or clock hour pay ? How is my guess of $ 2,100 USD a month gross per teacher in your case ?
@mirandahouchens6508

I only teach part time (8 hours a week) as I work almost full-time with Ninja Teacher, but as an example, two of my roommates work about 14-16 hours per week and make between $1000-1200/month (and one works full-time on a salaried position and makes more). They could pick up more hours but are easily able to live here on that salary and enjoy a lot of extra time. You'll find a wide-range of salaries per month that teachers take home here depending on how many hours they work but those are just a few examples!

Miranda Houchens. When people quote hours they mean teaching hours? How long does lesson planning generally take for a new teacher? Thanks
@mirandahouchens6508
@mirandahouchens6508 6 жыл бұрын
People typically mean their actual hours in the classroom, but it can vary based on the school. My center only pays for the teaching hours (which I think is probably more of the market unless you're on a salaried position). Lesson planning can take some time at first (depending on your background/experience with education) but it's something you get better at with time. At this point (about two months into teaching for the first time and having completed my TESOL through Ninja Teacher), I'd say it takes me an average of 30-60 minutes planning per 2-hour class.

So if it was a 12 month lease, the rent would be cheaper. Plus more people equals more deposit (I guess).
@ninja.teacher
@ninja.teacher 6 жыл бұрын
Rent is usually cheaper for 12 months leases yeah. The number of people doesn’t usually determine the deposit though, it’s usually 1- 2 months deposit plus first months rent, and just depends on the landlord.

Hai Dang - just to be clear, she said there is 12-15 units in ONE house with mostly “singles” units in the house. So to simplify, says avg of $600/month per unit x 12 = $7,200/month income / $500,000 = 1.4%, which is greater the 1% & will positively cash flow, so is actually not bad for the investor. Even at the higher end range of $700k, it still barely beats the 1%, so is still not negative cash flowing & they are likely in it for appreciation. And i used very conservative numbers for the calculations.

@nguyenthiphuonganh 3 жыл бұрын
Kenndy Lay It depends on the locations. You can find some cheap apartment (2bed), which is far away from the center for 80,000$. We don’t have property tax, no income tax on rent >>>> SO

Vietnam is like Florida with 100 million people Japan and Korea are the same. In Ho Chi Minh city, we hardly can buy any house for 100,000$.
