Thank you fir sharing you great reviews of some very nice apartments. I have to say any apartment with the washer and dryer in the unit wins my decisions first!! Then secondly for me tge kitchen has to somehow have some light shinning in that area point!! That is how I feel about paying the $6 or $7 grand there in NY. Furthermore, you are right about having a so called three bedroom! For me, that 3 bathroom becomes an office/study/ bedroom.😊

So, for me the selections would be Unit 3 with washer & dryer in unit!! So nice that was. Then Units 6 with balcony, Unit 8 great window fir the kitchen and Unit 9. Again, any two or three bedrooms with made the extra bedroom an office/study/ bedroom. So, on many larger apartments I see that I have to give up the washer & dryer in tge unit for another important reason to match why I am spending those rental dollar amounts.😊

In future videos please talk about how long vacant/ on the market. Prices are coming down and many landlords have warped expectations of how much they are going to get. Half of these high end units have been sitting empty for months.

Hey, for future videos, is it possible for the video to not be that fast? I feel like we aren’t getting to see the apartments properly as the camera moves so fast whilst not completely showing the different separate spaces . ❗️❗️

For the compilation videos I prefer to make them quicker to give the audience an overview. In the future I plan to create videos that only showcase one or two units though and those will be much slower!

Are there HOA fees in addition to the rent? If so, those studios for 1 person would be greater than 50% of most salaries, I would think. What is typically approved as percentage of salary?
@hayley_bailiff
@hayley_bailiff 4 ай бұрын
No HOA fees while renting! Some apartments have amenity fees for the gym and whatnot, it just depends on the building. Typically your annual salary needs to be 40x the monthly rent. For example if you want a $4,000 per month apartment you need to make $4,000x40= $160,000 per year. If there are multiple people living in the apartment then combined you must make the 40x. So for 2 people to pay for the $4,000 apartment they need to each make at least $80,000 per year

How does the average person survive here? Someone working at a restaurant or a retail store? Is there anything affordable for them in New York or do they have to resort low income housing?
@owenmccord5078
@owenmccord5078 3 ай бұрын
There’re many levels of affordable housing. The limits can have lower maximum income restrictions (say ~40K/yr.) Others you can earn up to $180K. Keep in mind we don’t typically own cars, so that’s a smaller expense. Small apartments don’t typically cost much to heat/cool; and you live a lot of your life outside in public spaces when you’re not sleeping; so most don’t need a ton of room at home. Also, the outer boroughs are much more affordable (for the most part) than midtown Manhattan. Fair question, though!

@@owenmccord5078 The prices are still too high, especially for a place you don't own.
@patriciasalem3606
@patriciasalem3606 Ай бұрын
@@melissagreye8445Not everyone wants to own, though. As a renter, when something breaks, you don't have to fix it. And of course there's a trade-off for living in NYC. Prices are similar here in LA. My sister pays three grand for a junior one bedroom in Hollywood. No doorman or gym because it's mostly one floor in a historic building, but she has an outdoor patio with a great view and a fireplace.
@melissagreye8445
@melissagreye8445 Ай бұрын
@@patriciasalem3606 sure, but you don't build any equity. Especially after paying high rent after 10, 15 years that adds up.
@patriciasalem3606
@patriciasalem3606 Ай бұрын
@@melissagreye8445 True...although all that equity can get wiped out with a recession. Mine did (not in NYC). Until you own the property outright, or have very little mortgage remaining, it's always a bit of a gamble.

I enjoyed these tours. However, 🤔 "A very good size." "A lot of space." "On the larger/smaller side." "Definitely enough space." "Tiny compared to the other room." "Larger than some studios." "It's that big." "Good amount of space." "You can see how large it is." "Massive living space." "A ton of living space." *How many square feet??? What are the room measurements? What are the ceiling heights? * I need *numbers* not your *opinion* on what's "large" and "small". I'd also note that, for NYC, these are not "luxury " apartments, these are *standard issue* for Manhattan. Imo luxury starts at 10K per month. But I defer to your judgment on that matter. Carry on, your presentation and voice are great. I'm interested in what else you're showing!
@hayley_bailiff
@hayley_bailiff 4 ай бұрын
Thank you for the feedback! There was a lawsuit a few years back because a floorplans measurements were slightly off, so now most management companies don't tell you, not even on the official floorplan. And thats fair about luxury typically being more expensive. Often times for rentals if there's a doorman and at least few amenities it's considered a luxury building. One of these days I'll do some 10k+ units though so stick around!

How much salary do u have to make to afford these luxury apartments
@owenmccord5078
@owenmccord5078 3 ай бұрын
Look up the average salary of Manhattan residents. Once you account for residents of “affordable housing units” you’ll get a better idea of who is paying “free market” rent.
@roystrickland3363
@roystrickland3363 3 ай бұрын
Typically, landlords ask for forty-times the monthly rent as your annual income. Thus a $4,000 apartment would require $160,000 in income, a $5,000 apartment would require $200,000 in income and so on.
