Joe, I go on the clerk of courts websites and look under probate for filings. In our area they do not publish the documents online but you get the book and page number then go to clerks office and requests copies. They print them for you. Look for petition for executor or editor appointments. It is usually done with or near the first filing. You can also look in the classified section of the paper to find the published details for anyone that desires to make a claim on the estate.

have you ever sent a hand written letter to expirds and a cma package? i was thinking of doing this to older expirds. Thoughts?

I haven't but I like the idea! The biggest key with older expired listings that I've found though is to have a conversation with them and ask what their plans are for the house. I hope this helps!

Thanks! Unsolicited CMAs for past buyers and sphere of influence, circle prospecting around recent home sales for building a database of owners to nurture and searchable video content for long-term passive prospecting that grows in value over time.

I work mainly with second home, investment and luxury properties. My clients are all out of town, buyers and sellers. How do I find them ? I did buy leads and I wish I had seen your video first!

Helen, thank you for the kind words! I too am in the 30A area with mostly out of town agents. The focus I've had has been on giving value to the out of town owners. I found it harder to target the buyers except through catching them in open houses or through referrals as the online lead purchases were low quality. The key I did was calling the owners around the recent sales to provide details and letting those conversations lead to nurturing those out of town owners. I also utilized consistent direct mail to specific neighborhoods with high concentrations of out of town owners. I hope this helps and feel free to reach out with any questions. Jimmy

@JimmyBurgess those are all good ideas. I have started direct mailing in neighborhoods. I was thinking of using social media to connect to them. There are not a lot of educational opportunities with my Niche. I have my RSPS and CLHMS. But I have to adapt alot. I have listened to your podcast they are excellent. Been using Chatgpt 3 for a while purchased chatgpt4 in January. It is great. Sometimes a little to "wordy". I have even used it for technical questions, program details and defining computer jargon.
