In this episode, I will address the concerns of an individual who is planning for her future and she wonder how I would do it.
I always believe to not splurge in the first property (similar to previous episode) and to get investment property early where the installment can be covered by rental. This will allow a good DSR for the next loan application.
Then fast forward 15-20 years later, she will have 2 properties while still renting the same place if you choose to.

Good advice...I suggest to find a subsale around 500k. Rental return 1.5 - 2k. Don't rush to have own house yet. Desa Green not bad though. Since gov. will start HSR project and that surrounding will boom!!

Hi Sean, Thank You for making these type of contents and I like the way you replying almost every audience comment even with a simple thank you. May I ask how do we measure a investment is good or bad in term of annual rental ROI% from the property's price? Understand some might said as long the rental can cover the installment is consider good, but some cases are different as they fork out more in down payment. I currently looking at 1 investment which will fetch about 4.5% of rental yield per annum. Aside from capital gain/loss, does this consider good for investment? Thank You

It's very good as the current interest rate for housing loan is only around 3.5%. We would constantly use the interest rate as a benchmark to gauge. What if the rate is 12% today. The property in general would not make sense. It's a better option to just put money in the bank. That's how the government control the property market using the interest rates:) Thanks for watching!!

Great advice! I have a question on Capital Appreciation: 1) Where and how do you monitor capital appreciation trends 2) What is the average capital appreciation for Malaysian homes after 10-15 years?

Hi Lynn, 1. unfortunately based on experience and research. I often refer to the property price index that is available from our national statistical department. 2. It depends on which product range and location. In Klang Valley, the highest are landed terrace houses followed by apartments. Thanks for watching!!

Well.. what if after the first tenant end his contract no new tenant come and stay... then that investment house become liability... have to pay rental for current house and have to pay monthly instalment.. 😅 Can you advice more on single individual investment. 🙏

But you have full certainty on when the tenancy is gonna end right? You can start looking for tenants 3 months before the current tenant leave. That's one the risk of investment unfortunately. But I like this because there is more certainty. Great question Gerard=)

Sean, I think things will improve significantly for Cyberjaya after MRT2 is ready circa 2022/2023. The improved connectivity may attract more grade A companies operating there and not to forget the tax incentive? What do u think?

Those makes sense. But just in this moment of time, Verdi from an investment point of view is not gonna generate as much return compared to a project in KL. Please don't get me wrong. Looking at the existing available units, rental returns, and auction units, the data just shows. And you're absolutely right about the MRT improving the situation, but just in the context of this email, there are just a lot of existing choices for investment. But if it's for an own stay unit, I think it's an amazing architecture as I reviewed. I would totally wanna stay there if I work nearby=)

Hi there how about selangorku, property appreciation value will it appreciate in value? Nearby cyberjaya there is a cybersouth that I was thinking it would be a start for property ownership . Is it advisable that I start there first?

Well technically owners cannot sell within 10 years. Also the mindset to expect capital appreciation from a welfare product is not something I would support also. Cyberjaya is one peculiar location where landed homes are popular, but the high rise apartments are generally suffering.

Hi wwong82, always good to hear from you. If your property is breaking even between rental and installment, you don't have to worry no buyers will want it. Getting the right property that is close to infrastructures and population won't go wrong lah. Hahaha=) Thanks for watching yea!!

hi bro, how did you calculate a 2k salary from a 6k gross income can qualify for a 500k loan? is that a standardized way of calculating?

Hi there. Erm, it's more of a rule of thumb, quick calculation method. Usually it's 1/3 of the salary, where 1/3 of 6k is 2k. Then every 100k loan will be around RM 350 - RM 400 for 30 years. If RM 500k then it's RM 400 x 5 = RM 2k. Hence a RM 6k income can roughly afford a RM 500k property =) Hope this helps!!

9:27 what if your children is smart Hahahhahahahaah I'm laughing more that I should.. sounds like a bitter sweet situation when children is smart haha I actually in ms kua's situation too, but my income very much lesser than hers. Sean you have probably draw a clearer line for me, what I want now is a investment unit to secure the value of my hard earn cash and where I want to live is a landed property with my family which I am already living the life I wanted. (Unless if I get married la, then can make new plans) Got distracted a bit by good looking houses that are too risky for single player mode property buyers 😂

Sean, I am your new fans here 😝. Questions, will bank need the tenancy agreement to be stamped? And for property investment, do we need to declare it when file income tax? As even rental fee looks like can break even with monthly instalment, but possible that need to fork out >20% for income tax right? Anyway we can skip this legally?

Hi Ivanoid. If we want to get huge loans from the banks, we must prove to them we have the income to support the loans. Hence the stamped agreements and income tax are form of proofs to tell the banks our income. In my opinion, be a responsible malaysian... pay our taxes so we can get more loan to buy property=) Great question btw!!
