The best reason for moving to the Mt. Vista neighborhood is the fantastic view of all three mountains, Mt. Hood, Mt. Adams and Mt. St. Helens!

Thanks for this wonderful informative video. Thanks for including informations about freeways/highways, markets, clinics. Pls include name of big hospitals like Kaiser P., churches, cemetery. Those are important too . Looking forward to learn more about State of WA, and Portland. Many blessings.

Thanks for watching! Here in the Vancouver area, we have two primary community hospitals: Peace Health Southwest and Legacy Salmon Creek. When you cross over into Portland, you have trauma centers like Legacy Emanuel, OHSU, and multiple other community hospitals. If you have any questions, feel free to reach out any time.

I've lived in Vancouver for 23 years close to 24 and your 3rd choice is probably the best area( low crime rate, great transportation- Ctran station, H14 which goes to I5 N 205 and is about a 12 minute drive to Portland around 20 mins to Washougal and about 18 mins to Vancouver Mall. Tons of places to shop and places to eat either off 164th or 192nd both 5_10 min drives depending on exact location. Housing prices aren't too bad either for the quality and size and plenty of options far as budget from anything around 300k-1m+.

The Fisher's Landing and East Vancouver areas are both also great areas of Vancouver, as well

Hello, I've noticed numerous videos about the "best" neighborhoods. But what about those neighborhoods that are still "nice", "safe", but more affordable, like in the mid 300 range? Not everyone can afford above. How's the lower part of Ogden for example? Above Harrison Heights. Or can you list some that are safe for an elderly person? Thanks.

Hi Heidi, it's been a while since I've spent much time in the Ogden neighborhood but from what I remember, I'd say that overall it's a fairly safe area, but it's also a mixed bag. There's a lot of older homes, mixed with newer construction, apartments and townhomes. As far as being safe for an elderly person, about the only thing I could say to that is that my Great grandmother lived in the Ogden neighborhood (just south of 4th Plain and over by Royal Oaks) and she lived there for many many years as a single woman and never had any issues. I hope that helps. Also, the reason I don't do videos on homes and neighborhoods in and around that price range is because almost nobody watches them. In the past I've done videos on areas with more affordable housing and they were some of the worst performing videos I've done. And unfortunately, since the KZfaq algorithm essentially punishes your channel if your videos don't perform well, it doesn't make sense to produce videos that aren't likely to do well. What do you think of the Barberton neighborhood in pleasant valley?

Thanks for watching! Barberton is definitely a nice area. I was just showing some homes there last week. Nice, newer developments, still has somewhat of a rural feeling but close to everything. Probably the biggest complaints would be road noise if you're close to 119th st and the cell service is pretty spotty.

@@livinginvanwashington I bought a new construction house in the Hidden Crest neighborhood in Barberton 2 years ago. It’s value has increased $200,000 since then. Seems like when houses get listed in the neighborhood they go pending within a few days, so it seems like people are interested in living in the area. Yes it does still seem a little rural, With all the craziness going on near the city centers, it feels peaceful and safe.

Lake Shore is somewhat of a mixed bag. You'll find newer and older homes mixed together. Some streets will have homes that look like they haven't been cared for in years, sitting next door to homes that are very well cared for. Overall Fircrest is a decent area. It's one of several neighborhoods in the Evergreen MLS area, which is consistently one of the most popular areas to move to in Clark County. Thanks for watching and welcome to SW Washington.

Orchards is a mixed bag. There are neighborhoods of older homes in disrepair and others that are just fine. My grandparents lived next door to Sifton Elementary and we always loved it when we’d spend the night there.

Camas is a popular area. Close to everything, good schools, good mix of existing and new construction. It is one of the pricier areas. The average home price was approx $825k in Feb.

When we moved here 40 years ago Camas stunk, literally and nobody wanted to live there. 🤣 Now it's just expensive.

Certainly not Mount Vista. The HOA is just the worst. They will drive you our of your mind. Wow just listened to you recommend that hell hole

@bobc.7740 maybe there was some confusion for you with the video. There are multiple subdivisions in the Mt. Vista area and different HOA’s that cover them. In my video I never refer to any of the multiple HOAs or recommended any. Whichever HOA you’re dealing with, sorry to hear about your troubles, but my recommendation is for the Mt. Vista area, not any one particular subdivision or HOA.
