As a potential home buyer, I would like to know: the sqft of a standard 3-bdrm , car garage , backyard land space for personal use - gardening, etc, proximity to the city, to shopping, to school, the integrity of the builders, water, electricity, and internet service, sewage systems, financing, taxes. These sorts of things and more I think a potential buyer would like to know. The days are now upon humanity where natural living, nature oriented, will be the preferred norm....at least a decent size backyard for a bit of personalized gardening. The Ghanaian builders are only looking at profits, to squeeze as much tenements style houses in per acher of land. They're also not taking into account the forecast of a significant reduction in global population. Their mind needs get current, and stop operating in the era of yesteryear.

Alan, you raise valid points. We need to make clear to our people that these things mentioned in their highly authentic manner require them to pay more for such homes. Sq Ft, location, services, etc., influence the prices. In Ghana, there is no regulation on how lands are sold or the cost of building materials. Things change in a fast manner, and it's horrible. If we have the gov't involved with a justice department ensuring regulatory laws are made so prices won't be inflated to the sellers' will, I think we will get to a more natural living with decent-sized sq ft.

They should also take a look at the polystyrene building because that is much faster and less labour intensive to me it is better that blocks which obsorb the suns radiation in the day and then release the heat at night people should look at this system of building

How do mortgages work in Ghana. I am a British Ghanian with both passports. I am moving next year to either Ghana or Botswana I will stay in both countries to see which works best for me long term. Knowing more about mortgages will help in aiding me to make a decision. It is a travesty that the government is allowing us to important things when we live on the richest continent for resources in the world! Come on now let’s jump into the 20th century for goodness sake! As private individuals is anyone having conversation with the trades minister? This guy is great, seems like a genuine guy!

God bless Ghana and this man cause the prices before was out of my reach. I can’t afford to live in NY any more. I paid $12.99 a pound for oxtails today. I almost cried. Prices are extremely high. Since the pandemic they are jacking prices up. Double. These damn devils. I hope I’m not doing any damage to the people of Ghana by moving there. I know many Nyers moved to Atlanta Ga and because of this they raised the prices of homes.

Demand a local price - If we come allowing them to charge higher then the overall prices offered will be higher - If you demand a local price or if you have a local do the whole process for you than You sign and pay it is likely to be a better price while keeping the local prices attainable by local people

If Ghana does not manufacture, does not export but import more than 50% of their needs then the cedi will never be stable. Manufacturing is needed.

Why in the world would Ghana be importing materials? That makes no sense when anything can be made in the country because the materials are there. Is there just no demand for building materials and furniture for homes in Ghana? I don’t understand?

Another great video. The simple fact is that homes in Ghana and much of Africa are overpriced. In Nairobi, Lagos, and Accra home prices approximate those in primary US cities and are more expensive than in places like San Antonio, Phoenix, or Oklahoma City. In those cities, value is greater, cleaner wider streets, better services, better safety, more beautiful neighborhoods and cities and the lifestyle is more pleasant. A variety of reasons create this phenomenon from ridiculous land prices (farmland in most of the US is under $5,000 an acre), to importation of the most basic of building materials, to overvalued currencies, to low productivity in the construction sector (a house that takes one-year to build costs more due to financing costs), etcetera. It is also a factor of the haves, who control the land and power, and those struggling to get a toehold. Metrics like average income to cost of 1,000 square foot 2-bedroom home and average rent to average income will help expose the imbalances in the market. Cement, a product made by artisans for eons, should not be that expensive to use. Those who cannot afford should make it themselves, at least outside of large urban areas. In fact, it doesn’t need to be cement at all as seen in the video on making homes out of stabilized earth, where allowed. See prices in India or Romania or Bulgaria and some parts of Italy… Yes, manufacture. One cannot import everything, including tomato paste from China. Currencies are overvalued.

Why are the lenders only lending money for 5 to 6 years at the most? It is not practical for local Ghanaians or diasporas to pay a loan off in that time period. And why are the interest rates in the double digits? That is insane!
