I lived in Calgary Alberta, I spent wonderful time there with family. I returned to India only for family tie-up reason. Believe me Canada mein job hai tho life jabardast hai

The rate of construction is around $150sq feet. Getting own land and construct own house is cheaper but majority of the people have no knowledge and also risk because getting permits and also experienced reputable contractors are quite expensive most desis call themselves as contractors but they are just good for basements. Being a non resident you need partners for getting mortgage as you have no history of paying taxes in Canada. Plus bank wont lend you that much because of the risk. The current rate of interest is 1.49 percent fixed and some banks might offer less like HSBC around 0.9 variable not fixed. You need experienced contractors because buying a land wont be easy because sometime you need soil testing also in some sub divisions too.

I reccomend the new builds in london ontario. You can enter a new market for content and great new builds and areas. 2 hours away on drive from the greater Toronto area. Great investment too.
