sir customer dubara agar bechega to wo bhi agriment kamm amount ka bnwaa le fir to koi jyada tax nhi lagega. Jiase customer ne property agrement 30 lac ka bnaya jbki market value 50 lac hai .agar vo dubara resale krega agar 1 crore ki bechega to vo dubara se agrement 70 lac ka bnwa le to 70-30=40 lac par tax dena padega resale mei.kya mai sahi hu sir. Good explained. But there are provision that if tax on profit from sell of profit can be saved by investing in GOvt. Bond for 5 years. e.g REC, IRFC. Principal amount & interest after 5 year is tax free?

I am a 70 years old senior citizen.I have purchased 6 decimals of land in the year 1990 by Rs.45,000.Now I want sell the plot for typical financial crisis. The customer will pay me hardly 5 lakhs.But the circle rate of the plot is now 25 lakhs. Nobody wants to pay more than 5 lakhs for that plot. I am agreed to sale for Rs.5 lakhs. But if I sell it at 5 lakhs, the full amount I will have to pay as capital gain tax. How can I sell the plot so that the money I can use for my personal use? Please give your kind suggestion.

आदरणीय सर, मेरी माँ के नाम एक बना मकान(कॉलोनी) है जिसका वैल्यूएशन no.1 से करीब 9.5 लाख है लेकिन खरीदार बैंक लोन के जरिये 15 लाख चेक से खाते में दे रहे हैं और हमें यह रकम अपने व पत्नी के नाम से प्राधिकरण द्वारा aloted प्लाट की फाइनल फ्रीहोल्ड रजिस्ट्री में लगानी है। तो क्या हम ऐसा कर सकते हैं, हम कैसे कैपिटल गेन टैक्स बचा सकते हैं, यह हम कैसे कर सकते हैं हमें क्या करना होगा, चाहिए।।कृपया बताने की कृपा कीजिये, सलाह दीजिये।

Bhai, jb buyr koi property purchase kry gha,pehle to, jitny ki property ki kimat hogi, fir vo cash dy, ja bank sy, pehle income tax barna hoga, 33℅, fir 13℅ registration tax, totally 46℅, 50℅, jani pehle adha hissa government ko do, fir apny ko muskil m dalo, source batao, assy hi seller ko problem 35℅gov ki kat, Matlb dono buyer+seller payment=one side ki puri payment gov ki jeb m, =corruption+farud= saving, mjboori

You have given example about buyer which is correct that in future if buyer sell his property suppose one crore he will have to pay more tax and cost will be taken for which amount he had purchased. But you have not mentioned about seller point of view. That what the seller will save tax in future if he do not take cash and full amount actual registry is done and without taking tax.However we understand regarding buyer angel.

Profit from sell of property ( held for more than 2 years) can be invested in Govt. Bonds for 5 year e.g REC, IRFC, PFCI, NHAI if u want to save tax.

मेरी जयदाद 50 करोड़ की है। लेकिन रजिस्टरी 10 करोड़ में होती है सरकारी रेट पर। 40 करोड़ का तो काला धन हो गया ।लेकिन मेरी नाजायज कमाई तो नहीं है। मैं करूं तो क्या करूं । अगर देने वाला अगर एक नंबर 50 करोड़ देगा तो सरकार पकड़ लेगी। अजीब समस्या है।

Confusing lecture hai सरकारी मलियत अगर 50 लाख की है और प्रॉपर्टी मैंने 28 लाख खरीदी जो वाकई में इतने में ही खरीदी तो हमे tax किस पर देना होगा सरकारी वैल्यू पर या विक्रय किए गए धनराशि पर ? कभी कभी ऐसा भी होता है की सरकारी मलियत प्रॉपर्टी को खरीदी धनराशि से km hoti है तब टैक्स किस पर लगेगा इन दोनो में जो भी धनराशि अधिक होगी क्या us par lagega ?
