So for $4000 you can either get 2 bedrooms with a private outdoor space in a basement, or a 1 bedroom with a shared lounge in a high rise. I don't think this decision is as easy as it seems.

Yep... couldn't pay me enough to live in a city, period. I grew up in the 'burbs, and even those are too dense for my tastes now. I much prefer where we live now, on a few acres of private ranch land, with open BLM land as our "back yard" stretching several hundred miles... all for less than $250k, free and clear. Less than $1200 a year property tax, that's it.

For some reason I prefer the basement apartment. Had more charm & character. Plus I like my privacy. If there is ever another lock down/Pandemic, i would be much better off in the basement apartment. Love that there is outside space & washer/dryer in unit. And I like the Vibe of the first apt. Yes, it's not for everyone, but that's appealing to me as well.

@@marysander36 Yes, rats, roaches, and possible floods would be my concern too in the basement . The pros of the basement would be in possible lock down. The shared amenities of the second could be closed so the basement would be better. Since small private outdoor space to sit and grill. Plus second bedroom could fit a total gym and a treadmill for exercise.

@@marysander36 Those things worry me as well. However, recently I visited a apartment buildings superintendent and surprisingly, his apartment was immaculate. I didn't see any signs of the beforenentioned concerns. Yes, there were no windows to look out of, but his live in girlfriend made up for the lack of natural sunlight by filling the living space with art. I guess you just have to be really diligent about maintaining a clean living environment.

The first one had a second bedroom, but it was far from the bathroom. It had private outdoor space, but it was in a narrow canyon with limited light. It had character, if you like living in a grotto. The second one had only one bedroom, but it had lots of natural light and views. It had a much larger kitchen and access to a large rooftop deck as well as other building amenities. So the first one was more interesting, but I think I'd prefer the second one.

I agree with you, but it comes down to the money for me. The second bedroom you only pay two grand instead of four and yes, that building had all the amenities but a building like that you know it has to come with HOA fees. Add in cable and utilities and you’ve got a one bedroom where are you alone could be paying five grand or more per month.

The rents on these places is $48k per year. Post-tax. There's probably well over 100,000,000 people in this country who don't clear that a year, total... pre-tax. Think about that a moment. I lived in the SF Bay Area for most of my life; 1985 - 2020. It's pretty much the second most expensive area to live in... and I never even came close to needing to cough up that much for housing, including a friggin' *mortgage* on an actual purchased property - not even a rental. I have no idea how a waiter in a restaurant covers $48k a year in rent. No idea at all...

I've lived in a basement apartment before. That was because I had 2 choices: have to go down 4 steps to the basement apartment (I guess it was more like partly basement, because only the 1/3 bottom portion was actually below ground... or have to go up 20 steps to the next floor up. With a small child, I thought 4 steps would be easier than 20. But what we ended up with was an apartment that flooded every time it rained. So after that experience, I don't think I'd ever again live in a basement apartment. If was single, the 2nd apartment I think would still work with a roommate, despite only having 1 bedroom. There's enough overall room to share.

I prefer the 2nd apartment for the light, building amenities, and more maneuverable rooms. Basement units tend to be dark, more prone to flooding and mildew, and are more likely to have insects and rodents. It looks clean now, but who knows? I also find basement units to be very insecure. I would worry about people from outside breaking in through the windows.

Mmph... well, the value is definitely the $4K/month basement apartment. Not only is it a two-bedroom but you also have the private outdoor space. The drawback for me is that it is a basement apartment--a heavily secured basement apartment. There were just so many bars and frosted glass windows. While it was very clean and interesting the apartment just felt a bit drab and damp to me. The second featured one-bedroom apartment for $4K/month is nice. I liked how sunny it was and I liked the kitchen--especially the refrigerator. The amenities sound good and compensate too. If I HAD to choose, I might give the basement apartment a go for the short-term. The option of splitting the rent for all that you get is a powerful draw.

@@MamaCarola1 LOL! I found the various room angles interesting, unique, and I liked the vaulted ceilings. Of course, I have issues with that snacking area that masquerades as a kitchen... The private outdoor space was large enough but intimate enough to spark my interest. The area was also very clean too! Although I would ALWAYS be on high alert for rats and concerned about a flooding possibility. I just felt a very West Village vibe overall. But, I think it's the option of splitting the rent that was the greatest attraction. $2k/month vs $4k/month? I could do that type of split for 1-3 years therefore having more of an opportunity to save some money for the next move.

Keep up the videos at the same price points. Apples to apples is where it's at. For me, someone who lived in Manhattan for many years, as opposed to all the weirdos commenting they would either "never live in a big city" or "never live in a basement apartment", what are you doing here?? Go to some suburb/country living house-hunting channel. I mean, let this video run in the background so Cash gets the views, but save your indignation for the ranch home that doesn't have a pool on 5 acres. With respect to the video, it really comes down to living situation. The 2 versus 1 bedroom is a massive difference. If you're a person that only needs one bedroom, then it comes down to some very particular preferences. But if you need 2 or more bedrooms, then you have only one option in the video. Free and probably unwanted advice for Cash: the number of bedrooms should be consistent when the values are the same. If I only needed one bedroom, I'd be a big fan of the brick and stone of the first, and the fact I'm not part of a "building system." Meaning, no doorman, no one paying attention to your coming and going, no elevator to wait for and make miserable small talk in, etc., etc. And the second bedroom would make for a great office. The hi-rise place had more light, but overall, it looked like a super-boring, typical Manhattan apartment. And the views were crappy. The shared space views were pretty great. That said, if I needed only a one bedroom, I'd take the second place. The first place is an apartment to show off and have parties. You have the outdoor space, the cool interior with exposed brick and rock, and it is super accessible. Guests don't have to check in with the doorman and deal with elevators. You could be throwing get-togethers contantly and grilling in your outdoor space. The second apartment is boring as shit. If you wanted to invite guests, they'd have to head to the front desk, wait at the elevators, and then walk into the same apartment they've seen 1000 times. They'd have limited space to move and, at night, the view would be garbage.

depending on finances, easily the 2nd apartment. That basement bullshit should be made illegal and will be bad for floods from torrential rain and adverse weather. The 1st 1 is a basement with a "snack hallway" as Sinash would call it. It's dark & I think you'd get tired of all the brick walls soon enough. The patio is really nothing more than a glorified walkway that really won't fit furniture. & can we talk about how you access the apartment? I don't care that there's in-unit laundry. At least there weren't any rat traps outside but still...just no. The 2nd was much better. Light & bright, kitchen was actually functional but that bedroom was small. I'd say not much bigger than a jail cell albeit with a view. Wonder how much extra you might pay for the amenities of a roof deck & lounge area. It was ok but you can definitely find better. Can someone, anyone please explain to me why anyone would live in New York if this is all you can get to live in for these prices? I just dont get it, even a really good wage wont mean anything here anyway so if the good wage isnt really any good why stay?
