We started these projects by grinding the old concrete. We had to remove old waterbased epoxy one garage floor and clear sealer on the other one.
Once the floors are cleaned up, we applied high solids epoxy primer to the entire garage floor. Then we broadcast vinyl chips into the wet epoxy.
We came back the next day to clean up all of the excess chips, and then we applied a coat of clear polyaspartic urethane.

Hi Tim, when it comes to a new house, do you think it's better to wait before coating the garage floor? My concern is that if I apply the coating right away, the floor may crack in a few years.

Your method is better Tim! I had a few disasters with the one day system because 15 minutes is not enough time to do a good job for your customers. I fired my dealer who was more of a product pusher. Since switching to a dealer who is more of a resinous floor expert, I have had much better results. What they taught me was exactly the way you do your floors. 👍

A couple of key points there were missed in the video. By the way, the quality of workmanship was pretty good. One major difference between epoxy and polyaspartic is that epoxy can handle much greater moisture Ingress loads which enter the garage from the soil below. It is critical to install a moisture barrier to prevent the Ingress of all moisture into the garage. This goal is achieved by installing a epoxy primer directly after the floor is ground and cleaned. The epoxy primer should be selected so that it has a very high moisture vapor barrier quality. This epoxy primer first coating will dry quickly. Second coding should be the high solids epoxy just as explained in this video, but it should also have a high moisture Vapor Barrier prevention content. The combination of the epoxy primer in the high-solids epoxy top coat will effectively prevent moisture Ingress into the garage space. Remember all concrete is porous and allows the penetration of moisture vapor into the garage space. Moisture is very bad for finished garages because it gets trapped behind the wall board in the walls and insulation allowing the growth of black mold, fungus and mildew. It is prevented by the epoxy primer and epoxy high-solids top coating. After the top coating of epoxy is installed than the vinyl chips can go down as described in the video. The third and final coating should be the polyaspartic. Owner should specify the quantity of material to go down on the floor and each coating because it affects the thickness of each coating. Ask the contractor for material specification sheets and read them completely as it will tell you how much product to put down per square footage so that you can achieve the target thickness you select for each coating. Do not leave quantities at the discretion of the contractor as it is likely they will give you a thin coating rather than a thicker more durable, wear resistant coating. Usually the thicker the coating, the stronger it is; however, it will cost you a few dollars more because more product will be used. But it is well worth it in my opinion. So this video missed a couple important items including the epoxy primer coating with moisture Vapor Barrier protection as well as the quantities of each product that goes onto the floor on a per square footage basis to achieve a certain Target thickness for each coating. And don't forget to specify aluminum oxide grit in the final polyaspartic coating to prevent a slipping hazard. Why? Because once the polyaspartic coating dries it will be extremely slick When wet without the inclusion of aluminum oxide Grit.

@@TimDCVA also Target moisture vapor barrier prevention level in pounds per thousand square feet. As well as amount of product used for coding to achieve Target thickness coating. As well as aluminum oxide grit included in the final polyaspartic coating. As a contractor, you should be including all of these points and giving customers the option to select them to not only improve your profitability but also the quality of your work and thereby customer satisfaction. Why? Because it will achieve the goals of customer and probably sell more product. Happy customers are the key to repeat success and volume of business for you. It's called a win-win scenario.

False. The one days should be done in 100% solid polyurea which will penetrate and bond much better than epoxy. The two day shown here is less strong than the one day and they charged double labor cost. The capability to do one day is simply because it sets up quicker. It takes more skill and harder to work with which is why coaters shy away from it. Convenience of the workers is usually a non-factor for a consumer. They want the best product you want the "one day".

Outstanding job. I am about to apply a 100% solids epoxy with heavy chips layer. I also have a gallon of clear HPU but I’m am unsure about the slab just outside the garage door. With the exposure to UV in AZ I’m not sure that it will not turn yellow overtime. Your thoughts?

We always stop where the door lands because I don’t like the way it looks outside when the door is down. It also eliminates any worries about UV.

Thank you for this video! I noticed some clients have their baseboards removed for floor treatments and some do not. Does it matter either way and which do you recommend?

It doesn’t really matter to us. I never ask customers to remove them for us… but if it’s a new construction project I will request for them to let us do the floor before they install the baseboard.

If it's a flake floor like this one, we normally ask the customers to remove the baseboards, and we will trowel sand and epoxy and flake up the wall where the baseboard was. Just looks clean and seals everything up 100%.

So if you don't want to use chips and just want a smooth clean surface (Think like a clean room) you should use a Polyaspartic primer since it's UV stable and then go to straight to a Polyaspartic urethane top coat? Thanks!

We had the same system applied to our garage floor a few years ago. After they ground the concrete, they applied a product to extract moisture out and left it sit with fans for 2 days. They checked the humidity and had to reapply the moisture product again. After another 2 more days, they completed the finish. It's been 4 years (Wisconsin winters/salt) and still looks perfect. How do you deal with moisture and how long do you warranty the system (finish and adhesion)?

That’s cool. We use a vapor barrier primer that holds down up to 10lbs of pressure. Even if a floor tests low for vapor now, that doesn’t mean it can’t rise in the future, so we just use a vapor barrier on every job. It’s a fast setting epoxy paste. We have this one private labeled for our company… but most manufacturers sell a similar version.

What would you do if applying polyaspartic to say 4000 sf at one time? Would you have enough time to apply it before it started setting?

We would do that all at once. You just have to have the right employees to keep each step of the process going. The main thing is to make sure the mixes are timed correctly so that it’s not sitting in the bucket too long. We cover that sort of thing in our online course. Is there a type of floor covering that you don’t need to grind the concrete? And that works with concave floors like for a laundry room that has a drain in the middle?

If there is no sealer on it then it is a good candidate for acid stained concrete.

Hi. We use 100% solids epoxy with 90% solids polyaspartic urethane. You usually have to buy directly from the manufacturer. We don’t offer specific brand suggestions on KZfaq. Hi, Is grinding required for brand new garage floors as well? I thought acid cleaning is sufficient. Also, please let me know the what brand high solid epoxy you have been using. I don’t have insta account, is there another way to reach you please? Do you guys service in NC also?

Hi. Yes grinding is always required. You need to make the concrete rough so the coating has something to bond to. Yes we always grind the concrete. We broadcast the chips into the 100% solids primer and it works great. It doesn’t work if you are using a lower solids primer (wb epoxy or low viscosity polyurea)

I've been doing a lot of research as a DIYer and have definitely skipped over the WB "epoxy" but I'm curious what products you are using. I've found a few different brands that seem reputable and cost reasonable, but I'm curious what polyspartic top coat you are using.

Do you guys use any sealer product before primer to prevent moisture coming from the concrete floor that sometimes makes bubbles over the time?

We always use a vapor that can handle up to 10lbs of vapor. Sometimes we will do a full vapor barrier if we think it’s necessary. Ex: a basement that’s completely underground. I have a course that teaches all of our methods if you want to check it out. DecorativeConcreteSchool.com

Is it necessary to rinse the floor and maybe even acid etch after grinding to be sure there is no dust left before rolling on primer? Thanks!

We never rinse the floor. Our vacs get the floor clean after a few passes. If you are worried about dust you’d be better off running a quick pass with a small shotblaster over it to de-dust it after you grind it.

I have a question: Would it be possible to just pour on an excess of the top coat, so as to leave say a 1/2 inch depth, and then let it set without rolling? Is there a reason this is not done?

Yes because it will produce a very thick and uneven coating, and the cost is much higher. The floor loveliness will also determine which areas get a thicker coating and which ones get a thinner coating. So because of cost and flora levelness it is not done. And nor should it be done that way because it will produce a substandard floor that will cost a great deal more money. By contrast , using a roller mechanical brush will produce an even coating and use far less material. And it is important to follow the. Polly asparic floor coating manufacturer recommendations. And if you don't know what they are , then you should contact the manufacturer and ask for them. They will tell you very precisely on what is to be done, how where and when. Some very very smart people work for the manufacturer and write the application instructions. Don't be foolish like many people are and consult the manufacturer. And they will tell you exactly what to do. The people who sell the floor coating and install it are not follow the manufacturer instructions , thereby boarding the warranty. Most of the people who perform the application are uneducated and arrogant. And so you must stipulate in the contract that the manufacturer's directions are to be followed precisely.

Do you ever come across slabs that have water damage? My floor is chipping up in an area and has white rings around it, which I assume is from moisture. I really want to do my floor, but am told the epoxy won't stick. Any ideas? Who would fix sometimes like this?

Yes. We use moisture vapor barrier epoxy or urethane cement whenever there are moisture issues.

I have a Patio company in Texas and have two crews I keep busy but I was thinking about getting into this and doing it alone....do you think it's something I could do as one man or will I need help??? Most front and back porches here are about 250-350 SQ foot

You can do small jobs alone… and you can probably do some bigger ones as long as the patio has control joints or hand tooled joints, which would allow you to do them in sections.

Is there a more natural look that can be used for basements? Without the chips? I feel the chips are very garage looking, but I want the ease of an epoxy floor for my basement, plus the possible cost savings vs. Vinyl flooring. Any suggestions?

Great video. QUESTION: Is there a primer coat over the concrete floor first, then the epoxy and flakes or, is the primer and epoxy the same step? I know the polyaspartic top coat is last the second day. Thanks.

@@dannyc6656 Sorry no he really didn't. First he talks about High solids epoxy PRIMER then later he says " once we get the floor painted with EPOXY" ( not epoxy primer). This led me to believe the epoxy primer coat is separate from the epoxy coat, you know, the one with color? Anyway, I get that it frustrates you to answer questions clearly in the video. Mine wasn't one of them.

Yes. You would just need to use a solid colored polyaspartic instead of clear.
