You have a small bit of land near the small area of farm land across the river, a little village over their called RIVERBEND I THINK THAT COULD BE AWESOME.

I think, because the town's footprint is so small, you might run into problems with too few residence for the demand of labour, so maybe add a couple more tenant buildings in around the car parks especially. And some very rural tenant buildings in the villages to supplement the growth there, as it seems those shops and houses are crying over high rent and too few shoppers.

I think your second town can be a small tech industry town with offices and the college, so there's a reason for the people of Farmtown to use the trains more!

I use to live in a small farming town (8,000 population) they had like 3 law offices, 5 insurance offices, and 2 tax offices. So having a few offices would not be out of the norm.

you should create a little amusement park like how a little bit out of orlando has a little park called old town, to bring some tourists in, as well as for your town maybe you should make some of the streets one way

Just an FYI - M³ (that's a 3, not a 2) is cubic meters. It's a box of 1 meter x 1 meter x 1 meter, a measurement of volume.

Might sound ridiculous but for offices a small town built on opposite side of river and neer the edge of the map thats only connected by the main highway could be a "tech town" with a few 2-3 story residental, row houses and office space connected via bus and in future rail

I would have to say that the reason why the main town grew instead of the three satellite towns would be because of the train line, much like real towns in the U.S. midwest.

Rather than building another school and high school in that town. Start one on the other side and up the river where the 2 towns compete against each other in sports
