This… I’ve had so many deals recently where cash buyers tell me it’s not a deal then I close on it and sell it on the mls as is. Made $34,000 on one that closed last week. Closing on one in Florida Tomorrow for $77,000 then immediately relisting it for $125,000

You get in trouble when you don’t disclose your real intentions, theres wholesaling companies being formed now where they require a license.

I’ll assign till the day I die or until they completely change contract law. Assignments are not a real estate invention. It’s contract law people are arguing about and it’s never going away.

That would depend on who is funding you. A private deal can have it’s own terms. Maybe they’ll put up 100% of the funds and you’ll do 100% of labor for rehab. It’s between you and the private lender.
