Majority of residents in Singapore live in public housing managed by the Housing Development Board (HDB). So this is a question that our team have always wondered: How do you plan HDB flats to be near amenities such as supermarkets and parks? Is there a template? We spoke to the folks at HDB to find out how our housing estates are planned and designed - from town planning right down to the details like playgrounds!

Lionel Wan Designing and understanding a certain demographic of people is quite complicated. Singapore’s HDB zoning was taken precedence from a few different master plans used in the USA and Europe back in the 1920s. Architects like Le Corbusier tried to do a master plan for high rise public housing, with open spaces like Parks in between each block, but ultimately plans like these failed because of the demographics of people. The poor ended up clustering in these high rise buildings, with crime rates high and wide spread of diseases because people who were poorer lived in these areas, and in the end, the high rise public buildings had a poor reputation similar to a slum. However, a master plan like that worked in Singapore, probably due to our population density as well as lack of land area. Likewise, we need to understand the demographics of Hong Kong. It is extremely population dense, and with land so precious in HK, I don’t think the government can afford to utilise a similar layout to Singapore’s urban landscape. Any land in Hong Kong that is available is immediately used to build office buildings for profit, leaving little space for public amenities. And not to mention, the extremely high cost of re-zoning and reconstruction of an entire city.

@@JarodPlaysGames Until the civil right era of 1960 in America, black and white do no live in same neighborhood, they have separate schools, they even have separate public toilets. That social divisions will scared their society for long time to come. America never have something like Singapore HDB and they never will. HDB is not just architecture designs of high rise and parks. It is a national scheme.There is no precedence in USA or Europe before Singapore, only cautionary tales from their failed public housing schemes. How Singapore HDB got it right: 1) It is for majority 80% of the population, not only for lower socioeconomic. 2) It is spread all over Singapore, not only in a few undesirable area. 3)It is a market lead system. People can buy, sell and rent their HDB flats. They can up size or down size as their situations change. 4) It create two parallel thriving housing markets in Singapore. HDB flat market for ordinary people and free hold condos for rich and foreign buyers. 5) Housing department organised the maintenance, to make sure no slums are formed. 6) the government enforced ethnic quota for HDB flats, to make sure no ethnic enclaves are formed. HK and Singapore are similar size, similar population density, similar culture. Most lands in HK are in the hands of government. HK can surely take Singapore precedence and solve their housing problem.

It's planned with safety, community, recreation and convenience taken into consideration other than having a minimum standard of living condition inside the unit.

meanwhile my area has nothing but i still love living there! my friends complained that my estate is really far from the nearest MRT station. it’s only a 10-15 minutes walk...

Dont know why but it seems like almost all BTO apartments are very hot and stuffy. Its like they are forcing us to buy aircon.

when he talked about not relying on the ceiling fan and less on the aircon, my husband and i rolled our eyes so far back until turned white. i swear our living room has 2 standing fans and we jitao on the aircon when we have guests.

Actually, lee kuan yew brought the idea from England to Singapore regarding HDB flats, you can see the similarities with their sizes in Singapore and in London

Is it well planned? Generally, yes. However, considering that Singapore is one of the densest city in the world (both in terms of population and buildings), there is a neglect with respect to preventing noise pollution. Buildings should be further apart because of incessant noise transmission through the walls. Walls should be denser. Better cost-effective noise-proofing materials should be used. Noise can ruin the quality of life. No point calling Singapore a world-class city if the quality of life is to be compromised and degrades due to higher and higher density housing and ineffective noise-proofing materials.

Billion dollar insight for real life, movie, anime, or thesis to feedback to management. Don’t put all your eggs in one basket. It’s a significant financial risk to management and a safety risk to link the two Singapore Punggol water reservoirs together as man made pollution, drone delivered poison contamination and other devious schemes will destroy the integrated reservoir leading to significant deaths during war, natural disasters and emergency situations. How does this affect management in the bunker with their own fresh water supply?

@@Colourisedspoon no... location is between two comparable unit types. in fact, location is becoming less important as a factor today due to decentralization of the town as a business area. There are many research papers showing how greater transport routes have increased connectivity in Singapore and improved housing prices regardless of location. in fact, BTO is not more expensive. they are meant to be cheaper than the resale prices. however, some BTO in prime areas appear more costly but still fetches a good bargain compared to their resale counterparts in the same area. There is an extremely high demand for these BTO as buyers know they will get a significant return on investment. Hence, HDB applies a mark-up to account for this demand. Nonetheless, many Singaporean try their luck to ballot with only the lucky ones securing a unit.
