Great video. Side by side used for buffing and 1500 rpm used for burnishing. I use a light blue pad and spray buff then go over the hard wax we got with a hog hair/tan. Comes out looking good. Correct me if I'm doing something wrong here though.

You're welcome, we're just happy to share that info! Bill (who narrated and used his decades of experience to help write the scripts for this video) is retired so he's not able to give a direct answer to this question. He would likely give a "it depends" answer. We will still try to help answer this. When developing a pricing model you'd have to look at your rough "per hour rate", a "price per job", or "a price per square footage" (these may all overlap). You might want to price a base fee for the burnishing job then have a scale based on large square footage. As you do more of this you'll have an idea of how much time is needed to do a 1000sq feet vs 4000sq feet. Considering the setup time, this is why the base fee can be helpful. As well look around and see if you can get other references from similar services. That will help you get a range to try out. You could also factor this as part of a multi service deal. The base feel would cover getting in the door and each service would add up on top of that. Hope this helps!

Great video. I just stripped and waxed my floors. I applied 3 coats of commercial floor. My question is should I burnish my floor to improve the sheen to give it a more consistent look.

Hi Michael, thank you for watching. Because of the speed and pad used, burnishing will always help improve the gloss of a floor even after a floor has been finished. It really depends on what look you are aiming for!

@@mikesiena2968 Burnishing will harden the floor finish. You can burnish the floor after floor finish is applied but its recommended to leave the floor to dry for 72 hours for fresh finish to cure prior to burnishing.

If you are stripping and refinishing (waxing) the floor then you might find these videos helpful: kzfaq.info/get/bejne/gdWUncqa19-wiJs.html For using the product, always read the product label for specific instructions, but as a rough guideline many floor finishes come in a 5 L bottle which will cover 170 m² (1830 ft²) to 280 m² (3014 ft²) depending upon on how porous the floor tiles are.

Any recommendations for buff/burnishing an uneven floor. I have a hallway with a lot of high spots and I'm tired of burning through when I buff it the first time after refinishing

Thank you for watching! That is a great question. There are a few considerations. With an uneven floor it is likely that the floor finish has pooled and accumulated unevenly when it was applied. The burn spots will likely be high spots where the floor finish is more thin than other areas. Next time the floor is stripped and refinished, adding more layers of floor finish might help in these uneven areas. In the mean time you can try using a softer pad when buffing to see if it helps reduce the burning.

I am very New to this and I live in New Zealand I have a secondhand very tidy BF524 Floor Polisher with a tank on it but finding it hard to get a manual for it.

Thanks for watching. Might help doing a search for a burnisher rather than a floor polisher and sometimes it can be helpful to add ".pdf" to the search. Regardless if you can't find a manual for your model or if the model is too older or no longer in production, then find a similar model and use that manual as a reference. These machines don't differ too much except for accessories and mounting options. They generally have a similar design overall so the same general principles will apply for the most part.

Hi Jeanette, this is something that isn't too common but with the right polish it could be done. The burnisher would create some heat but if the floor is cold it might interfere with the process. As well make sure that you use a soft polishing pad and a polish that is designed to be used with aluminum. Its always best to test it on a small part of the floor first before doing the entire floor.

What recommendations would you provide to maintain a VCT floor in a printing plant breakroom. The floors were recently refinished with 4 coats of wax. However, the chairs pose a serious problem. The employee's scoot the chairs rather than pick them up and push them in to the table so this scratches the floors and since its a printing plant the employee's have ink on the bottoms of their shoes which transfer primarily in the area where they are sitting so this ink combined with the marking from the floor chairs always makes the floors look terrible right around the table area. I want to find a way to maintain this floor but it seems to me if I attempt to buff or burnish I'm going to be smearing around INK. Mopping the floor does not remove the ink so the only true way to maintain it is by buffing frequently which leads me to think it should have received at the least 5-6 coats of wax. Whats your thoughts on this situation? Thank you

Hi Kelcee, you are right that 4 coats of floor finish isn't enough in this intense environment. In these cases its important to consider the type of floor finish. Choose a high end, hard finish which will be most resistant to scratching. For example "Hard as Nails" Floor Finish www.amresupply.com/part/6590400-HardAsNails-Floor-Finish-1gal Even with a hardened floor finish, spray buffing or burnishing still must be done on a pre-cleaned floor with as much of the ink removed as possible. All chairs should be fitted with felt pads, or even wheels. If wheels are used they must be soft. This will further prevent scratching. Ideally, you should consult a professional to take a look at your particular situation to give some more specific recommendations on products and procedures. Hope this helps!

Great video!! So can you tell me the difference between dry burnish vs using the spray buff. Is it just the level of shine? Im a caretaker at a highschool and have a lot of floor. And not having to use the spray and just dry burnishing sounds weird to me but i will try it.

Thanks for watching, we're glad you found the video helpful!. Both Spray buffing and burnishing can improve the shine of the floor. Because of the high speeds, burnishing does polish a floor faster but does have more of a chance to burn the floor finish if you're not careful. Spray buffing removes dirt and some floor finish on the top layer and replace some of the polymer that was removed, where burnishing hardens the floor finish creating the glossy look.

Thanks for the quick reply! So i actually havn't even heard of dry burnishing, ive always used either a solution that you mop on the floor and let dry then or the spray bottle method. Can you just confirm the dry burnish method? You just have a clean pad on a clean floor and just burnish like usual but with no solution? My original question was burnishing dry ( no solution) vs burnishing with a spray chemical? Whats the difference there?

You're welcome, we're happy to help! Dry burnishing is another method and is more simple in general. You are right, with a clean floor you burnish with a light pad with no solution. There are some solutions that you let dry and others that you have to burnish when wet. It depends on the product. One solution for wet burnishing is Dustbane Cross Link DB51952 www.amresupply.com/part/15300250. This product would be sprayed onto the floor and immediately run over with the burnisher to act as a wetting agent on the pad and then run over the area for as many passes as needed. In some cases people will wet burnish first and use dry burnishing with a light pad as a final polish. It really depends on the floor and the specifics situation, as not all floors need the same amount of care.

Thanks again! One last question... A co worker told me last night that i can rinse out my burnish pad and let it dry and use it again? Whats your take on this? I don't agree with it.

@@uppy666 Pads can be reused as long as there is no soil or residue from the chemical solution. For dry burnishing, the pad can be dusted dry with a brush and does not need to be sprayed with water. Inspect for any wear or deformities that might scratch the floor. If the material is starting to wear out then replace the pad.

Hi Folami, thank you for watching. You can burnish any floor that has been properly coated with a protective layer of floor sealer and floor finish. Burnishing polishes the floor finish not the underlying floor material.

-Pls can I use wax on a ceremic tile floor, or how can I reglazed or restore a ceremic tile floor. -Pls for vct tile, marble or terrazzo how long will rewaxing be needed for high traffic area. Also for a floor that as not be waxed before or newly installed, do we need to strip the manufacturer's wax before we wax. Tnx

I would recommend looking at a janitorial supply shop in any major city near you. They'll be able to steer you in the right direction. You might also be able to order some floor finish online but not all places will ship to Nigeria so its good to buy locally if possible.

Im a custodian for an elememtary school and I have a propane burnisher, I'm having to teach myself how to use it. Is the machine meant to stay on full throttled while burnishing? My machine knocks it off full throttle down half way To a slow speed. Is this right ?? This is a brand new machine also.

Thanks for watching. Best to look at the manual and information for your particular machine. If you don't have a physical manual on hand, you can always use the model number to help pull up a PDF online. For high speed burnishing, the speed should be consistent while polishing the floor.

Hi Gatorade one solution for wet burnishing is Dustbane Cross Link DB51952 www.amresupply.com/part/15300250. This product would be sprayed onto the floor and immediately run over with the burnisher to act as a wetting agent on the pad and then run over the area for as many passes as needed. It's a bit tricky so first try in a less conspicuous area of the floor.

AMRE Supply , Great Information!!..., But, the thing is, I would dry buff then spray buff using the Red-buffer pad to buff the floor, but sometimes I use the Grisly colored pad for burnishing, and I've never burnished and sprayed before with a burnishing pad, it was always the red pad..., that's what I mean in reference to the burnishing pad

As long as the pad you use is meant for burnishing at high speeds then it should work with a solution. The pad pressure should still be tested and adjusted when wet burnishing to ensure that you don't burn the floor finish.

Thanks for watching. It would depend on what the food is finished with, how rough the floor pad is and how aggressive the chemistry is. A gymnasium floor has layers of floor finish so buffing and burnishing will not affect the stain of the wood which is embedded in the wood. If you are ever unsure about what a chemical or machine will do to a floor, you can test it in a inconspicuous part of the floor that won't be seen.

Thanks for watching. Floor finishes like Vectra are listed as RTU or ready to use and don't need to be diluted. Diluting it with water is not ideal and you'll likely want to point your boss to the product page or PDF.

Thanks for watching. If you've tried a lighter amount of pressure and adjusting those variatbles and you're still getting swirl marks or a cloudy finish then it could be something else. It is possible that the floor finish is starting to wear out which would expose the underlying layers of sealer. The floor might need to be stripped and finished if it hasn't been in a while.

I feel like burnishing is unneeded when you can just wax the floor, no machines needed

Hi Mr Guzman, both spray buffing and burnishing are useful for periodic maintenance of a floor and will give a superior looking shine. Both will help clean and remove deep embedded dirt and scratches that can't be removed by mopping alone. This is because the top layer of floor finish is removed during the process. If you only apply more floor sealer on-top of the floor, this might result in sealing the embedded soil, deeper into the floor. Overall it depends on the state of your floor, the amount of traffic and the desired level of shine that is needed.
