The National Registry of Costa Rica is a government agency that manages and maintains the official records of transactions and records related to property records, vehicles, company records, intellectual property and survey maps. www.registronacional.go.cr/

Hello Roger thank you for this video. I am having trouble locating my father's property (home) in Costa Rica. I need a copy of his deed for legal purposes. He passed away in 2017. The only thing that comes up is his name and a number under enrollment appointment. It also shows participate as proxy and type of part command. I can't seem to find a property number. I'm hoping you can provide more info on this or perhaps I missed it on the video.

Go into rnpdigital.com and go to the free search window (consultas gratuitas) then in the Real Estate section (Bienes Inmuebles) search under either the name search (consulta de personas por nombre) and enter the first name and last name and leave blank the third square. If he had residency in Costa Rica you can also search by identification number (Consulta de Personas por Identificacion) or enter a passport number if he did not have residency. Those are the only 2 options you have to search by Name or by identification number If he owned the property in the name of a company it would not show up that way. You would need to know the name of the company or company identification number.

Hi Roger! good stuff. I've poked around the "Registro Nacional" for while trying to view my property including my home/ finca # and my two vehicles. I followed your lead and tried to buy all three documents associated with my home. Selected each, paid, recieved two e-mails indicating success and then a window/ page on the website showing they were available. I clicked on one, was confused and then they were gone? Know how I can get the three documents I paid for? Sean

Hi Sean. If you have trouble with the link in the email to the documents then you go back into your account to HISTORIAL DE COMPRAS (Purchase History) it will show the items that you purchased and include a blue link to the PDF file. Hope that helps

Very informative video! Is there a way to search on criminal charges that might have been recorded on an individual? I know someone who used to live in CR and was curious if there was still outstanding charges against him. (Charges were related to illegal loans and financial scams)

Thank you for your feedback and question. All civil and criminal case information is centralized with the Costa Rica court system (Poder Judicial). Generally accessing criminal case information is restricted. Here is their search page: pjenlinea.poder-judicial.go.cr/GestionEnLinea/inicio/consultas

Hola muchas gracias por esa excelente información.. entonces para saber que notario hizo la notaría tengo que ir a images??? Vendieron una casa que dejó mi mamá en herencia y hasta ahora no se quien lo hizo… falcificaron las firmas y no tengo idea quién hizo el traspaso

Hola Leda. Gracias por ver el video. Si, puedes comprar el documento y ahi te aparece copia exacta de la escritura con la que hacen el traspaso con el nombre del Notario. Esa seria la mejor opcion porque tendrias copia de la escritura.

Hello Roger I did look up my Father's name under Index of Natural Persons with his first and last name. His name came up and there was a box that had numbers under license. When I clicked the box that had a green check under powers another box came up that read Powers of Attorney in which it participates and in that box it read enrollment appointment with numbers, the next box read participate as proxy, then term of term with a date then a box that read the natural legal person with an ID # and then the name of my father's wife. She was a Costa Rican native but he was not. Would he not have been able to purchase the home and therefore not have his name on the deed? They were married but one property that I found was a finca (farm or lot) with only her name reading "soltera" single I cannot find anything on the home they had. They were definitely married and may have been married in Costa Rica since I have been unable to locate any marraige certificate here in the U.S. Are you able to tell me how I can search records in Costa Rica regardig marraige certificates?

You might not be on the property Bienes Inmuebles section. What you are describing is the legal representation section for company directors or powers of Attorney. If you need a case specific assistance then send me an email via the contact form and we can review your requirements.

Can you see previous owners of properties in Costa Rica? I would like to search for the sale and property transfer

The only way to see past owners would be to purchase the microfilm of the previous sales and then read each deed which will have all the information about the parties to the transaction.

I’m trying to find out the owner of a corporation on the national registry site. I have the corporation name and number. I can look up by those and I do find it, but nothing tells me who is the owner of the corporation. Is there any way to do that?

You have to purchase a certification literal and that will tell you who the company officers are for the company. It will not list who the shareholders of the company are since that information is not currently public.

@@CostaRicaLaw I went to the ATV hacienda site and entered the corporation number, and it shows the names under “Representantes Legales”. In my case, it showed the incorrect name which is strange.

@@JamieEyre The Tax Department pulls all the company representative data from the National Registry recording office and that is the information they will reflect in their tax database. So the first thing is pull a personeria from the National Registry (certificate of company standing) and if that does not match the Tax information you will have contact the Tax department to have them correct or update the information.

WOW - THIS IS SO VERY IMPORTANT ! Americans are under the impression that US law applies in Costa Rica ! WRONG ! Like most Latin nations, CR laws are based on old Spanish colonial law. This means there are MANY differences between them and US law, which is based on English common law. GET A GOOD LAWYER before you buy in CR, or apply for residency !
