@@LiGhTfOoT_ so far I've made almost 100 offers in 20 days, the most important things I've learned is that 50% of agents don't pick up the phone, 90% don't call you back, and only half of those conversations are worth putting a real offer into. So it does take quite a bit of volume and time

Curb Appeal! 👍So true, Jerry ...There are houses I've passed on buying, even though the inside was not too bad, only because the outside looked horrendous 😱 You just know right away that even though it's honestly a pretty "light rehab", no one is going to even want to see the inside of the house because the outside looks it's being haunted by people who never showered.

So you blast their deals Mon-Wed and don’t allow anyone to walk it until Sunday. Then do a showing with a handful of buyers all at the same time. That’s a great strategy. With that would you try to get the tenant or owner out of the house while this is going on? And who would you have there to handle the buyers and the showing? Since Rob talked about being completely hands off and not going to properties himself

So we are 15 minutes in to vid 6, and we are talking about the clean out, pics etc..How are you doing all that and getting it sold in 3 -4 days maybe a week..what all are you doing before pics, any paint, any work at all..how long are we talking about to sell now..I was under the impression we need to be out with in a week, closed collecting a check.

I am not clear on the videos and pics,,is this for flippers after the house is rehabbed and ready to sell? That would make perfect sense, however if its after you get a contract for assignment then you put it up for sale to your buyers, its dirty, not rehabbed, not painted, etc. how do pics make a difference there? How are we doing all these different things like, open houses etc..when we are all operating remotely, I feel like we are just saying a lot of things that sound good but are not practical. If we pay someone to do all this how do we profit.. I am asking all these questions so that we can be educated on it..thank you for all your knowledge and expertise..

I'm curious what your thoughts are on wholesalers paying for a property inspector to create a scope of work for the contractors before marketing the deal...or do you leave that expense to the cash buyers?

what do you do if the seller lives in the house, how do you go about doing the open house and what do i tell them that other people will go see it if i am the one who is buying it.
