Florida doesn’t require a “double dip” strategy. If there’s no buyers agent involved then the seller gets the full commission in the real estate contract, which is typically 5 or 6%.

Hey so when your filling out the agents state approved contract that they send you do you include your info as the buyer including name, address, number, and initials ? Or would I have my buyer fill that in?

Awesome video Jerry. I had a question: if the agent does want to do dual agency / the double dip, is it better to ask them to refer you to a buyer's agent or to submit the offer yourself and tell them they can either have the commission or give it back to the seller? Thanks!

Question: I am just getting started in a market in New York State and have run into something called "delayed negotiations" several times already on agent listings. They are telling me they literally cannot accept offers until a certain date and time. Can you tell me more about this, Jerry?

I purchased your flipster pro to have access to your pof an the agents are saying that there not a true proof of funds I’ve had my first deal under contract Friday and the agent put a contingency of 80 hours to show pof because your pof they said we’re not legit an we found a buyer in 3 hours got them under contract was going to make 5k but the agent waited us out on the 80 hours an our contract canceled is there any way to fix this?

Awesome video Jerry! 2 Questions 1.Are all the offers you make on market all distressed? I’m finding it difficult to find 5 distressed properties on market to make offers on a day in the 2 markets I am in. But properties at retail price with no repairs needed of course are no issue to find but then I can’t justify a low cash offer. 2. Do I need to be in way more markets to meet this 5 offers a day goal?

Jerry is there a way to get in touch? I have a property in Brighton I was wondering if you could check it out. I'm pretty confident it's a good deal. It's a huge project, but has the chance to take home $100k+. It's just the buyer pool in Michigan to put up $250k is small. All my buyers want Flint properties for some reason. Appreciate it!

1) How do you get a walkthrough without an inspection period though (physically let into the property)? 2) As a beginner, how do you get reps in with analyzing a deal in a hot market to speed things up? Oh man on market in florida is no joke. Ive had at least 3 deals where i wouldve made 15k plus but got beat out because either the agent didnt move fast enough or another flipper had much more aggressive terms. It happens but you gotta keep pushing.
