Does this house have humidity, fresh air and make up air control? I own a business in Asheville retrofitting homes where builders built tight without knowing how well they did. Most don’t realize the houses needed humidity, fresh air and makeup air control.

For us builders that build tight houses, I'd love a video on the ventilation design/equipment for exchanging the air in such a tight house. And the decisions behind the design/equipment.

@AlAmantea

The passive house standard is 0.6 ACH 50 for reference. If your standard method of construction (with a few minor changes) can reach an ACH50 of 1.0, you are doing very well at sealing your home. Make sure you are using an active air exchange system so you can control the exchange of air inside the home!

My area generally is “good” when you get around 1.5-2. I basically built my own house after framing/dry in and it was my first one ever. I got a 1.7 and I was actually really happy with that.
@efenili
@efenili 2 ай бұрын
If you are at 1 with no air exchange is it a bad thing? I'd imagine you could just open some windows but I guess they defeats the whole.purpose of a sealed house.
@locke3141
@locke3141 2 ай бұрын
@@efenili basically if you live in an enclosed space with no air movement at all, the air can get stale, and indoor air quality can suffer. You need ventilation of some kind. For the safety and health, I like the air recovery system, it uses heated/cooled air and preheats/cools air (depending on season) to put in fresh, semi conditioned air at all times while also allowing for some balance of humidity. Windows alone don’t give a heck of a lot of humidity control, so just having that extra system to help really does go a long way with occupant comfort as well. Indoor air quality is becoming an increasingly prevalent concern. In my area in northern mn, it’s generally not a problem, but those months last year when Canadian wildfires were raging, we couldn’t be outside more than a few minutes without feeling sick, and the air recovery system really proved its worth. Wouldn’t ever live in a house without one.

@@ramellesmith1520 😀 on some of their housebuilds Eric made an interview with the owner after the build. I like to hear much of the details about the design idea, the area where its build, was it easy to get the piece of land, is the house placed in a special direction(South, north…) and more. You should look into motorcycle jacks for stuff like that sink. Ones specifically made for cruiser style bikes. They have a nice flat jacking surface and wheels that can accommodate a lot of weight. My husband and I had one and have used it for lifting and moving a number of awkward heavy things around. The one we have would likely fit underneath the bathroom cabinet you had there

the only bad thing with tight house is you really do want some sort of passive vent scheme as well as an active one - avoid voc and use pos pressure hepa plus a heat exchanger with a heat pump too preferably - the heat exchangers can be 90% efficient so you can get best of all possible worlds - great you did the pressure test but you need to do followup and design hvac right to complete the process

Pro tip: Order your door jamb sizes anywhere from a 1/16 to 1/8 wider than the wall thickness and it will make trim installation much easier. And make sure they have a 2 degree bevel on them so that the back edge of the jamb isn't impeding your trim from sitting flush on the wall.

So: it’s most likely not going to be an issue to have that vanity sitting on the floating floor. But, if you did want to ensure you would not have buckling or gapping because of it, you would Glue the floor down underneath the area where the vanity would sit and 2 feet out from it on either side, and then begin your floating floor from there, you would use silicone on the locking mechanism where the glue down an ls floating meets to allow for movement.
