On the main floor I would switch the idea of the playroom and the formal dinning room I would use the space with the carpet and ceiling fan as the girls main floor play space Then use the Red Room as your formal dinning room. As you said it won’t be used as much. So you can just close the doors and keep it clean. Also by putting the playroom closer to the kitchen will make it easier to supervise the girls well your cooking. I would also turn the smallest room on the 2nd level as your office

Haha I was just about to come and comment this! Staining that carpet would be inevitable and having carpet to play on is much more comfortable!

Totally agree with what you said! If second dining area, the red room would be better and the open space would be perfect for girls in my opinion :) also feel like the smallest bedroom would be the best office as the bigger bedroom could be used for sorting a bit “bigger” 😅 but I am sure there is a reason why Carissa wants it the way she said 🤷🏼‍♀️☺️

I was thinking why not put the girls in the bigger bedroom so they have room to grow and then I would move them into the two bedrooms on the other side once they were older🤷🏻‍♀️

Since they have an “extra” bedroom why don’t they let the girls have their own room sorry I’m a new subscriber so If she mentioned that but that’s my question

It is beautiful!! Much to do to make it your own, but still move-in ready. Question...since the girls still share a room, why not put them in that huge extra bedroom? You have room to build out a walk in closet for them. Just a suggestion...

If that little nub wall between the dining and living area isn't load bearing perhaps consider knocking it down to open the entire space?

This house is so great! Im so excited to see what you do to it ❤️ The only thing I would recommend is switching the girls play room and the dining room downstairs. Make the red room the dining room and the smaller, open carpeted room the playroom so that you can easily watch the girls while you cook! Plus carpeting will be nicer for them to play on. And maybe make the smallest upstairs room your office? ☺️

That switch in the “office” controls an outlet in there for a lamp or floor light, find which outlet so you can plug a light in there!

Usually the outlets on a switch are also on the wall upside down so you know which one it controls :)

So interesting how American homes come with washing machines, dryers, fridges and microwaves. Here in Australia the only thing that comes with house is stove/oven. Enjoy your new home and make fun, loving memories there.

I would think that you would do the formal dining room as the playroom because it is carpeted and you can see them from the kitchen. Just a thought.

I can’t wait to see what you guys do with your new home! ❤️ Only drawback with having a playroom out in the open, is always having to keep it clean. Especially when it’s the first thing you see when walking into your home.

That light switch in the girl’s playroom probably turns one of the outlets on and off so you can plug a lamp in and turn it on and off with the switch.

It is so perfect for you guys!! Great combo of move-in ready with still plenty of cosmetic updates to do to make it your own! Looove the hardwoods on the first floor and I like the color of the wood railing better in the basement vs. what they did to it in the main entrance. So happy you have a space in which your family and channel can grow!

Yeah! I'm so happy for you! As you makeover each room, I will follow after you! I moved into a new house last year and I did something little bit but couldn't really do the makeover. I had no idea what to do with the rooms and your house looks very similar with my house! Now I have a very good example that I can follow and modify!!
