In today’s video, like in most videos on Chat With Tisa, I’ll be sharing what it was like to do things without an agent. The sellers had an agent but they chose not to use their property agent, I didn’t have an agent of my own so we basically processed the whole property purchase with no agents involved. The sellers were quite an elderly couple and knew very little about the process, I’m still a new property purchaser even though this was the second one, during the first property purchase I didn’t have to really think much about the process because there was an agent to handle most of things that needed to be handled, so here are a few pointers if you ever find yourself in this situation.

Thanks once again for a very informative and educational video🌻🌻 Key take aways: 1. You are 100% Tsonga and proud of it. Thank you for that, most of our people don’t take pride in being Tsonga which is sad 😢 2. ALWAYS negotiate and be patient while doing it. Your ego might get bruised in the process but the reward is big. 3. Do REALLY consider private sellers, cutting out the agents mean cutting out their commission from the seller’s price thereby giving u more power to to negotiate a better price. Additions: 1. If you don’t have a Tsonga mother 😂😂😂, or anyone knowledgeable on house market trends, you can hire an independent evaluator to see what the market value for the area and property is. 2.Also consider getting an engineer to assess the property for issues with the ground and foundation. So property management, I have a friend that also in China that’s using a property agent for management, she pays a certain percentage, I’ll talk to her more about her experience, I personally just have super awesome parents that have been really doing all the work. @@chatwithtisa I initially wanted to go w/ a property manager esp since I am here, but kwi emails eish she had no sense of urgency and that is my deal breaker. In the end I deal directly with the tenants (rental/ any repairs etc) and my mom pops in once in a while. I also drafted my own lease agreements, insisted on deposits Cape Town style 😩😅 to safe guard myself and them. Bless our loved ones for being supportive. It means so much🙏🏽🙏🏽🙏🏽

You know what, I used to be so good at a lot of South African languages, and I want my ability back shem, our languages are beautiful. Thank you for reminding me how to say it, it was locked somewhere in my brain 😅 Lol they didn’t give it to us for free, more than any we helped them out a lot and I’ll disclose that bit later in another video. The seller is the ones who must appoint the transferring attorneys. The buyer pay transfer costs. The higher the price of the house the more you pay for transfer and bond costs you pay

I requested to appoint my own attorneys for transfer costs when I bought my first property. Seller had no issues with my request.
