For the TV area add a TV mount that can extend past the opening that way it can hold a variety of sizes of flat screens and they can hide all the cords etc behind.

I started watching your videos this last summer to just get ideas to help on how to budget and spend less on groceries. If you plan on turning it into to an Airbnb you might want to consider keeping the ceiling fans - lots of guests might appreciate you having to as it may be a comfort of home that they’re used to. Also saves you having to buy portable fans!

A lil piece of advice, if you are going to go the route of Air bnb please speak with all the neighbors about it and make sure they are on board with it. My mom had a neighbor that decided to move out but didn't want to sell the house so listed it on Air bnb. It was absolutely miserable for all the neighbors having nonstop different people crashing at the house all the time. They had to deal with people who did wild partying, random sketchy people wandering the neighborhood and trespassing on other peoples properties, animals that ran around out of control. It was a nightmare to have all the random, revolving house guests at this house in the middle of the neighborhood.

The paint colors are deadly!!! There's no method to the madness--just dense blocks of heavy color. My house used to be all linen white, which I hated. Room by room, I've repainted everything with the warm colors I love. Only the kitchen (which I avoid) is a little crazy. Two orange walls, one red, and one chalkboard teal. Mexican style and very cheerful. All the colors go well together. The previous owners of your new place committed a crime against good taste!

Christine, when my husband & I were looking for our first house, one of them really STOOD OUT! It had a living room with purple shag carpet, red walls & I realize these weren't staying, but for art on the red walls, were pictures of nude people!!! Needless to say we were a !little stunned. The layout wasn't what we liked & it didn't have enough bedrooms. But if we bought it, I don't think I could have forgotten the nudes in the living room!!

If you are looking for good deals on furniture, look for estate sales in your area. I got a wine fridge for 35 bucks, seen couches for 100 bucks, etc. It's popular in seasons where garage sales are not possible. Also, call your lowes and home depot to ask when they do additional markdowns. Last year I got two large vanity lights and two pendant lights for 50 bucks total. Original price was over 300 bucks.

I think having some plants above the fireplace would look nice! Also, I’m happy that you were able to reach your goal of buying a rental property. I just wish fewer people in my area would do that. I live in a college town and have been trying to buy my first home for three years, but everything has been skyrocketing in price and is being snapped up with cash purchases, then quickly relisted as rentals with outrageous costs. It’s exhausting.

@@xkacie I guess similar things are happening all across the country because I, too live in a college town with skyrocketing home prices and lots of rentals, but this is Idaho, like Christine. Rentals are just too lucrative for those with the means to purchase them to pass up. By the way, my parents both went to a small college in West Virginia- Davis and Elkins. Ever heard of it? 😊

Don't forget to do the cement slab outside of the main (master) bedroom, it's no fun slepping outside in the mud/grass, especially when you want to sit outside the bedroom and have a nice hot coffee!!

Is it super sad that I’m 53 years old and my favorite part of the new house is the cubby under the stairs? If you're keeping those chair rails, go for a slightly darker grey below, slightly lighter above. It will look like the rails are there on purpose, and give some definition to the space.

Be sure to get bed bug covers for both matress and boxspring. Strangers their luggage and their filth. Get a pest control contract that covers bed bugs. Twin murphy bed that flipd up into a desk may work for the small area.

OMG. When I saw the walls I winced. My brother and sister in law bought a house right before Christmas, the walls and ceilings were a Dijon mustard color, so we spent the week after Christmas painting everything to white (Ceilings) and "mocha light" (Walls, light tan) While everyone was sick too, but we managed no problem. Congrats on your purchase and put those kids to work! (It's a great learning experience!)

My mom had that giant alcove for a tube TV above her fireplace, also at an angle like that and also framed out. She had a contractor remove the framing and simply boarded up over the alcove (I say “simply” - I’m sure materials and know how was involved!). The contractor left a small “cubby” so that she could still put a DVD player, cable box, etc. and she mounted her TV on the wall above the fireplace. It was done in an afternoon, and my mom is frugal so it could not have been super expensive! It looks great and really updates the room.

Use good outdoor furniture inside. It can take just about anything - kids, spills pets, etc. Use colorful throw pillows, etc. I rescued 2 leather wing back chairs from the curb (they had great bones) and covered with outdoor fabric - puts up with our 5 dogs and the humans.

Our first house that we bought about 16 years ago had two bedrooms, one of which had four different very deep colors, one on each wall. Red, navy, teal, and eggplant. It was a small bedroom and made me feel like I was standing inside a dice from a kids' board game! We painted it before we moved in. The same house had peanut butter and strawberry jelly colored walls in the living room. We painted over the peanut butter color and left the red. At least wall colors are somewhat easy to change! The rest of the house looks like it's in decent shape and can wait for upgrades! Congratulations, that's very exciting!

My son has a short term rental make sure your mattresses have bed bug covers ,very important. We have the plastics bags with mattress covers. Always have 2 of everything for bedrooms. Have fun they are a lot of work, but fun. 🥰

Off topic, and you may already know, Misen has a Dutch oven with a grill lid! Plus you get the regular lid too. It’s pricey but not too much for a good Dutch oven.

Haha. I think probably 18 years ago I painted my moms guest bathroom spring green and eggplant. NOT her colors at all but with a cute shower curtain that combo was such a thing then! She liked it more than she thought she would. It does look a little dated now lol. I love how u said what do you like about the house..”was it the purple paint? The yellow paint?..the green paint??” Hahaha

I would put a swing out TV mount above the fireplace, frame the master bath mirror with nice trim & that’ll update that and I’d put a flush-mount ceiling fan in the bedrooms so guests still have the option of a fan. That purple is horrible and the kitchens all good but looks like someone had a hard time deciding on a color…Kilz is amazing stuff though! Best of luck!

Eggplant and avocado. It's like they decided on the theme of "Babaga-NOPE"! As far as changes, I can't help on colours (you don't want me to help there!), but I have a few ideas or suggestions... 1) For the shower heads, for super bonus added points, handheld one! 2) For an AirBNB, swap out some outlets (accessible ones) for those that have USB ports on them. Maybe kitchen, living room, master & bedrooms? 3) Old TV area over the fireplace - Some sort of door or hinged fixture, where you can mount a flatscreen, but also, behind which you can hide all those nasty cords, routers, cable boxes, etc. Maybe have a little shelf exposed under it for game systems, DVD player, etc. Finally, yours and your family's hearts are so big (in the non-medical sense) for helping out a family in need. You folks are good people, and the world needs more people like you!

You're doing what we did. We bought rental properties, one by one, over the years, so that now our kids can afford their own homes at relatively small cost, as the cost of a house when we first bought them was SOOO much cheaper. Cost of housing will always go up. The fact that our kids all have their "own" home, when the rest of their friends are destined to rent well into their 30's in our expensive area, is testament to it being a great strategy. Well done. Also, the avocado and aubergine? Was there ever a better combination? 😂

Before I got my very first apartment I spent months planning out how I wanted to decorate my future space. I collected furniture from garage sales, Big Lots, people gifted me things, and I DIY'd things. Moving day came and I carefully painted my living room red and my kitchen area yellow. However, when I was done I realized that as the rooms flow together it looked like ketchup and mustard so then I spent the next couple of days repainting things a completely different color. 😂 I really liked the purple in the master bedroom of your new house, but I would agree with you that the sconces in all of the other paint colors need to go.

Oh my, the colors remind of when I first purchased my townhome. Previous owner was big into accent walls. The kitchen was like a maroon red and was the first to get painted. The master bedroom and bath both were a golden yellow with an orange accent wall. The two other bedrooms shared a bathroom that was painted light blue and light purple. Why you ask - because one bedroom was painted light purple with a deep, dark purple accent wall and the other bedroom was painted light blue with a navy accent wall. I have pictures because I knew no one would believe me now that my entire house is painted varnished ivory. I like neutral so the color almost kept me from buying the house. Can’t wait to follow along on your journey 😊
