Sounds like she's also using Velocity Banking to keep her HELOC available... Putting all/most of her income into the HELOC which satisfies the monthly payment and frees up the line for other investments. GENIUS

So just to make sure I'm getting this right, gator method is essentially becoming a small time hard money lender. Which means the biggest risk is the investor/wholesaler not performing on the loan meaning you could potentially lose all your money if you get unlucky?

Yes, this is what I see. But the good side is there are people held liable for the amount lended out, so, with their reputation on the line, they have a rather strong obligation to fulfill their return. But indeed, still is probably a high risk-reward situation.

@@PaceMorbyjust curious about this scenario to see how the lender are mirigating this risk..If the money being lent is for EMD and lets say for whatever reason the deal doesn’t go through, EMD is stuck at the title company and won’t be released until the seller signs off , if it is a disgruntled seller who doesn’t want to sign off , how do we get our money back? There is no collateral because the buyer doesn’t own the asset yet

@@ElviraLoans those ways are all not fully risk mitigated. You don't ever want to hold onto property long unless you rent it out or will live in it, and foreclosure or sell will likely result in a lower sale price.

How do you guarantee that the money will be paid back by the borrower if money being lent is for EMD and the deal falls through and money is either stuck in escrow or is sent to the seller for buyer not performing

I called Elvira today. She said some of her deals were successful but some other did not pay back (yet/on time). She did not recommend to get into gator lending.

Pace actually addresses your point at 17:05 in the video by conceding that her results as a beginner Gator are not going to be the common beginners results due to her background. That said, he brings up a very good point right after regarding the private Gator community includes Elvira and other people who DO have this background who are more than happy to split deals with you, which allows you to 1) use their experience/skillset 2) learn from them and 3) make money from the split deal

@@xaedowulf What I mean is, sourcing/originating deals is the hardest part for a beginner. That’s the easier part for those with a pre-established network. And that’s the work everyone must do on their own.
